It's been almost a year since I moved in, and the air conditioner has broken down about 20 times, and sometimes even if you ask for a repair, it won't come for 2-3 days. I get an email saying the issue has been resolved. The repair request history is not showing. Not only the air conditioner but also the ceiling of the house below is leaking, so we visited our house for a few days to repair it. Apparently, there's no problem. Even after repairs, the house downstairs still has a complaint that water drops from the ceiling. On a rainy day, even if my house closes the windows, the water drops from above. I've asked for the air conditioner repair five times since yesterday morning, but it didn't come until this evening. Nonetheless, we didn't get angry. It's 84 degrees now. Even if I have a 3-month-old baby, it doesn't get processed quickly. In the winter, I even spend the night without a heater. I've tried to keep my fetus warm. They don't fix fans to the ceiling for a year. I might have to buy one. I post realistic and honest reviews without any bad feelings at all.

I would never recommend this place to anyone who wants to live comfortably. It’s been a headache ever since I’ve lived here due to continuous maintenance issues. I’ve never had to put in so many work orders for an apartment until moving living here. And there’s no sense of urgency to fix major problems, such as air conditioning units. DO NOT LIVE HERE!

WORST Customer Service! This is regarding Leslie and John from the leasing office. Called this place for availability and even arranged for one of my friends to visit since i am from out of state. They assured everything was all set and sent me a quote and when i tried applying that same day nothing was as they promised. These people dont answer phone calls/respond to emails. Each and every review that talks about leasing office not answering phone calls is ABSOLUTELY TRUE! You can never get in contact with anyone when you call the office. They don’t call back within a timely fashion. After this experience, I am glad i was saved from actually applying and having to endure such lack of customer service.

Im always excited to review the awesome place I live! RBL is such a great place. The staff are great and quick to help with any maintenance problems I might have. Tons of trees. Many places to take walks . Very calming and don't forget the waterfalls after a hard day at work. Love the cathedral ceiling and all the bright light it gives me. Going on my 4th year and so happy with my choice.

Going on my fourth year at Rosemont Berkeley Lake I still love it! When I look around at the apartments in this area the apartments at RBL here are so nice, upgraded , fresh and bright. Everything is so beautifully designed and has such a contemporary look! Simple and basic colors where its so easy to design your home. You can take a nice long walk among nature and all the beautiful trees. So peaceful and relaxing. So important during this time right now. Such a great find!
Loved the apartment but they NEVER answered the phone or returned voicemails/ emails. Infuriating. Not how you handle business. Hope you never need something from these people.

Leslye has taken great care of us, and I've recommended Rosemont to others. As a recent transplant and homeowner, I worried that we'd be uncomfortable in an apartment - especially living on the bottom floor! However, we've had no problem at all. We've placed two maintenance calls and they were addressed quickly (it's nice to not be responsible for repairs!). It's quiet and conveniently located.

