Roots at Waco

The 3 years I have resided at the most beautiful apartment community have been the best for my family. It is a great location, and has great amenities. My young family enjoyed the gym with state of the art work out screens, the awesome pool used in the summer with no issues. We loved that the roots had assigned 100% security 24hrs and specially asking folks at the pool for legitimate residency. Thank you all for the great services provided and attention when needed.

This place has everything I’ve been looking for and it’s super affordable! The pool is so big & nice & the outdoor kitchen is amazing! I love waking up & going to the gym! Best place ever!

I’ve had a great experience living at the roots! I’ve been here for a few years, and besides wishing that the walls were more soundproof, I’ve had little to no issues!

Staff is nice and helpful. Apartments are clean and safe and everything is updated. I love it here! Also love that they host community events!

It's a really cool place and everyone is friendly I would recommend any of my friends to live here. I met a lot of our neighbors and made a few new friends while doing so.

The complex is nice and staff are generally easy to work with when incidents/issues arise. Only issue I’ve had are complaints specific to other residents and having little to do with the employees or complex.

This has been a great place to live. The office staff are all So helpful as well as the maintenance crew. . Quiet and clean apartment community. I definitely recommend this place to others.

Our apartment looks like a Resort apartment, my wife always remembers our trips to Hawaii rentals there, which are very similar. We are really enjoying our stay here with you.

This has been a great place to live. The apartment community is clean. The apartments are updated and are comfortable to live in. The staff is also great! I have lived here since 2018, that speaks for itself!

I have lived here for almost 6 years and I love it here Stephanie is always so nice and helpful and the apt grounds is kept clean. The maintenance guy is young but he is very good and always helpful and here fast to fix what is wrong.

The apartments are wonderful. The layout works out splendidly and the pool is fantastic. Also, the management team is eager to help with just about anything.

I’ve lived at the Roots for 4 years now and whenever I put in a work order it gets fixed quickly and efficiently

Everything has been amazing, repairs are handled in a timely manner, and the staff has gone as far as letting us stay in a show unit due to our A/C going out. It’s a gated community with beautiful scenery. My only complaint is that the gates are left open quite often.

Very nice! Love the pool, the dog washer, and the dog park. The location is good for where I work at. It is also near H-E-B and Walmart. Every staff is super friendly and helpful.

The apartment is nice and clean, the location is convenient and it seems safe. We visited 8 other apartments and the experience Stephanie provided really stood out. She was able to answer all of our questions and give us peace of mind moving in our daughter to her first apartment. Really recommend stopping by.

Good spot to live, A/c units leak and seems like everyone in the Waco neighborhood uses the pool who are not residents. Trash compactor is always overflowing. Grass is green and no one picks up their dog poop.

I’ve loved living at the Roots at Waco for the past 4 years, management is attentive, responsive, and helpful! Issues are resolved in a timely manner and amenities are always available or fixed reasonably.

I've had a great experience living at the Roots for the past few years! Highly recommend, as I've had no major issues outside of miscommunication from staff when there has been turnover.

I have really enjoyed this apartment complex thus far. The staff is friendly and willing to help on any issues you might have. The service requests for maintenance does take awhile to be completed but other than that I have no complaints.

I love that the location is very close to retail stores, restaurants, etc. The amenities are pretty good as well. However, there’s a new staff and I believe they still need some training on ensuring to be more responsive when tenants submit a noise complaint or requests. Other than that, I highly recommend this place.

Move in was really easy and staff is very welcoming. The apartment are amazing and i love all the amenities. It is really quiet and neighbors are friendly as well

Beautiful pool and property. Dani and Tyler are awesome always helpful and courteous. The few service requests I have had have all been taken care of quickly by the great maintenance team.

Amenities and location are great. Staff is friendly. Price is on the higher end and apartment is smaller than most for the price range. Third floor foot noise is an issue when living on the second floor.

Living here is peaceful and quiet. I am able to work from home because of the environment. Neighbors have been respectful, and helpful. I was struggling with bringing packages up to my apartment and I had a neighbor willingly help me.

It’s very nice here peaceful and quiet ! Love the amenities plus you’re not too far from downtown to go and do things !! Definitely people should check these out and i also like that there is the opportunity to park your car under the car port if wanted especially in the summer heat !

Really clean and pretty place! We’ve been here for 3 years and haven’t had many problems at all. Communication with front office when they are needed could be a little better, but overall great experience!

Love living here. I love how quiet it is. The pool and how they have security making sure just tenants are swimming. They are quick to take care of work orders as well.

I feel like the quality of living is not reflected with the rent. I have noticed turn over with the maintenance team and they now seem like they are not sure what they are doing. My roommate and I went without our washer and dryer for over a month while waiting on the office to coordinate with contractors to fix our walls because our upstairs neighbors pipes busted. The apartment also has thin walls and floors, we can hear walking at all times and other noises that comes from out upstairs neighbors.

Roots at Waco is a beautiful apartment complex that has given me a sense of community and safety. The pool area looks like a resort and the free gym is so nice and clean.

It has been great living here. Nice quiet and clean apartment community. The office staff as well as maintenance have always been nice and helpful. I definitely recommend living here to people I know.

I enjoy the community events that are both fun and welcoming and also very enjoyable. It really seems like they try their best to make you feel at home and also have fun while you’re here. Overall it’s a very welcoming community.

It’s been a great 2nd year in a row leaving at the Roots at Waco. The place is incredible with many amenities. I love that all my kids enjoy them and like the safety and tranquility of the place. Going on our 3rd year. Thank you!

Roots at Waco is in a great location with easy access to all of Waco. The management and maintenance team are very nice and have resolved any requests within a day. The pool is great and probably my favorite part of the complex.

What ever changes happened in the recent months at the front office sucks. I am literally considering terminating my lease. No one knows anything and no one bothers to answer the phone and the office is always closed during office hours. I was the on Tuesday, I could see someone in the office the door was closed and I knocked. She sat there and never answered. Called, and no one answered the phone. Maintenance sucks it’s the second time I have sent an email describing my frustration for them to respond to my work request. The old team was not like that. The last several months have been annoying and frustrating. It’s feels like am being told it’s time to move, we don’t want you as a resident

Gates not working for third time since moving in during April ... have been broken for almost a month now this time; music at the pool often inappropriate and too loud; people who don't live here just walking in and going swimming; gym equipment is not good; apartment fills with smoke from person grilling below; dogs barking, etc. Just not worth the price. On a positive note ... the property doesn't have a lot of dog poo so that's good. Otherwise ... not impressed and will not be renewing my lease.

We just renewed our lease at Roots for a third year. We could not be more pleased w the campus, the maintenance, the front office staff and the overall value and experience.

Great apartment with nice amenities. Staff needs to be better trained/organized.

The staff at the roots is OUTSTANDING. I had an awful renting experience at multiple properties over the last 4 years. I re-upped my lease and have 4 friends that have lived here with no complaints. Super clean, Well maintained, and the staff got us moved in in under 2 weeks when we were in a jam. Best complex in Waco no doubt.

I have lived here for almost 5 years and have never had any issues. I have been dealing directly with Ms. Stephanie since move in and great to always see a familiar face in the office. Maint has never been an issue and I even like my neighbors. Overall, I am extremely comfortable here.

I loved the application process. Everyone was so kind and friendly. Moving in was super smooth. Everything is great. I love living here!

Enjoy living in this community it’s very safe, convenient for exit off freeway, accessible to many restaurants, theater, and main event. The management and maintenance staff, very friendly and helpful.

I love living somewhere so pet friendly. My pup loves the park and I enjoy the pathways all throughout the apartments. Very nice place to call home!
