Property Ratings at Rosedale Hills
No bugs, no pests, no drugs or felons. The manager is always on site and is very easy going, very easy to talk to and works very hard. I don't know why the other people are saying bad things, perhaps she had to evict them for not paying rent or something. There are many of us that have lived here 10 years. We have the best manager and maintenance team that we have ever had. The place is cleaner than ever. If someone has a bug, all they have to do is tell the office and it's taken care of at no expenses to us. Maintenance repairs are made the same day as reported or maybe sometimes the next day at the latest. I have no intentions of ever leaving here as long as the manager and maintenance keep up the great work!
If I could go back in time I would. When I first moved in I had a severe pest problem and she tried to blame it on me. The landlord is rude and very unprofessional screams at you when your trying to prove her wrong calls you a liar hangs up on you doesn't return phone calls and threatens you with the police. Very unprofessional not enough to do for little kids and very small not worth the price save your money and go else where.....
I lived at this complex for two years, one year in a one-bedroom and then a year in a two-bedroom. This was a while ago, mind you, but I really doubt some of these things have changed. So let me start off with the good. The community (as it is) is quiet. It's small, there's no clubhouse, pool, fitness center, playground, or really anything save for I think a barbecue out in the courtyard. So people don't really hang around anywhere, no kids causing trouble or anything. I felt more or less safe there, even though it is a ridiculously low income area. 2) The lady with the long blonde hair that works in the 'office' is pretty nice, she even came to let me in my apt. one time when I got locked out. So that was cool. If she still works there. The bad. Well there's a few items. 1) There's roaches. Yep. We had roaches in our cabinets in both our apartments. We're not the cleanest people ever, but no roaches appeared in our next apartment, or later in our house. We never called to have them taken care of, because this was my first apartment, and didn't know that was the responsibility of the property management. Our across-the-hall neighbor had them bad, as well, according to him. 2) Someone stole our mail. Because the postal worker just leaves packages at your door, as there's really nowhere else to take them. So it sat in front of our door, and we never saw it again. 3) There's no central air. So they have these wall air conditioners that work well in the winter, but not in the summer. In our two bed, we had to buy a window air conditioner, because the apt. became pretty unbearable in the summer (3rd floor). 4) The office never gave us our deposit back, or even sent us a letter stating why, or what any damages were. So don't expect your deposit back. Would I recommend this place? No. Not unless you really can't afford anything else. Even in that case, search for a section 42 apt.
I can't comment on living there as I haven't.. but the landlord is a snotty, highest horse, judgmental woman. I was in college after high school and haven't had a steady job for the duration of my college experience. She used that against me and told me I couldn't live there because I hadn't had a job 6 months prior to moving to Indianapolis. She made it seem like I was a complete idiot. How am I supposed to have had a decent job that I could have relocated to indy with? Hello? As soon as I walked in the apartment to meet her it was an instant, disgusting smell of catfood that you just couldn't shake. It seemed quiet, I couldn't hear children or thumping but it was the middle of the day. She interrogated me like I was a criminal but from the looks of it she has multiple criminals that live there. First impressions? I would have never moved in there. After she made comments about my working I just left. Said, "Thanks, but I'll go somewhere else." and left without hesitation. If she is that rude and inconsiderate for a first meeting how could she be a decent landlord.