I have moved in here Rosemont Unit more than 1month ago already. So far so good. Very calm and pretty clean. Safe to live I think. Especially the manager at office Charles who is always willingfully helping residents living in here. He makes my staying conveninet everytime I ask something over the phone without hesitation or delay. I like this apartment.
Rosemont at Berkeley Lake has been a hidden jewel and I love it. It offers all the amenities that one could ever want and the location is perfect! My leasing agent BK is amazing and I would refer him to anyone at any time.
I've been a resident for the past 3 years but transferred to a 2 bed/2bath recently and I absolutely love the space. I love decorating so I have more room to do one of my passions. The staff is awesome here, Charles took care of me and made my transfer smooth. The maintenance is awesome, Calvin did an excellent job making sure my apartment was ready on time for my move in, he came back to for a couple of minor adjustments. He was efficient and friendly, which goes a long way. I highly recommend Rosemont Berkeley Lake, its like finding a little piece of Heaven here on Earth.
I called in an issue with the AC and maintenance came and fixed it right away! It was very efficient and I was shocked at how fast and well it was fixed. Thank you to the Rosemont staff!
It’s been three days to move in this new home. So far so good. The staff, Leslye, help me a lot to settle and solve any problems. This is very quiet place and convenient to shop.
From the beginning everything just went downhill. Not being familiar with Georgia I decided they would be a good fit for my family and I couldn’t have been more wrong. Some of the staff was pleasant but others act like they are too busy to answer any questions. I was quoted one rate for rent and my offer letter had a higher amount. Luckily, they honored the original rate but only after I brought it to my leasing agents attention. The gates are constantly broken and left open or worse won’t open and you have to drive to the other side to get out. You are obligated to pay for a parcel box monthly but it’s rare that packages ever get delivered there. The lease says there are designated smoking areas but every day people were outside my only entrance smoking. Mind you I have small children but no one cared including property management that the kids were subjecting to second hand smoke on a regular basis. The apartment is completely covered in carpet including vanity areas from by the shower and toilet causing mold to accumulate in the bathroom. There is pest control that comes on a regulars basis but this did not help the occasional mice and roach from stopping in your apartment. The gym with the workout machines is over crowded and there is usually a wait for treadmills in the evening. The bathrooms by the workout rooms never have toilet paper or paper toilets. Disappointed that i didn’t get what I was paying for.
We are so glad we chose Rosemont at Berkeley Lake for our home. We relocated here from NC and had many choices of apartments to choose from. The staff and maintenance people were so nice and helpful, especially Soo Lee, one of the leasing managers. We were treated like Rosemont family immediately. That’s why we chose them. Move in was smooth an uncomplicated. We are loving the quiet neighborhood and all the amenities Rosemont offers.
If you are looking for peace, tranquility, space, good vibes, cleanliness, and a great Maintenance and Office Staff then this is the place you want to settle down in. I've been here three years and have zero complaints. The pools, fitness center, parcel pending room, tennis court are added bonuses that I can't live without. Lighting and safety are important and I feel totally comfortable in my community. Trust me, this is the place you want to call home.
The new management has really made some awesome improvements with the landscaping and replacing the old signs. The new staff has started having community events and even just had a celebration for national margarita day. I have lived here for almost 2 years now and I highly recommend it.
Rosemont Berkeley Lake is a great place to live! The maintenance and leasing teams always make sure the tenants are satisfied and comfortable. After flooding my apartment on superbowl sunday, I called the emergency line (There was 3 inches of water on my carpet in the hallway). Since the flood was entirely my fault, maintenance helped me clean the water up and provided equipment for removing the water and a fan for drying the carpet and carpet pad, to avoid a costly carpet repair. Not only did they go above and beyond to help me, the office staff was kind enough to call the following monday to ensure I was not still having a problem. I highly recommend this place!
My wife and I were going to move into this apartment complex. Most of the process went well aside from an issue with them. I found it odd we got a welcome letter without even signing a lease with them. Also we weren't guaranteed the apartment we wanted and the move in time even-though it was the apartment assigned to us in the welcome letter. That was just a small bump we were willing to deal with. However my big issue is not getting our money refunded from their "Good Faith Deposit" clause. Unfortunately my job is moving me to another state. It's not by choice. We had to cancel our move in which wasn't until March 8, 2019. When we tried to get back our deposit they said they couldn't do to their clause which it states that we have 72 hours after our welcome letter to get a refund. I feel the clause is unfair for people who cant move in due to unforeseen circumstances. Mind you we told them well before our move in date. They have plenty of time to find another tenant even though the apartment is currently occupied. I could understand if we told them few days before. I'm very disappointed how this ended. I advise people do not apply unless you know you can move in if not you don't have a lot time to get your deposit back.
Great place to live, I’ve been here for awhile now. Staff is helpful and resourceful. Would recommend to anyone looking for a place with easy commute and comfort.

We moved here over the summer and love the complex. The grounds are maintained well, the neighborhood is quiet, and the office staff always does everything they can to help out their residents. Would highly recommend living here!
The office staff at Rosemont Berkeley Lake is the best! I called and reported that the lights at the tennis courts were not working and was told by the office staff that they would submit a service order. Within a few days, the lights were working again! This complex is an excellent place to live. Great location (Close to Banks, Grocery stores, Shoppins Centers) Greats schools on area. Two pools, new gym, carwash on site, tennis courts, and moore. The customer service is great. If you are thinking about move, this is the place!
This is very conveniently located apartment. The new staff is fantastic and very helpful. The recent transformations have been tremendous and lot of upgrades in the common areas as well as the apartment itself. This is a definite recommendation from me :-)

