Best living experience I’ve ever had. Everyone there was so friendly
I have lived in several apartments, and this is the first time I was living in my own so I was very worried. However, the staff made my move in process so easy. Living here has been amazing. The staff is so sweet, the property is kept very clean, the maintenance requests are completed quickly, also the new remodeling is beautiful. Rosemary is a great place for a great price.
Been here 2 years new owners made great changes much better than last owners. They show concern for the tenants unlike the last owners If a dog has fleas then buy a flea collar there are mosquitoes, grasshopper ,ants, bees outside they can't control nature no bugs in our apts. Thank you Rosemary for making things a lot better around here
Do not I repeat do not come here it looks nice And seems nice but these people change the cost of your monthly rent each month even after you have signed a contract of a set amount but they continually change it and change it and change it and there grass is infested with fleas I can't even take my dog out without him getting fleas on him
The picture shows their "future" renovated apartment. I have been kept waiting for several days and dodging phone calls each time to finally lure into their old apartment. You would have lost all other options since price change daily. I lost 4 days, half day PTO and alternative better options with cheaper price by just waiting. In addition, I visited this apartments little less than 3 months ago and at that time, the apartment showed to us was infected with roaches. So in a nut a shell, based on the experience it is the same old wine in a new bottle (new name).
New management is professional and helpful! Could not be more impressed!
The new management at Rosemary has done great things for the community. They are always nice and extremely helpful whenever I need anything especially Jazlyn, she's always at the front ready to help! Definitely an upgrade from the previous management! I recommend everyone come see them for an apartment!!
Went to look at some apartments today and these are by far the best I've seen! The Rosemary is beautiful and well kept, the planned updates sound amazing! All of the staff is very nice and Jazlyn was very helpful showing me around!
I had a maintenance issue and the leasing agent said that she would call me back and let me know if someone would be by today....I waited and no call came. I am not fond of people not doing as they say. So I am not impressed with the new staff.
At first, you ,might be attracted to the well maintained front appearance, green grass, trees and flowers around the front office. The entrance to the apartment is kept clean and beautiful! Compliments to the great maintenance staff and landscaping company. BUT BE WARNED! Take it from someone who lived in the complex for almost five years. Foundations at the Woodland was a great place to live, but this is not Foundations anymore! The Rosemary staff are extremely rude! The quality of living in this once great complex is going downhill fast! There have been recent break in, noisy neighbors and loud cars. Apparently garages also serve as car maintenance shops. If you are able to go somewhere else, please do, just save yourself the stress of dealing with the poor management.
The office staff are really awesome! Christen helped me lease my apartment, she was so helpful and knowledgeable. They always go above and beyond to help me out with anything, They are very quick to respond to emergency's also.. I love the location of these apartments, its so close to 45, they have a fenced in dog park also, i love taking my dog there! he loves the space! They have lots of pet waste baskets set up all along the complex so if i ever forget to grab my pet waste bag, i already know that i can find some close by! I love that about this apartment! Everything has been awesome since i've been here for almost 2 years! I would deff recommend these apartments. 5 stars!
The office and maintenance staff are amazing and very helpful!! Great place to live!
The complex is pet friendly, as stated and there is a "breed restriction ", but not to worry. There are 2 pit bulls, at least 2 Rottweiler, and a German shepherd that live here. If you have such an animal and it is not registered, just wait until after 6 and take them outside. Nobody will end know. It is a requirement that you "pick up after your pet or you will be fined". Not to fret. After 6pm, nobody will be the wiser. I'm sure those animals are within the "weight limits" of dogs that are allowed here. If you have a small dog, beware. My dog was bitten in the face a year ago by a collie and required medical attention, but it was after hours. Should you be a rule abiding citizen and pay your $300 pet deposit, make sure that you get a receipt. If you don't, you will pay again the next year because "there is no record of you paying". It is a gated community when the gates work. The community is completely surrounded by fencing except for the areas that thugs decide to tear down for access to the convenience store and liquor store behind the complex. The maintenance staff will repair it each month, as each month it is vandalized. They offer 1 month free rent frequently. Those are the times that you will see people leaving in the middle of the night or at least after 6pm 30 days after they move in. All the while, your rent will either remain the same or increase $100 each year. If you have left a violent, abusive relationship, you have come to the right place!! Come to building 7!! Should you feel sad or melancholy about leaving, come on over!! You will hear all the cursing, screaming, yelling, and chaos that will remind you of why you left your situation!! The pool rules include "no alcohol and no glass", but come after 6 and the rules no longer apply!! At the back of the complex, there is a boat, 2 trailers, and a small trailer full of junk that is parked 12 months per year, so don't let the lease intimidate you. Apparently, one can park whatever property he/ she owns at the back of the complex and never be charged!! Bring your rv, boat, old cars, camper, and mobile home!!! Every day or 2, you will get to witness a redneck in the parking lot working on some vehicle, with junk all over so you can maneuver around him, his junk, and those that stand around looking at him, as if it were an obstacle course, to get to the grocery store!! Yes, it is a great location and the maintenance crew are awesome. Just wanted to give you a few a my views.
2 weeks ago I wrote a review concerning the noise coming from the pool area. I complained to management who said they will work on sending out a community email, and they have yet to do so. I'm lowering my rating from 3 stars to 2 stars, but as stated in my other review, I will upgrade my rating when (if) this issue is fixed. (leasing office/management, are you even reading this?) Leasing staff will never respond to our emails, and the worst Customer service i have ever seen....never recommend this apt to any of my friends
One of the worst apartments I've lived in. Place is not kept up (exterior lights not working, water leaks from other apartments, pool works sometimes....) and the electric gate works 2% of the time. I actually had someone try to steal my Jeep in the middle of the night and vandalize my truck several months later. No one picks up after their pets and or bothers to put them on a leash. I strongly encourage to look elsewhere as this place is a dump!
These apartments seem great at first, but it all changes once you move here. Yes, the prices are decent but the management is terrible. The only agent in the office that is willing to help no matter the issue, is Chris. The security gates have been broke since right after I moved here, and that was over 16 months ago. People come and go through these apartments, hanging out in the parking lot with loud music on at all times of the night. The drug use in the apartments has gotten out of hand and you can smell it at all times of the day. Not to mention that they love to do random checks of peoples apartments, multiple times a year out of nowhere but won't do anything when you report that the person living next door to you is a drug dealer and you don't feel comfortable going out your door at night because they are always hanging out on the stairs and shout inappropriate things at every female that walks by.
This place is great! main reason I moved in, the staff! everyone here has been very helpful, specially Cameron, she went above and beyond to help us, there were some items that needed to be addressed after I moved, it was all taken care of the same day I reported.
I have been here almost a year now and the staff is always friendly and helpful. My leasing agent Cameron is always smiling and going the extra mile to make residents feel at home. So far I have had a great experience living here.
This is my first apartment on my own and I have to say its paradise. the Pros are the 24 hr gym that's normally only a little full and if it is the people are really friendly and don't mind sharing machines and or weights. Another pro is the beautiful pool with 2 grills available for use as well as a room with a sink and some shade. another pro is the people! most that I've encountered are college kids like myself that don't live on campus so most have jobs so when I come at late hours I always have someone to converse with. security is amazing at well, a couple of times I accidently set my alarm off a cop was there in about 2 minutes. and the front desk leasing agents are always a delight. not to mention the fridge in their office is open to us for sodas, coffee and a pool table we can play on. A couple of cons that arnt really cons just personal preferences, are that their peg friendly in some apartments, so on my occasional run sometimes there dog business in the grass. but there are stations with free little baggies and trash cans and they post memos on our doors to remind to clean after your animal on the occasional walk so their doing their part to resolve the issue. and there's no alcohol or smoking in the pool area, but again their just resovling an issue with people not cleaning up after themselves , and since then the pool is always immaculate. hope this helps! The Foundations used to be very well kept and well managed, but transitioning to new ownership and new management and new agents, the quality that once was, is no more. The security gates have not worked all year and there have been many thefts of $10,000 or more. The crime rate has gone up and is not desirable to live here anymore.

