Property Ratings at Rosemont Chamblee
Rosemont Chamblee has fallen off. Lightbulbs are $5 a bulb your apartment over 10 lights in it. Now they introduced a mandatory, valet trash service, for $25 per month on top of the $11 we already pay every month for trash. Sewer fee has been different for the past three months $30, $35, $37. We pay for pest control, but you will not be able to tell. Roaches the size of a quarter will get in your apartment. I had to replace the door sweepers & spray around my door to keep the bugs out. The dog park is not properly upkept if you go make sure to cover up the insects will bite. Had to call maintenance twice for the light fixture to be fix, just for it to fall for a third time a week later. Come to find out the fixture was put up without any support. Parking can be a nightmare sometime trucks with trailers parking sideways taking up 6 spaces. I hope Rosemont can get it together for the prices people pay to stay here we should not have these problems.
Bad management very high prices hidden fees and services stay away don’t get yourself in a situation where you can’t get out from it
Rosemont management cares nothing but money. They started charging $5 for bulbs we said ok. Now they introduced a manditory ,valet trash service, for $25 per month on top of the $11 we already pay every month. This ownership is so greedy, they don't understand nor care about what we hard working people go through to make ends meet in this tough time. Can't wait till my lease is up.
Since this apartment was purchased by TitanCorp and became Rosemont Chamblee management has gotten worse. I would take any reviews before 2022 with a grain of salt. New management only cares about money. They increase rent for renewal and you only know 60 days before renewal (by that time you already have to pay for a late rent fee). They refuse to negotiate a lower price by any amount for rent even when the rate they are asking for renewal is 200-400 higher than the rate for new tenants. On top of this the apartments are loud and management has a slow response time. The apartments were better under the previous management.
Very disappointed with my time here. Since the new ownership has taken over they care only about getting paid. They have no concerns regarding the issues in this complex. Laundry is a major issue and regardless of how many contacts attempts have been made. They have been offline for months and now the system is not operating. The only advise given is to use local laundry mate. That is unacceptable considering I pay for those services. Potholes, lost/stolen packages. Security is a major issues as the gates are not secured. Again, they do not care regardless of what they say. Customer service is the last of their concerns, not because of the staff, it’s just to leadership they have. The Rosemont company is only looking to take advantage of all their residents for the short time you are here. My advice, purchase a sturdy box and live in there stress free. I’m extremely unhappy with my time here and not interested in calling the office just so I can here the same story I’ve been told time and time again. You don’t care. Do not expect to a deposit back as they they will charge you for everything under the moon to prevent giving you the refund. 125$ trash removal for a completely empty apartment, cleaning fees for spotless. Also charged for carpet replacement after two years. This company is not the best place to stay and you should look elsewhere.
The community itself is nice quiet and safe. Even though I wouldn’t, I’d feel okay leaving my unit doors unlocked. Residents are nice and pretty much stay to themselves. Other than that, the value of this place is very low. The apartments are small. When I first moved here rent was more than fair. Now it’s way too expensive for the value received. Most of the maintenance people I have dealt with were poor. If they fix something they’d do it halfway or tell you there’s nothing wrong at all. I’ve had to put in multiple requests for the same issue. Packages are regularly stolen. Management does not properly secure parcel pending nor does it seem that they speak with carriers about leaving packages on the floor. The complex also has a roach/spider issue. Also the locks are very dangerous, I have been locked inside of my unit, it had been hard to lock and unlock the door and there was a time when my storage door would not lock at all.
The apartment is beautiful, and unique. The staff at front office and maintenance are very courteous and helpful. There is just a roach infestation problem. Other than this this place would get a 5/10.

the apartments are over priced for the location, entry gate always has problems or is broken. Packages are regularly being stolen, and there are roaches everywhere. Stay away!
THE PROS: Nice staff good customer service. Great location, units have washer and dryer included and ceiling light fixtures in bedrooms and living room which is rare to find in GA. THE CONS: The breezeways are never cleaned. The exterior is dangerously dark at night insufficient working lights. Lack of resident parking, you have to walk far and then it's so dark you wouldn't be able to see anyone walking up on you. It's a very large community so the maintenance requests can be very slow in response and resolve.