Its been nearly 2.5 years since we moved to this apartment. With the new management we now see a huge improvement in the overall maintenance of the apartment In the last couple of times, the maintenance issues were resolved the same day they were reported. Lot of things within the community were renovated and few are in progress. We currently were having a pleasant and peaceful living experience.
All the reviews that are positive are probably fake! I currently live here and they make comments go get approval before posting it on the website! They charge crazy fees some are Unnecessary for example the lock box they charge us for EVEN IF WE DONT HET PACKAGES DELIVERED! Monthly pet rent on top of 400$ deposit gates that are half broke and they been saying they are working on it . This place finds ways to milk the money out of us. Before the name change I was skeptical now IM REALLY JUST IN DISAPPOINTMENT ABOUT THE NEW PLACE NO MORE MOVIES NO MORE HOT TUB . Just more ways to see how they can charge us it’s over priced you mines well buy a house in pay an HOA fee
I am thinking of living there after I move, but I have written to be contacted and I have left messages on your recording, but nobody every answers. Makes me wonder about the service I would get if I rent there.
Just moved in 7/29/17. Dish disposal don't work. Bedroom door hanging off hinges. Every time I call office I get vm. When I finally get someone I'm told I have to wait because the people who apts don't have air conditioning that doesn't work come first, and they are short staff. Here we are 8/6/17 no repairs. When you speak to anyone in office, make sure you write down names, what they told you and dates. So when you contact corporate office you have documentation.Oh and maintenance doesn't work on weekends. Feel like now that they got my money, they can care less. I read other peoples comments before moving here, but thought maybe it wasn't that bad. It could be worse, however I shouldnt be running into all these issue and horrible customer just living here a week. At wouldn't recommend.
As someone looking in from the outside this place looks amazing! When you sign the lease it changes. The showing apartment has central lighting. Please be aware this is not the case. You must provide lamps for the bedrooms and living room if you like light. There are tons and tons of bugs and when you request pest service they may or may not show up. Either way you will continue to have pest of all variety. Get your own bug spray! They base your water off the amount of people in your apartment not off of actual usage. They are crooks at every level and get anything they say to you verbally in writing it will come back to haunt you at some point. The office staff is rude and very unprofessional. They have no clue what they are talking about 9/10 times but have no problems being nasty and smug. When you move in take pictures of all the damage as they will try to get you for everything including the mess they left for you when you moved in. Valet trash is a joke as they don't take boxes of any sort. If it is not in a trash bag you will be walking it to the dumpster or it will sit in front of your door. The pools are broken more often than not and the gates are open. This is not a gated community. The windows leak terrible (drafty) and when issues was addressed with office staff I was told and I quote " yea we know. These buildings are old and we are not going to spend the money to replace the windows". They did have the money to paint the complex a new color so they could raise the rent. They do not care about the children getting on or off the buses. When I say this I mean there is a huge problem with residents ignoring the bus stop sign when the bus is picking the children up. When the issue was brought to the office staff they said "ok!" and did nothing. These are just a few points that I have learned from the year that I have been here. I would not recommend my enemy live here as they are truly crooks.
I wish I could rate this place 0 stars. The office staff are so rude and lazy! No one ever answers the phone, and if they do they put you on hold for so long they forget you're waiting and hang up on you. Even if you go in person, they don't even greet you when you come in, they keep you waiting, and are no help half the time. Maintenance is an even bigger joke! It takes weeks for one work order to be completed because they will mark it as complete if you're not home for them to come in when they finally decide to come out the first time. The buildings and parking lots are always full of trash. And trying to speak directly with management doesn't help. If you get lucky and a manager is even in the office that day and they tell you they will look into a problem, you have to constantly call back to make sure it actually happens. Then they get an attitude because you want them to do their JOBS as managers! I've had to call corporate to get things done myself multiple times. They have so many unfair fees that they will charge you for without even notifying you. And if it was a mistake on their end they won't take fault and say they will "maybe" be able to credit it back to you but you still have to pay it or it counts as late towards your rent. Trust the negative reviews! I wish I would have believed them. I could have saved a lot of money and stress by passing up on this place. There is nothing "luxury" about them besides the price. NOT WORTH IT!!!
