With just over 16,000 residents, Ventura is a highly populated neighborhood of Orlando, Florida. Ventura houses Lake Roper and Lake Fredrica and has an urban feel. Ventura Elementary School is within this peaceful, quiet, and well-kept area.

Property Ratings at Rosehill Preserve
Lived at the community for a few years, and it was great.
The model apartment they offered for my tour looked nice, but the apartment I rented was in much rougher shape, which was disappointing considering the steep cost to rent here and the nonrefundable cleaning and repainting fee. The fixtures and appliances all show their age, all the paint was badly chipping and peeling on the day I moved in, and many of the refinished countertops have splintering wood/particleboard undersides that shed everywhere. I deep-cleaned the place myself since it looked so dirty at move-in, and still had unidentified bugs getting into my stuff as well as roaches.(To be fair, the roaches were usually dead or dying, which indicates that their pest control service can at least kill roaches when they get in, even if it can't keep them out.) A move-in maintenance request for multiple items only had two things fixed before the request was closed, and no one came back for the rest. Other maintenance items took repeat requests to resolve. The front office is dismissive of issues brought to them, so don't bother (I was told to come back another day and talk to a manager when I tried to file a complaint). It's very discouraging to ask for a basically livable apartment and still not get much help. It's too bad because the location is great. I'm aware the staff is just working with the older property they have, but it was unfortunate to feel dismissed in every way from the moment I signed the lease and put myself financially on the hook.
I went to look the apartments and they looked so dirty. I'm very disgusted the lady was capable of showing me a dirty apartment and infested. I don't recommend this place
Just moved out of this place. Never hated a complex and leasing office so much! They are unprofessional, lack effective communication, and take advantage of residents. -gates never been fixed in the entire year I was there -maintenance requests marked “resolved” when no one even stepped foot into our apartment to fix the issues (this happened several times) -the workers are clueless, and there seems to only be 1 person that knows what is going on in the office -rent increased so much, it’s not even worth the price!! -they put a claim on our security deposit saying we damaged the carpet. We did no such thing, and they continue to NOT provide us with evidence or proof of the damage!! Moral of the story: do not give your money to Rosehill. They will treat you terribly after you become a resident.
Fake positive reviews all over their website. They are so rude, need to get rid of people in that leasing office because everything you see is fake about this place. I got bought to leave a review lol like literally they can give you $5 bucks if you leave a good review this is just unethical practice. I don’t recommend living here. They spread rumors of tenants and are so unprofessional. Full of roaches day and night, infested, old appliances etc
You complaint about really loud neighbors upstairs and the assistant manager doesn’t even care. She looks like she is friends with the neighbors instead of helping me and my children have a peaceful living here. She constantly ignores my complaints and then I get asked to be a security guard and check on them, write down times and dates instead of believing me I had to send pictures and videos of what’s going on? This shouldn’t be the treatment to residents who are trying to sleep. This is why I’m deciding to leave this place. The amount of noises upstairs past midnight is horrible

I can’t stand this place. The management team act so nice at the beginning and they are just hypocrite people who don’t even think the amount of stuff they say just to get a lease signed. BEWARE. I have friends who left this place and I hope it’s not too late for you to find out why people often leave this place to go to a better one

Outdated apartments, very old appliances, very old walls, doors, bathrooms etc. the structure of the building is falling apart and specially because a lot of people in the complex like to close their doors extremely hard and hit the walls like if they want to destroy the apartments. Absolutely annoying experience. I moved in recently and have to experience this

The new management like to write reviews about themselves all day long. Their office hours got extended because new management was receiving lots of complaints and bad reviews. They wanted to reach more good reviews and they started putting themselves higher by writing reviews on their own. Don’t trust these people DO NOT trust what they tell you if you’re going to move in becareful because they deceive you. This management is not trustworthy. Believe me I’m warning you

It’s horrible, this place never address noises disturbances. I recently moved in and I have issues with the neighbors next door. They are loud very loud and I already complaint about it, they say we can’t stop the residents, they are free to do what they want this is the response so if you’re willing to take all that noise at any time then this place is for you! Party all night and have all your friends come to this place. I recommend any person who is very party friendly to rent here they won’t care if you make all the noise you like

They constantly lie in your face so if you like be a fool come rent with them, once you sign the lease it's their own terms, they will do the best to keep you happy at the beginning one month or two months then they forget about you as a resident. I don't recommend this place at all

I moved in an apartment infested with flies and roaches, the office sends pest control but it doesn’t help, the roaches keep coming back because the building is so old and the plumbing system is very old. The staff is horrible and never answer the phone