I've been here for all changes on this community and that's about ten years. I enjoy living here because it's quiet in the area where I live. It very Convenient to shopping and the expressways. I also like the staff here I've never had any problem with my maintenance request or any other request. The renovations here made the apartment layouts great improvement.
Ive lived at Cantera for 6 months and it has been such a wonderful experience. Im happy with my apartment and very glad I moved in.
When I first moved into this property absolutely loved it!! Ive been here for 2 years and I can definitely see the value going down. The water is literally off every week and at the most odd times with no notice at all. Maintence team has changed and so has the quality of some of their work. Amenities finally opened up a year later since COVID -19. Overall this apartment is decent I love my unit the appliances etc but the quality of customer service has went down and the water issue is starting to drive me insane.
Cortland Cantera is an affordable complex in Atlanta. The staff in the leasing office really cares for the tenants. It is a large property with many amenities 2 pools, a tennis court, and the gym is to die for. The location is perfect about 20 minutes from downtown.
Yall are hands down AMAZING! Im planning on staying another 2 years until Im ready to purchase my home. Its the best apartment Ive lived in ever. Im taking my time. My living space, my view, the team, the people. Its so enjoyable. Im thankful to be here :)

Solid community. Great amenities for the price. Ive been here since 2019 and the only major issue Ive had is when a hot water heater burst in the apartment above mine and messed up my ceilings. The issue took a minute to resolve, but it was fixed and things went back to normal pretty much. If I leave, itll only be because I want to be a bit closer to work in the city.
Quiet and peaceful community, with excellent staff and amenities, and spacious and comfortable apartments.
So far, so great. Love the community and staff. When we have concerns they are solved pretty quickly. The maintenance crew is great! Shoutout to Tim!! Its only been a month, but Im feeling good about living here.
I am so happy with my decision to move here 5 years ago. Anytime I think about moving, I realize it is not worth giving up everything I enjoy so much about living here.

I love living at Cantera - the apartments were beautifully renovated, the property is large and heavily wooded for privacy. Management and Maintenance Teams are very friendly and helpful - always answer questions or repair maintenance issues quickly. Highly recommend living here.
It looks nice, it's convenient in terms of location, but DO NOT move here unless you want your complaints to go unheard. I have been complaining of a noise problem from a upstairs neighbor for almost a two years now. Noah was the only one who attempted to solve our issue, the other leasing office staff didn't bother to email me back. After emailing Noah (whom was no longer going to be working at the property) again days later saying we havent heard from anyone, another agent reached out and halfway attempted to help by telling us we could move to another building 3 months down the road but we would have to pay all fees again and sign a new minimum 12 month lease. At this point I gave up. The people above me are loud at 12am, 12pm, 3am, 3pm, truly all times of the night and day. To make matters worse, we've been quarantined for a year at this point and teaching elementary school on Zoom has been a NIGHTMARE as this person is so loud my students can hear, people I'm talking to on the phone can hear and ask about it, it's awakened me from sleep PRIOR TO 7AM no less than 5 times. The leasing office shows 0 care or urgency. It's been a two year-long nightmare. Luckily I get legal coverage through work and am looking to start litigation to get out of this abhorrent lease. And the saddest part is that Cortland properties are really nice and have great potential. I'm looking to move into one not even a mile away from this property.
I highly recommend Cantera. I love the management team, they are very helpful and responsive. The community is peaceful, well kept and in a great location, 16 mins from Midtown and Buckhead! Love the affordability for the quality of living you get here at Cantera!

Ive enjoyed living here for over 9 years, I had a great experience. The area in the apartment complex where I am is very quiet. I have no pest control problems at all in my apartment. I like the ceiling heights in the top floor apartment in a one bedroom place.
Gates are always broken. Multiple complaints have been made, and after several trips to the office, team members finally heard our complainants/requests and addressed them. Overall, I have not enjoyed living here as a resident and would not recommend it to my friends. However, I will fulfill my contract and look for a new residence once it is complete.

