Property Ratings at Roosevelt Square
I am a resident of four years with Roosevelt Square and unfortunately I do not recommend this complex. The location is unbeatable, great amenities and amazing local businesses at your doorstep. However, the leasing office’s current staff is ill-equipped to handle any issues that arise and do not communicate with tenants on a professional level. Parking here is an absolute nightmare. The leasing office has a toxic partnership with a towing company named “AZ All City Towing” and it tows its own residents at the expense of their residents. Neither company takes responsibility and the fees are astronomical to say the least, let alone a waste of time. For the price we, as tenants, are charged monthly, the least we could be provided with is a secure parking area. And quite frankly, the leasing office could strive if it bothered to offer their residents a standard level of customer service and effective problem solving solutions.
Shockingly unprofessional leasing staff. Did a virtual tour - was told we needed to immediately apply with an immediate move in date to even be considered. Then took days of back and forth calling to even get our application processed. Finally received an approval letter by email, only to be told the next we were denied by phone (and get a different letter later the second evening). Their Cox setup person wouldn’t stop calling to see when we wanted to start services. When I called the leasing agent, JT, to ask questions about the conflicting information - he was hostile, judgmental and straight up refused to put me in touch with the manager who made the decision change. The whole process was sketchy and felt so discriminatory. We only considered this place because of a current tenant referral and now will make sure to make it widely known how we were treated.
Mechelle from the office is so nice, but they are in the business of making money and you get nickled and dimed for everything. The property was good overall but quite dirty in shared hallways/outdoor space. Appliances are extremely old. Pool is freezing cold water year round. If they just didn’t recirculate the water during the day it would get to a manageable temp from the AZ heat, but it’s seriously so frigid I couldn’t ever handle going in. When covid hit, they offered zero flexibility and I had to continue paying rent there for 3.5 months after moving out.
I’ve lived in this complex for going on three years now. The community is beautiful and feels like home. I was looking for apartments with character that didn’t feel too overly nice. The property is well maintained and staff is extremely friendly. The leasing office staff is all incredibly helpful and friendly. They’ve personally taken care of every issue promptly. I didn’t give the community 5 stars because they really do charge a lot for everything, but this information really isn’t hidden. I plan on staying in these apartments for a long time!
At first glance it’s the perfect community. However after staying here, the leasing office misinform and hoodwinks those who move in their units. For example, utilities bills are part of rent and in our resident login you can see the breakdown of what the bills are. What they don’t tell you is “conservice” a third party is another site you have to pay for! So wait you mean to tell me I can see how much my water bill is on my resident login for free, but have to pay an extra fee to have another site tell me the same information? Crazy.. also, upon move in they give you a paper that gives you designated times and days for trash pick up.. yet the trash man may no come during those times. Why advertise a time if it’s not true?
Currently live here. I was very fond of the previous management, but now you have to jump through hoops and ridiculous fees to live here under the new management. Complaints are not taken seriously, which is disheartening coming from someone who follows all parts of the lease agreement. Walls are very thin, and parking is a nightmare. I will not be living here when my lease is up, and neither should you. Don’t be fooled by how “nice” it looks on the outside. They only care about making money.
I'd only recommend living at Roosevelt Square if you like being overcharged and underwhelmed. I'll start with move in costs. Admin fee. Application fee. Pet fee. Pet deposit. Regular deposit. Apartment insurance. If you like paying animal rent, trash service, water, sewer, exterminating and billing fees on top of electricity and cable, than this place is for you! I had a problem with the online bill pay service 5 months in a row where it would tell me my balance was $0 but I'd get an email from management saying if I didn't pay my remaining balance of cents on the dollar, I'd incur a $50 late fee. Don't even get me started with move-out costs! I cleaned my apartment top to bottom and was still charged over five hundred in cleaning fees. Don't get caught without your "valet trash receptacle" because that thing will run you $50, are you kidding me?? Sure the location is great, the quality is just sub-par enough to convince you it's a good apartment, and you might feel fancy knowing you can park your car in an over crowded parking garage. Let me burst your bubble: if you're going to pay this much rent for a two bedroom downtown, save your patience, find a cute little privately owned house in Encanto or man, at least move in to one of the new developments and enjoy some brand new kitchen appliances and a bath tub that isn't stained with someone else's foot prints.