Never enjoyed a bit about this place ever since November my move in date. The amenities are not worth the money and it’s so expensive for the treatment you get. The requests go unnoticed and you are non existent to their eyes. I’m warning you that you won’t like this complex not only because of the staff but because the apartments have many issues with pests roaches and ants etc

You will live a nightmare in this place. This complex is full of roaches, I have so many pictures and this should be reported to the health department. No matter how many times they come to spray quickly and few times it doesn’t make a difference. My child got sick because roaches stepped all over my cabinets kitchen, bedroom and bathroom. I turn on the lights and the first thing I see at midnight are big and small roaches specially in the fridge. It’s beyond disgusting I gave up I don’t know how I end up singing a lease with these people

The pool is always closed, the club house is always closed, the gym is always full, the dog park is small and boring, the parking lot of always full at night time and the gates are open to everyone. Why pay for the amenities when you can’t even use it or it’s full at all times. This doesn’t make sense paying for amenities that can’t even use

Management is horrible. They do absolutely nothing. I have complained multiple times about my neighbors and their disturbances. My apartment smelling of weed because the smell travels through the vents. Also complained about the vandalism of the cars and threats and still do nothing. This place is way over priced for the treatment you get. They dismiss you everytime. They also never fix anything my doors are still messed up and I've been waiting months for them to fix it. Dont live here you will waste your time and money

Luxury? really this is nothing luxury. This is renovated from who knows when. 1980? The buildings are very old and need a lot of touch to it.

This place neglects the needs of their tenants. Left without any resolution to my issues and you kept calling and calling and they ignore like if the rent I’m paying is nothing. They forgot that we the tenants are the ones that help their business . Neglecting needs and avoiding tenants is not the way to go about this

I tried to contact the manager of this property to address concerns and seems like they never answer the phone no matter if you try multiple times a day. I did a review and tells me they were going to “resolve” the issues a while ago and I kept waiting. I think it will never happen and don’t believe them cause your concerns don’t matter to them anyway. You’re the tenant and remember they are in business because of tenants but, very unprofessional that they don’t keep up with tenants about their issues. Not worth it

They are non existent non responsive. At first when last management was in place, everything was great. BRIDGE PROPERTY MANAGEMENT purchased the properly last year and the old staff was replaced by this new employees who do nothing but, lie to people to get more leases signed. Now, calls and voicemails don’t get answered. I have spoken to a staff member who told me about a call back and it has been 5 weeks and never gave me a call. Nobody knows anything unless you’re dealing with a manager. They give you inconsistent information all the time. Waste of money to stay here. I’m always feeling unsafe here. One time someone broke my car stole valuable stuff. Entrance gates are always breakdown and won’t repair at all even if there are 5 cars already broken into. Again calls never get answered unless you get trough the whole week

Like other reviews say, it all look good at first. Had constant issues with the dryer and other appliances not working. All repairs took over a month and you can never get anyone on the phone. They mention they are under staff and that’s their excuse then I call back a month later and they still under staff. If you’re charging so high in rent why don’t you hire more people?? Not my problem. So bad here

For none of the amenities you pay for. The pool is always close, the gym is so small so many people at once and they start coughing on your face, very annoying. For double the price at this point since they continue to raise the rent. Maintenance requests are taking forever and the place is falling apart. Honestly it should be a crime to market these as “luxury apartments” they have nothing of “luxury” just a bunch of old stuff painted over and over again . Check it out yourself and do a tour you’ll know what I’m talking about

Management lacks a lot of communication and there is a disorganization in everything they do. Mention they were going to do my balcony screening and never came to do it when I requested time off from work to be home during that week and it never happened same with other things I don’t know why others have it and I still don’t have it waiting to have less mosquitoes inside my apartment

Horrible experience with the new management Bridge PM. I used to live here for 10 years probably one of the longest time for a resident there. I moved out last year. I had emergency requests not fulfilled for a month, I had to go in person and the lady at the office or the staff would just ignore me. They would close the door and say they had to close because of COVID. The new management is very unprofessional. Once you sign that contract you will have to stay there. But for me it has horrible. They don’t take you serious in any way. They like you when you get the contract and then they forget about you as a tenant. They don’t care because they have a lawyer that defend them at anything. If you break your lease then it’s up to you because like I say they have a lawyer to defend them. They are never understanding. They only care about money coming in their pockets. These people the most unprofessional people I had to deal with. I don’t recommend this complex at all. I’m warning you that you’re better off renting somewhere else

The management here lacks a lot of communication. They constantly lie about getting stuff fixed but, that never happens. You bring it to your attention and they take you as a joke. Live here at your own risk