I love my apartment home. The apartments have great style and the complex feels safe. The maintenance crew and staff always respond in a timely manner and the services provided are wonderful.
The office team is nice but service is horrible. A friendly person for general questions means nothing if youre waiting a week for a leaking sink to get fixed, etc. I didnt have these problems before but lately things have gone downhill.
Have live at Cantara for 2 years now. Ive been extremely disappointed! Staff and their customer service is subpar. Either you cant get in touch with anyone or have to call multiple times to get things resolved. They can be very rude, seen one them cursing out the Amazon carrier in the parking lot. How ghetto is that. Speaking of Amazon, if you want to assure you get your packages. I suggest that you get a PO Box. The packaging system sucks. Amenities that were promised never happened. Trash cans are always overfilled. Abandon cars everywhere. Well thats enough of my rant Few other things but Ill let you see for yourself Good lucky!
Great place to live,design of apartments are up to date,nice amenities,and landscaping and it's located near to doctors , chiropractors, dentist offices,banks and a nice shopping area
I LOVE living at Cantera. All of the units have spacious layouts and nice finishes, the amenities are beautiful, the location is great and the grounds are well kept up with. Each unit has a Google Nest to help residents save on energy bills, soft close cabinetry, durable and easy to clean flooring, and lots of lighting (natural and artificial). The community and maintenance teams work hard to take care of any issues or concerns.
We used to love living here when especially problems of gate and security issues would really be taken card of,; 3 rating now kn landscape people throwing their cigarette buts kn pkg lot; when we take daily walks I smell drugs; there are fast food trash ghrown on the ground; poop ind beer cans s in every other orner corner. this aspect used to better managed. Thank yoh for listening though we leave in a montb.
Unfortunately I have experienced hard ships I wasn't prepared for due to covid-19. The team still applied late fees even though I knew I would be able to pay my rent in installments. It just saddens me because people all over the world have been affected by covid and I would have appreciated some sort of understanding from the staff at Cantera. Also my renewal letter came and the price for my unit is significantly higher than my first 2 years here and that also is really sad because people (including myself) are still trying to recover from the pandemic.
Cantera has the potential to be a decent living community, however it has been unsatisfactory for me so far on account of ongoing noise disturbances I'm experiencing that result from neighboring tenants who frequently and violently slamming their front door. Words can't describe how upsetting the noises are on account of how sudden, persistent, and blaring they are.
I enjoy the community, staff and they make sure they response quickly when you need anything, even a light bulb.
I love my apartment at Cantera! The maintenance team rocks, the amenities are nice and clean and I love the granite countertops. I've never had a bug issue which was a huge thing for me when reading reviews for apartments for the area and price you can't beat it. I love to go to the city and its a 15-minute drive tops.

I have been living in cantera for about 8 months. Ive only rented a privately owned townhome and temporarily lived at my moms old apartment complex so I dont have much to compare to in regards to leasing an apartment. However, cantera has really impressed me. Maintenance requests are tended to scarily quick and they actually know what theyre doing. The complex is well-kept and feels like a welcoming community- they also have fun events to bring people together. The amenities, like the pool and the gym, are fantastic. I work out a lot and this gym allowed me to cancel my other gym membership (not your average apartment gym). I will say, its hard to get into contact with someone in the leasing office via phone but when you do theyre very attentive and helpful. Ilhana (Hana) was the best!! Ive been very pleased here considering how bad apartments can be. Thank you cantera!!!

Overall, the complex is good. However, maintenance has dropped the ball several times. This can be very aggravating especially when your wife has allergies and they dont take their shoes off or dont wear shower covers over their shoes in your place. Overall the staff is friendly including maintenance. However, I suggest that matienence work on their requests and how they finish a job because sometimes it can be sloppy.

Cantera was a great choice for me! I am pleased to have found a wonderful complex just outside of the heart of Atlanta but still close enough to enjoy the city life.
Kiara and Zach are extremely welcoming and friendly! They make the move in experience very easy and are always available if I need it. The community is nice and quiet and the neighbors are super friendly! They even have a Starbucks machine in the leasing office thats for free, so free coffee or hot chocolate anytime we want.
