Property Ratings at Rolling Hills Apartment Homes
NO STARS! So I guess Landlords remove my post last week lol. AGAIN! First day of moving here there was already ROACHES in this apartment. I went to speak with landlords about the things that need to be fix and everything need to turn on lights, stove, hot water and electric but landlords didn’t do their job they’re just lazy and the maintenance never show up every time I complained and it been a months . I can’t use light since I paid because they didn’t fix it right away and I can’t cook either.. They just left us starving and take cold shower. It’s a lot of roaches in here I can’t stand this at all. We getting out of here. They do not cares about what’s going on in ur place and they cares about money. Landlords refused to talk to me and they shut the door in my face they know I was going to keep bothering them bout my apartment that need to be fix. They are rude and neglected! I do not recommend for you all to move in and experience what I been through right now. I’m not letting them get away with this and it gone come after I move out.

Ms. Desaree, it is very disheartening that you are feeling this way about your overall experience with your apartment and our team. As we recall, you moved into the apartment with no issues but when the hurricane came through Orlando it caused an electrical issue lessening the power of certain items in your apartment. We are sure this caused some inconveniences since you couldn't use multiple items at one time which is why we worked as quickly as possible to have the power company and an electrician correct this issue in less than a week. Ideally, that would have been done faster but we were at the mercy of these professionals who were extremely busy from this storm. In addition, we also provided you with the option to move out of your apartment if that was something that you were interested in but you opted to stay. As you are aware, we have weekly treatments for pest control that you are welcome to utilize. Unfortunately, there were no signs of pests in your apartment prior to you moving in. You were advised that cleaning and trash removal in your apartment was necessary to help our team to remedy the pest concern. Our preference is for all units to be pest free to reduce the effects it has on surrounding units, therefore, we gladly welcome requests for pest control service as long as our residents are willing to maintain his/her apartments' cleanliness and work together to accomplish this. Please contact our office to schedule this service and any other item that may still be pending as we are always here to help.
I have been living here for less than a year and things are already falling apart!! When you put in a work order, do not think things will get fixed. Upon moving in they say there will be a dishwasher and garbage disposal those things do not exist. Where the dishwasher should be they boarded it up. The “garbage disposal” sink gets stopped up (it does not work and we do not use it) if water gets in it. My bathroom faucet handle has visible mold in it. The light in my living room was sparking and smoking, had to chase down office workers and maintenance to fix it. Should’ve known the signs then since that was the first day of moving in. That didn’t get fixed until over 3 weeks later. I have small children if we would have turned on the light any longer the whole apartment would’ve caught fire. The “playground” has holes in the slides and is falling apart and next to a huge dumpster. The pool is only accessible 9-5:30 M-F, when the office is open. The office staff is nasty and lazy, the maintenance crew really isn’t better. Please do not think you will be priority. The bath tubs are just painted over with wall paint. The windows are not sealed correctly had to catch a lizard in my home and gorilla tape my windows. The electricity is old and faulty. Told management and they said it is not a priority (you will hear a lot of that). They treat the residents like second class citizens. They try and throw community things (during holidays) but no one shows up because management is NASTY! One good thing is the apartment is spacious but that’s it…. Move in as a last resort like my family did (moved from out of state) I’m currently searching for another apartment.
Ive been a resident here for 2 1/2 years .This is by far the worst place to ever live. The office people are lazy and they think fixing problems for residents is to make it's harder on them to live here. They don't fix nothing right. The water is contaminated. There's gun fights , people fighting , and drugs everywhere... In the building I live in they smoke weed so bad my apartment smells like the smoked it in my living room. Office does nothing to stop it. Their answer is to stop cigarettes from being smoked within 5 feet of the building. Now we get another notice that if cigarettes are found on the ground you get evicted. This place is a joke. My advice is DO NOT LIVE HERE. Nothing gets fixed right. They just remove it. Pool is only open when the office is cause u got to go through there to get to the pool
Please don't waste your time!!!! Trash everywhere. The apartments are old they just paint and patch over things. When I moved in and did my walk through, my window was cracked, the window screens are ripped, there are cracks in the walls of 2 bedroom's, my front door had geicos coming in and out, there were roaches not even 2 weeks of living here , and I never even had a smoke detector which I've been asking for. Aslo my fridge is leaking. I never got a copy of my house n mail box key. I was suggested to make a copy myself as if I haven't spent enough money on this dump. My 7 year old opened her closet door only to have it fall on her. I reported to the office and still haven't had a damb thing fixed . don't waste your money here.
Management sucks. Maintenance sucks even worse. Takes weeks or even a month or so for someone to fix the simplest things. and yet every year rent goes up. I'm out once my lease is up.
We love our apartment, even though it is on the second floor. It is like we get to live in a tree house. Our apartment is very quiet and the entire complex is a quiet haven. The managers are very cooperative and any thing we need , they get right to it for us. We have been here for 8 years and in the complex for 10. Unfortunately I have run out of money before running out of life---no complaints about that---so I don't know how much longer we can stay here. It would be such a blessing to be able to just not worry about moving or from where the next rent payment was coming. We have a lovely view and are close to our Neighborhood Garden. I have two plots and plant two others for friends. The workers are all most courteous and we would just like to be able to stay here.
I have lived in Carrington Lane for 6 months now and I am fairly pleased. The apartments themselves are spacious and well maintained. We have a washer and dryer, dishwasher, stove, microwave and refrigerator. Each unit has a screened in patio. The staff and maintenance crew is very friendly and resolves problems quickly. The only thing holding this place back is the price. It's one of the more pricey apartments in the area, yes its nice but even the office staff things its over priced. I'm also not super impressed with the amount of run the children have, they run wild and it's difficult to get my son to listen when the other children are allowed to run wild. I know this doesn't really have to do with the apartments themselves but if you have children its nice to know what goes on. All in all I enjoy living here!
The apartment that I stay at they wanna change to much rent money, but takes forever to fix things.
First, the a/c only works at night... Someone thought i would be smart to put a/c units on a roof where there is no shade. They have minors or teen security guards; what kinda of sense of security am i suppose to feel. The maintenance guys ive seen on occasions the doing dounuts in there golf cart tearing up grass and lets other residents drive also... I definitely officially dislike these complex. It has very poor management effort...
It's a better place to live now that it's under new management . They've created ways to work with tenants with their rent and even offer special gifts to make sure we are satisfied. The new security measures they have taken has impacted the community as well , the one flaw is all of the trash cans being moved to one area. It's difficult to take the trash out when you live near the front office and have to unnecessarily drive your car to the garbage can when it was recently a few steps outside of your building . Other than that one flaw it's a well organized community .
Thhis place okay in appearance then after two months u relieze they cover avlot of problems an take their sweet time fixing it unless it's collecting rent smh so beware of places like this kids run the apartments period knocking on doors running pulling fire alarms etc so think twice before renting
The apartments are too small and old. I was told could have my directv but wasnt able to. The wiring for cable is too old to have good service. The celing fan lights keep going out. The maintenance people are very timely but i have had to call them at least 2 times a month for one thing or another. The pool is only open from dawn to dusk, no reg hours.