The location is amazing - but with the building boom, there are so many nicer, newer, and more reasonable places to live in the area. This place is way overpriced, especially considering that the amenities promised are rarely even accessible (gates failing to open, doors locking you in the fitness center (yes - how does that even happen??), pool not maintained). The staff seem unknowledgeable and very unhelpful. When you bring something to their attention about the property that needs maintenance, the answer is usually, "that's provided as a courtesy," as if to say "that's not our problem." They treat the residents as commodities, and not people. There is no sense of community as they don't do any events for the residents, nor do they even bother trying to get to know the people occupying their units. Save yourself the headache of dealing with incompetent staff, and disappointment with broken promises, and find one of the many other locations nearby.
PROS: • The location cannot be beat. The place sits between a gorgeous little park and the edge of the arts district. Everywhere you look there's incredible food and interesting events just a short walk away. CONS: Everything else • The property is poorly maintained, despite first glances. The entry gates are constantly broken - either permanently locked with a malfunctioning fob detector, or permanently wide open. The parking garage gates are the same story. Several times I found myself either locked in or out, with no clue how to get through. I advise you to get to know your neighbors so you can call them in these situations and have them let you in. This will happen a lot. • Management is AWFUL. Every day you will receive a poorly spelled, poorly written update on some kind of emergency event (water shut off, gates not working, fire doors malfunctioning). • Maintenance is a toss up. The staff themselves are great and very knowledgeable and friendly. But it may take anywhere from a few hours to a few days for them to show up. I had a malfunctioning smoke alarm attached to a vaulted ceiling going off for 5 days before management sent someone. This was after sending multiple service requests and pleading with office staff to take it seriously. Maintenance staff will also show up unannounced, so beware of wearing headphones or taking showers during the day because more than once I was surprised when I found a stranger hunched over in my living room. • From 2014-2016 our water was shut off 45 times for "emergency repairs". In February of 2016 alone it was shut off 7 times. • Bike theft is rampant. If you have a bike, do not leave it locked up in the stairwells. • Although the parking garages have security cameras at the entrances, they are non-functioning. I discovered this after my husband's car was backed in to and we asked if we could review the footage. There was no footage. • There are two enormous dumpsters in Building C's garage labeled RECYCLE and CARDBOARD ONLY. Turns out they are neither and everything in them is picked up by the regular garbage collector. The only true recycle container is in Building A's garage. • The first floor hallways are prone to flooding so steer clear of the bottom floor.
I applied here and really wanted an apartment here. I eventually figured out after I paid the application fee that the people that answer the phones are an answering service and can only schedule appointments for you to go see an apartment, and after that, they can't help you with anything. Once I paid the application fee, they never contacted me and I was unable to get a hold of anyone. After calling multiple times and leaving multiple messages and also sending emails, two weeks went by and I heard nothing. At this point I had already visited the office 2 or 3 times just to apply and could not take any more time off of work to visit the office during office hours. I had reached the time where I desperately needed to find a place to live so I ended up applying at a different apartment complex. I sent an email and also called trying to notify Roosevelt to stop my application. A few days went by (so we are past 2 weeks at this point) and they finally call me to let me know congrats! My application was approved! I let them know they took way too long, my new apartment complex was able to get my application approved in less than 24 hrs, I had already emailed saying no thanks, and I want my money back. They were full of excuses, the manager was out of the office and they would get back to me, but I was entitled to at least half of my application fee back. I never saw any of it back. DO NOT APPLY HERE!