I wish I read more reviews on other sites before. Poor management, scam artists. Do not come here
I moved into Berkeley Lake Apartments a month ago. I was greeted with a warm welcome from one of the lease consultants named Liz. She was just wonderful! The neighborhood is like a big community. Everyone speaks and lend a helping helping hand. When you need Maintenance there on time and very precessional, I only needed them for one problem. The apartments are beautiful and I love them.
This is a well maintained beautiful property. I have lived here the last 6 years and really love the property, my apartment and have had great neighbors. it's convenient to I-85 and I-285
I have lived in my current apartments for 6 months on a one year lease. I am counting down the days that I have left. I was promised the world before I moved in and now I can't get them to do hardly anything. There is always trash in our breeze way. Stray cats all over. My neighbors upstairs act like they are the only ones that live in the building. I have done everything, including call the police, to get them to be quiet. This is a gated community and the gates are standing wide open. They have been since I moved in. When I go into the office to speak to them about something, the staff acts as if I am bothering them. I had a leak in my apartment from upstairs and a spot on the wall appeared from the water, and the drywall has a concave portion in it. The maintenance guy told me they would be back in 2 days and it has now been 2 months, with still no repairs. If you are considering these apartments, please don't. I have decided to up my rent amount for my next place. I guess you get what you pay for.
I Was Sold After My 1st Visit... I Actually Leased My Place Same Day. The Original Staff Was Great But We've Went Thru At Least 4 People & Problems Started. The Water Bills Are CRAZY High $150 . They Have Bugs Bug Bugs & Pest Control That Doesn't Seem To Be Working Which We Pay For. The Gated Community A Joke Gates Have Been Broke For 8 Of My 12 Months.... The Dump Site Next To Corner My Lot Is An EyeSore They Refused To Remove... My Car Was Hit One Night As Someone Illegally Dumb Thier Furniture . The Pros I Love The Space And The Ammenities But I'm Running As Soon As My Lease Is Up!
This is the kind of apartment that no one wants to live. I will name a few items so that each has their conclusions! 1 - I made a referal to a year and a half ago and still did not get the $ 100 bonus. 2 - The corridors are all filthy and in some places there is no lighting. 3 - The pool does not receive adequate maintenance and was closed for almost the entire summer. Internal spotlight loose in the water, excess chlorine and much apparent dirt. 4 - Wash car is precarious, are two places, but always with one broken. Vacuum cleaner also broken. 5 - very weak hot air for the winter, windows without sealing. Last winter I bought three electric heaters to supplement heating. 6 - Water Account has no control, paid on average $ 150. I was in the office asking about the value and nobody knew me explain. 7 - cockroach infestation that no one can stop. Pest control is, uses a bad insecticide, and still charges you $ 5 per visit. Already called for 5 times and have not solved my problem.
2 pools.1 has been closed all summer. The front pool has been closed off and on all summer.Gated community, gates are open 24/7. Laundry facilities and several machines do not work, and the room is usually dirty. When you make a call for a repair, can take up to a month for maintenance to show up. I have been here for going on my 6th year and we are on our 5th or 6th management team. Unfortunately seems to go down with each new team. Geat location!!!
When looking for an apartment I found this one, 1br 1bath 900sqft for $715/month sign me up. 1 year later rent went up to $860, the lights in the neighborhood never work so it's pitch black when walking the dog..theirs been a drive by shooting, I asked management to fix the lights around my building( they didn't) then my apartment was burglarized I threatened to sue and the lights were finally fixed, in the past couple of months there has been over 18 burglaries in the complex, the gates never work, the cameras do not work (my detective told me) need I go on? Rent goes up safety goes down...
They keep the trash area dirty and overloaded 98% of the time. The water bill is high. It is divided up by building & I pay more money in my 1 bedroom then I did when I was in a 2 bedroom. When it's time to renew expect your new rate to be a min. of $150.00 and they will not reduce it. This is the reason for high turn over rate. The management keep the gates open when it's to be gated. When you show up to look at apartment they don't show you all areas only the apartments. The laundry machines (dryer) does not work
