Hugging the Congaree River and stretching east, Columbia is a sprawling city with a history dating back to colonial times. I honestly love the amenities at the Rowan my biggest issue is the security gates but overall they’ve been amenable to almost all suggestions and requests.
been here three years. Lots of bug problems, slow responses, network outage issues (the latest one just before finals.), and shuttle issues. The first year it was total failure in management, the second with safety given all the shootings that happened, and now the third just being completely slow response. this is very much you get what you pay for situation. two stars because the new bus driver actually knows how to run the routes on time. it was so prevalently bad my sophomore and junior years that I had to start drafting excuses to my professors about how bad the bus drivers were at, ditching me in a certain spot, or else I might have failed courses. I probably would not have chosen to live here if I were to do it again, but the hassle of moving in and out multiple apartments Wasn’t worth it.
The experience overall is good. My only problems are the amount of it takes for maintenance requests to be completed the office hours seem to always change.
Very well kept, mostly quiet, and i feel safe. Enough room for everything. I need my back pouch cleaned but other than that., pretty good living

Staff and management team are friendly and nice. Very professional. And the property is well secured by armed security and have high strictness meaning not allowing anybody to enter as long as a guest of some sort of each resident and not allowing any big gatherings like heavy partying and drinking. But a very peaceful quiet apartment community as it should be for students and any kind of disabilities( disabled residents)that are limited and sensitive to loudness and any interruptions like nonesence behavior that is not allowed an the apartment community for student housing. The environment depends on the management company. I’ve lived here 2 yrs and I’ve seen 5 different property managers. Depending on what side your on matters as well. Stay on top of service request they will say they are complete with no actual work done

The houses are super good. Spacious but the maintenance is never up to date. For example when I moved in to my house, out if two windows blind in my room , one was broken and the other one wasn’t there at all it was just lying on floor down there and it’s been almost 2 months now but the maintenance hasn’t showed up to fix it yet. The washer was broken when I moved in and also the dining table was missing but they fixed the washer and put in the dining table now but after a month of me putting the maintenance request in for. Other than that there were two shootings at the Rowan, fortunately me and my friends never came across it but safety wise it’s very sad but manageable.

There is a lot of noise from vehicles coming from the garden to the room in the evening. It has been more than a week since I sent a request to technical support. Still no attention. There is a strong smell of marijuana in the garden.

my resident experience so far is okay. the staff at the leasing office are super nice and friendly. the only thing is that there are so many maintenance issues that need to be done, which i know maintenance can only do so much at a time, but it’s kind of aggravating when you need something done and they take forever to come out.

I wish this place had a zero-rating available. "New management" does not care about getting anything fixed. They are no better than the last 4 "new management" teams. You will be charged for utilities, even if they tell you they are included. READ your entire lease. The fees on your bill are crazy and they can get away with charging you with anything they want. Nothing works properly but don't waste your time with putting in a work order. it won't get fixed. It's been the worse, unsafe 2 years of my daughter's life.

Multiple shootings in the span of one school year, a dead body found, and constant crime. There had to be a curfew installed for residents…lost privileges to have guests. I would not live here. Not safe. But other than that we had no issues with our apartment. Spacious rooms. Management has been working on ways to make it a safer complex and reduce crime.

Apartments are dirty, management is dishonest and incompetent, and there’s an incredibly inconveniencing security policy where we’re are treated like children. This is a miserable place to live if you ever want peace of mind and to be happy. Can’t wait till my lease is up.

This is hands-down the worst place I have ever lived. Had to move out of my first apartment because they put me in with a literal drug dealer. Asked to be put in a non smoking apartment after that and was put in with two smokers (both weed and cigarettes). Other reasons: 1. Expect to call the office 4-5 times just to get someone to pick up the phone and be told you need a manager. There are never any available and they never call you back when they say they will. 2. Obnoxiously loud cars are everywhere. They fly down the main road at 40+ with a speed limit of 10, rev engines, meet up and race around at all hours of the night. 3. Honestly just dangerous. Gunshots are somewhat common to hear, police and gun threats have happened a couple times, and all manner of people congregate here. 4. The place is a dump. My apartment has at least 4 layers of paint on everything. There is overspray on carpets, floors, doorknobs, the outlets and light switches are painted over, and the thermostat has so much over spray you can barely read the screen. 5. NEVER randomly match with roommates. They basically take your preference sheet, throw it out the window, and put you with the dirtiest most inconsiderate people they can find. I could go on for days. If you cant afford anything else it will do, otherwise if you care for your mental health and want to live somewhere worthwhile, stay away from here and every other apartment on Bluff Road.

Most of the units are in nonlivable condition..everything is filthy..carpet, windows were broken, toilet as well..entire community is infested with rats and cockroaches..

Lived here for two years, in that time my car was broken into along with multiple apartments. You can hear gun shots and I have even seen a former resident shoot up an apartment after being evicted. The location and amenities(when working) are great for a student. However the infrastructure of the complex is not the safest. There are multiple holes in the fencing around the property that allows homeless people and criminals being chased to cut through and hide from police. The main gates are never closed and often times there are large parties that create even more problems by bringing unwelcome guests to the property. Live PD visits here frequently and I have the police reports to prove it.
There was some confusion with my room and my move in date but Phillip made sure to take care of everything I needed to make move in as easy as possible. The rest of the staff is great. The maintenance crew was very careful with my belongings when they were fixing some last minute things after I moved in. Great value and great place to live
I’ve been here about a year now. It’s been a little rocky at first, but things are certainly better now. They have some pretty good deals and you get a lot for space for the rent. See Jennifer in the front office, she’s a great help!!

This is a cost effective place to live with all the amenities needed for life in Columbia. But by far the best feature of this place is Jennifer, an extremely kind office employee who will go above and beyond to make sure any needs are met, and problems are solved not only quickly but in a quality manner. Every time I visit the office I make sure she is working so that i can stop by and talk for a few. I am extremely thankful for her help. Michael M
The staff at the The Southern have done a great job! Mrs. Jennifer gave me a tour of the property and answered all my questions in detail. She also allowed me to tour my apartment before moving in and I really appreciated that. The rooms have a lot more space than some other student housing options. Also there is a fixed rate for utilities which I like. If you're looking for student housing check out The Southern.
I've been here for about a year now, and I've grown to love my new home! The office takes excellent care of me- Jennifer is my girl! I also have a puppy, and he loves to go on walks around the complex. Plus, it's a decent distance from campus; if you don't have a car, they have a shuttle bus and a city bus stop for transportation options. Stop by and check it out!
Great affordable place to live if you’re in college. The staff is always helpful and the pool/24 hr gym is a major plus.
I moved in July 2017 and the first month was a little unorganized. However, since living here they have gotten knew management which is a MILLION times better. Not only do they know what they are doing but they are also super nice and helpful! I’ve lived in a lot of places in the area and this is definitely the best deal I’ve gotten. The apartment is huge and laid out well. No bug problems. Cheap rent! Would recommend.

Been here since August and it takes forever for someone to return your call or to even fix things. Yes they say you get what you pay for, but this is ridiculous! Yes I’m a college student but I would like to live comfortably in my apartment instead of having to clean up on my first day there! Or even having to worry about my microwave breaking or my clothes not drying properly. I wouldn’t recommend here to anyone who wants to live comfortably.