This community is one of the nicest communities for the price they are asking, theses arpatment are very well maintained and kept up including the grounds as well.
I've lived in the complex for almost 3 years, in 2 different units, and have had a generally good experience over all. This is an area with a lot of great perks: easy access to the highway that takes you right into Houston, a couple grocery stores close by, Lone Star College just a few minutes down the road, and a variety of places to eat that can give you whatever you're in the mood for. You're on the line of Conroe and The Woodlands so it feels like you're right in the middle of everything. The apartment grounds are always maintained and the staff is one of the most professional I've come across. The office is run by people who will do their job efficiently and get problems fixed quickly, not to mention the maintenance staff is amazing and always quick to respond. They generally seem to care and take any comments, issues, or complaints to heart. The pool and gym are some of the best I've had in an apartment and are always well kept. All in all, the apartments themselves are nice, the staff is professional, and the surrounding area is wonderful with everything you'd need very accessible. I'd recommend for sure!

I looked at many apartments before selecting Foundations at the Woodlands. Staff is extremely helpful and friendly. A new fitness center on the grounds is under construction. Only cons - appliances could be updated and TV service is provided by Direct TV. Other than that the apartment home is well worth the price.
I thought the property was really nice. The apartments are huge and I liked how close it was to The Woodlands area. I plan to move here in the summer.

Don't waste your time here. They will literally rent to anyone; with that comes the noise from not stop parties, broken glass, tires squealing in the middle of night, people that don't pick up after their dogs. Not to mention the high utility rates. My one bedroom, 600 something sq ft, had a $160 electric bill for July. With new apartments being built across the street and the newer ones just down from here, the Foundations are seriously outdated. The appliances are very basic and the toilets constantly back up. Bring a plunger if you plan on moving here. Hopefully my review helps.
