Property Ratings at Roosevelt Apartments
This is probably the worst apartment building that I’ve lived in. First off, I want to acknowledge that Eduvige (building manager) does all that she can to be accommodating, another thing I want to acknowledge is that this apartment is very cheap (hundreds cheaper than neighboring buildings). I moved into a unit that wasn’t cleaned, and had to hire cleaners myself before I moved in. The building is generally unresponsive, no one answers the phone and there is no other way to get in contact with them unless you catch them in person by chance. The elevator is broken around 40% of the time and the lobby area is always dirty and has an odd smell. The water was off for two entire days in the winter, but the final straw was the mice that I found running through my unit. I ended up paying the lease breaking fee after just 6 months. Proceed with caution, I tried to save some money choosing housing and it came back to bite me. They need new management

the property management does not care about the tenants. The elevator breaks at least once a month and they never care to truly fix it for the long term. Roaches and mice run wild. Only 1 maintenance person for a gigantic building so he’s always stretched thin trying to fix issues. Poor communication with tenants. Would inform anyone thinking of living here to reconsider.

I visited this place, it's not at all worth living. The property and management are horrible. Definitely A BIG NO, I will not at all recommend anyone .

This property is unfortunately in awful condition. The elevator has been broken for 2 years, mailbox doors missing (so most things get stolen), homeless people roaming the hallways, and hot water broke for a week. The ownership should really not be allowed to rent to new tenants until these issues are addressed. Please avoid at all costs.
The management here is terrible. They don't respond to emails or maitenance requests, there's a high turnover of property managers (every few months), and they don't communicate important events (like the hot water being shut off for a week). I had a mouse problem for several months before it was addressed despite numerous emails, the elevator frequently doesn't work, the key fob system to get into the building often doesn't work, and I've had packages lost or stolen from the lobby with no response from management when I asked them to check the security cameras multiple times. The entire building just lost hot water for a week when the temperature outside was in the teens, and management did not communicate with us during this time. The only good thing about this building is the location, but it's not worth the terrible living experience.

We are regretful to hear that you are not happy at Canterbury Court. Our team works hard to provide our valued residents with the best service possible. We understand that the recent hot water shutoff while the hot water tanks were being replaced was a real challenge. Our management team made sure to notify all residents and keep them updated on progress throughout the repairs. There is 1 elevator that currently needs repairs but there is another one still working, in addition to 2 brand new elevators which will be installed very soon for the convenience of our residents. While the key fob system was not working for a short time, it was disabled until the system could be reset and all was back up working normally. Our property manager was out sick for a couple days so communication during that time may have been more of a challenge. She is back on-site from 9-5 to assist with any concerns you may have. Easily the worst apartment I've lived in. Extremely hot in the summer, extremely cold in the winter, mouse problems, often see American cockroaches, loss of hot water for days, elevators that stop functioning daily, and staff that does not respond to routine and emergency maintenance requests.

The heating and cooling system needs upgrading, the apartment is generally clean but the trash area stinks and smells awful, the elevators sometimes don't function, residents are mostly students or working youths. The rent is fair, the apartment isn't as luxurious as it appears to be online, the apartment is extremely small so that's something to consider, and I'd advice visiting to the apartment for a tour before signing the lease. The noise level is typical of a city.
This apartment complex is a gem in the city of Philly. Great price/location and I would live here again if given the opportunity to work in Philly. Truly top notch staff.

This is a beautiful property. It is clean and updated. My unit is spacious and the management is excellent.

This building is very well situated. Walking distance to dining, septa train, shops. Facilities went beyond expected. Mail locker, laundry locker, gym, smart main lock and and a very well decorated lobby. My work experience in Philadelphia was excellent and my stayed at the Roosevelt apartments definitely was my best choice!
