Moving to Marietta? Don’t let your feathers get ruffled the first time you’re told to turn at the big chicken. It’s not a joke. The 56-foot-tall landmark is a staple of most directions. A Georgia Tech student who obviously had a sense of humor designed the giant, steel bird in 1963. The beak opens and closes as the eyes spin around. Stop in for lunch! Still no hot water Smh . I asked nicely if they could make sure my water heater was working before the day was out it’s been 2 day and I come home still to no hot water, which to me is very much insane. It’s also been 3 months and we still have to drive all the way to the post office to pick up our mail. Such an inconvenience, The hallways smell like and urine. And people leave there trash by there door for days with other stuff lying around making the stare way look unappealing.

Be careful, a lot of the 5 star reviews are from people who had a nice tour but never moved in. Moving in was a struggle, there were several miscommunications between staff members and several times where staff just completely dropped the ball. After I got upper management involved, however, the situation was amended. That's where 1 star is coming from. The other star is from the fact that my unit is nice enough, I don't hear my upstairs neighbors, and the complex is dog friendly. Now, after living here for 6 months, I can say that the grounds are not adequately tended to (garbage and broken glass everywhere), the pool is never open, and when it is open, its dirty, the trash compactor is always overflowing and smelly, and there's a really bad issue with standing water and mosquitos. I can rarely step outside for ten seconds without getting swarmed. Not to mention my car was broken into on memorial day weekend and the gates are always wide open. Staff isnt very quick responding to work orders, and when they do respond to a work order, they're unprofessional. Had one staff member ask me to leave my apartment door unlocked for him as I was leaving because he didnt have his key. Another time I had put in a work order for a leak in the kitchen, came home from work to see they had fixed the leak but set one of my kitchen towels on fire and knocked my trash can over. There are just so many things this place is lacking. It's crazy to me how rental corporations like this expect us to fork over so much of our money on time every month but they cant even provide us with a dignified living space. Anyhow, take those 5 star reviews with a grain of salt.
Very poor management and maintenance. I moved into this place less than a year ago and have had so many problems. When I signed on they said that I would have updated appliances, I have yet to get an upgrade. My A/C has gone out multiple times through the summer. To make matters worse, My water heater was installed incorrectly which was leaking gas. NOBODY in management has done their job to fix these problems and every week I deal with more and more unsolved problems.
It's almost a month after raising a ticket to simply change the fused light bulbs in the kitchen. Nobody from maintenance turned up yet. I raised multiple tickets through their web portal no response for any of them. Called more than 10 times, every time same response, "apologies, we are short-staffed and paying attention to high priority tickets". Visited in person and again the same response. It's almost a month, but they don't even care about the residents. I would definitely not recommend this apartment.
Horrible management! Friday afternoon our building experience a fire. Which caused about 5 apartments in that building to be moved out. and to top it all off we were living in a apartment that had mold which was reported many times but all they did was paint over it. We were offered a new apartment to stay while things got situated come to find out we were being moved to a 2 bedroom apartment when we lived in a 3 bedroom. And now our so called new apartment has mold! They haven’t came to fix anything as they were told to by the inspector! My husband has tried to speak to the manager but she doesn’t want to talk. She has her leasing employees talk to us. I don’t recommend. We were just told to figure it out on our own but that we still need to pay our rent.
I do recommend renting here. Maintenance is fast and thorough. You will love Wade (apartment manager). He is kind and cares about his tenants. And that's hard to find these days. Rents are reasonable.

They are infested with roaches. The apartments Should not be priced so high. The Apartments are dumps.if I could submit zero stars I certainly would.
I have lived in this complex for 7 years. When I first moved in the neighborhood was peaceful and the property was very well kept. The staff was always courteous and kind. Maintenance issues were handled promptly without repeat visits required. There has always been a bit of a roach issue, which is understandable to a certain extent due to our climate that the Palmetto bugs have been lobbying hard to get recognized as the Georgia State Bird. Bottom line, inside and out the units were great and the staff were always amazing going above and beyond to make this place feel like home. Fast forward 5 years..... Current state is far less homely. The roach issue is now only matched by the epic stray cat population. If you love cats or are looking to start a roach warren then this is the place for you! The property recently seems to have started offering free dumping services. Our "gated" community is ideal for those residents who often lose their keys.You can ignore going to the goodwill up the street, check out our fantastic options near the trash compactor. Always a TV or bed maybe a desk available for a quick crafting project. Trash into treasures might be part of their new marketing strategy, tho the level of donations far exceeds the amount of interested parties to haul it all away. We have ongoing issues getting routine maintenance issues resolved ( 1 week to get a minor issue resolved, 3 weeks to get a working heater in the winter). The maintenance staff is pretty friendly but highly unskilled. My wife put in a request for a simple light change in our bathroom at the beginning of the month, only to have it eventually repaired at the end of the month ( 26 days later..... ). I'm sorry if this HONEST review appears more like a rant and rave scenario. I'm hoping that with the new management will get this place back to where it once ways in it's "glory days". This isn't a low rent property, but it's hard to tell sometimes. If they fix the maintenance issues , the crazy cat problem and maybe repair the gate sometime this year..... Big step in the right direction. Keep in mind, if you want to pay a premium for a "secure and gated neighborhood", the gate actually has to WORK. Our "door" is always open if you ever want to visit. Office staff is still very friendly.
PLEASE do not move here. If I could leave zero stars I would. I lived here for 4 years.. each year my rent up $50. Towards the end of my 4th year a roach infestation happened in my building for the last 4 months I lived here. They did NOTHING!! Every resident in my building had a roach issue but the apartment wouldn’t take the drastic measures to exterminate the issue. It was so disgusting that I couldn’t bare living here anymore. I asked the manager to end my lease 25days early so I could leave and this took over 10 days to decide!! They wanted me to pay 950 to end me lease early EVEN THO Bentley Manor was breaking their contract for making us live in unfit conditions. The management there is awful, NOBODY ever knows what is going on. You speak to one employee and they are clueless!!! The dumpster next to my building was overflowing almost 4 times a week, giving away a smell, attracting bugs, animals, ext They also like to close the office early, unannounced so if you’re looking for a delivered package be sure to show up by 4pm The pool there was disgusting. Bentley manor had to security so all the rules for the pool where dismissed. It was filthy... random (non-residents) would just walk right up and use the pool. I almost forgot, parking! Well I hope you don’t drive a car if you live here. Be ready to NEVER HAVE A PARKING SPOT. There is no regulation on how many vehicles are per unit so I never got to park close to my building. I would have to park two buildings down and walk. Lastly, the crime here. Wow, it’s terrible. By law, anytime a crime occurs within the cummunity Bentley Manor must send out a notice letter. We got these about twice a month. Gates where never closed, no security, nothing... perfect place for criminals. Anyway! Save your self the trouble and DO NOT MOVE HERE.
I have been living in this apartment for twenty-two years, if it is not an excellent community what else can one call it, Gated community, nice neighbors, wonderful , friendly and incredible staff and lot of amenities that makes you gracefully appreciates life. There is no issue that has not been solved in a timely fashion, the maintenance staff are top notch. Beautiful landscape, well maintained outdoor space and convenient to major areas. Calling The Columns of Bentley Manor then Concept 21 Delk home is a fruit of the soul, adding longevity to beings. Come one, come all and live life in heaven on earth at The Columns of Bentley Manor.