Even though you have to pay for every utility, trash, water, electricity, pest control, ect, they still find a way to charge you a utility fee. When looking over your monthly bill it just reeks of over charging and pocketing money from this leasing company. I would not recommend even moving in because your going to have to move the next time your lease is up as they raise the rent every time :(
I'm really liking this apartment so far. Only been living here for a couple months. Management is nice and our unit is really spacious. We've had issues with our air conditioner though that still aren't consistently resolved. Also, our utilities are kind of high but I think that's just a Phoenix-in-the-summer thing as it's toasty all the time. Mostly great though and the location is really convenient with the lightrail.
Roosevelt Square is by far the best apartment complex I have lived in. Great location, courtyards, grills-both gas and charcoal, large resort style pool, highly functional fitness area, great neighbors, and a very friendly staff! They offer a residents portal where we can all keep in touch with each other about what is going on in our community and if we have any issues they are always quick to respond! We had a slight issue with our air and had a maintenance worker here within 10 minutes. Not only is the staff great but the location is the best too! I can walk a half a mile north to work and a half of a mile south to school! The light rail is also steps away if I am in a hurry. There is a great friendly restaurant at the end of the street and a fair trade cafe right next to that! Grocery stores are about a mile away and there is also a farmers market right across the street. I can't think of anything this complex doesn't have to offer. Did I mention rooftop patio?? What?! How cool right? Oh also, in arts district so it is in the core of Phoenix culture! First Fridays are right at our doorsteps! I just cannot stop thinking of things Roosevelt Square has to offer. They have definitely made moving across the country to Phoenix a wonderful experience!! 10/10 would recommend.
I love so many features of my apartment living. I enjoy a cosmopolitan neighborhood. I am within less than one mile walking distance from several museums, the central library for the county, numerous coffee shops, small privately managed restaurants, a lovely park right outside the door used for concerts and major Phoenix events, Japanese Gardens, houses of worship, a great Jazz club, numerous art galleries, symphony hall, the opera, venues for shows and plays and of course "First Friday". The first Friday of every month Roosevelt St. is closed to traffic and features unique restaurants, retail, galleries, music venues etc., to the general public. If you are an artist there is a robust community of like-minded people. Arizona State University's downtown campus seamlessly provides enriching opportunities for all ages. The light-rail transportation system is 1/2 block away, as is a reliable bus system. If you are a dog walker the community provides numerous clean-up stations along the perimeter of the complex, with well tended grass, trees and park benches. One block away is a clean,relaxing dog park with separate, fenced areas for both small and large dogs. When I park my car inside the attached parking garage, steps from my apartment, I look forward to entering a large, quiet home, with ample windows overlooking the city park and Japanese gardens. A service picks up the garbage and recycling that I leave in a container outside my door. Service requests are promptly addressed. Common areas are well tended, with comfortable seating, an outdoor kitchen, and water features which add to the sense of solitude and comfort. There is a large pool in one of three buildings, in addition to a well appointed gym. A rooftop area with comfortable sofas, chairs and tables is the perfect place to view the expanding downtown, mountains and sunsets. Many individuals think of apartment living as a transitional arrangement. My home provides the best the city has to offer, at an affordable price, with the amenities most homebuyers don't have. Why would I live anywhere else?
You pay the price for the location, and the location only. Roosevelt Square is located on Roosevelt Row, which is a great location for downtowners. However, the living experience feels nothing like I'd imagined. The appliances and apartment features are way outdated for the price. The buildings are so old, I can constantly hear my neighbors tv and dog. There are plenty other apartments in the area around the same price range with a newer look and feel that are worth the price.
This apartment and complex are not perfect. Nothing is. It has some dings but, all in all, it's perfect! The location is very near downtown Phoenix, Arizona, right across the street from a light rail station, a block from the main Phoenix library as well as the Phoenix Art Museum, the Heard Museum and Phoenix Opera house. Security is superb and no one can come knocking on your door. The staff is very helpful and even came to my spouse's memorial service when he died from a short illness. It feels like family here but at the same time they are very professional. This complex is located in a green area and you forget you are living in the desert! And, of course, we have First Fridays wherein all the boutiques and art galleries put on a show throughout Roosevelt Row, a historic part of Phoenix. Live music and food galore! What a great place!!
