I cannot recommend this place to anyone in good faith. I can't say enough how dissatisfied I have been with any type of maintenance request, it's simply atrocious.
They do not answer the phone and require 6 months worth of paystubs. You’ll be accepted anywhere else much easier. The quality of the apartments are not that good either. Save yourself the headache
I have never been so nickel & dimed in my life. Not only do they pass through every single charge from their own insurance to services that I didn't use (such as the valet trash service ON TOP OF the dumpster fees), the apartment was old, dirty, and damp. RUN AWAY from this property and save your time, money, and sanity.
there are roaches no matter how much you clean. there are rodents in these apartments and all they do is set traps and leave. you will have to deal with rodents yourself. You will be charged fees for no reason. we were charged for "vacant gas" even though we have paid for it every month.
Pros: location ,spacious units and quiet neighborhood. Cons: outdated appliances, gate never works, garbage overflows in which they charge a valet trash fee and your garbage is hardly ever picked up! Other added on monthly fees that you never reap the benefits for! The leasing office never answers the phone but property assistant manager Shanta’ is awesome! Very quick with replying via email and always have quick solutions!
I decided to stay here because of the price and location and it has a gym that I was told would be 24hrs access with my key card. It’s only open when the office is open (9am-6pm). There are also fees for valet trash and the mail center even if you don’t use them. There’s a monthly fee for pest control, but I have seen bugs in my apartment every week. Honestly, if I had known about the gym and bugs, I would have paid more to live elsewhere. The area is safe and the property is clean and I haven’t had any issues with any employees.
Pay Sandy Springs prices, get outdated, moldy units. What a DEAL! Stay far away. I should have known this would be terrible when the welcome packet I got when I moved in offered discounted rent for positive reviews here. So whatever 5 star reviews you see, you should know they're paid-for. I tried to give this place a chance, but I'm out of patience. Where do I start? How about the mold? After moving in, I found standing water in both of my bathrooms, as well as mold in both as well as INSIDE my kitchen cabinet. Turns out the bathtub in the unit above mine was leaking water and mold was thriving in my ceiling and walls where the water was dripping down. It took a full week before a plumber could get here and replace the upstairs tub, so water kept raining from my ceiling; not just in both my bathrooms, but the leak also left a puddle of someone else's dirty bath water on my kitchen counter. The massive mold growth in my other bathroom kept growing back for the week until the tub was fixed. Maintenance cut a hole in one of the bathroom ceilings to look for the problem which I understand. However, after replacing the upstairs tub, the hole in my ceiling stayed for 3 weeks, with mold growing all around it. I found other random spots on my walls where spores were settling, so it was floating around in the air (and probably my lungs). After 3 weeks, the rotting vanity in my other bathroom was removed, along with a HUGE hole in my wall that was there for about two weeks. Both were eventually patched, but after a whole month, I still don't have a replacement vanity. I had another service request opened when a panel on my a/c ducting fell off, making it impossible for air to circulate in my unit. The request was initially closed without anyone fixing it. It took a second request to fix it. I paid rent here, for a whole month while I did not have a functioning way to bathe. The unit was uninhabitable and I didn't even live in there. Oh, and I sent samples of the mold to a lab for analysis. The report came back positive for cladosporium in one bathroom and penicillin/aspergillus in my cabinet and other bathroom. Also hyphal fragments, which are indicative of a mold COLONY. Management: don't act like you have no clue what goes on here. I called, I sent emails and photos. I paid for a whole month I couldn't even live here. We pay a lot for rent and you keep the leasing office looking sleek and up to date while we get mold-infested units. Do better.
Pros: -Great location -Quiet neighborhood -spacious units Cons: - units needs renovations (tons of renovations outside but none inside) - rent is overpriced ! -charges pest control fees but never had pest control services since the 2 yrs I’ve lived here! -valet trash services monthly charges but very inconsistent ! -trash overflows regularly ! -leasing office NEVER answers the phone !
Had problems from the start. Took over a month to get approved. The office is always full of people complaining and long waits. No one answers the phone, ever! They lie alot and never fix things. Trash everywhere and we pay $35 a month for trash. $75 a month for just cold water because hot uses water heater which is an additional charge. Not as nice as the pictures look! I did love my neighbors.
DONT DO IT!!!!! Apartments are rat and roach infested. Office staff are rude, no communication, don't return phone calls or emails. Maintenance is slow and short staff.
Please go look at the property and not go by the pictures. I was moving to Georgie from out of town and did not get the opportunity to see the apartment face to face until I moved to Georgia (this was my first time doing this)! THE PICTURES ARE FALSE! Once I moved in, because I started a new job two days after move in date, there were at least 7-10 maintenance requests, which tells me they just threw together the apartment. The property is a different address from the office. The management team is dressing up the outside with improvements, but there are tons of improvements that need to be completed on the inside! BE AWARE before leasing, especially if you're out of town and are not able to see the inside of the apartment in person!
Doesn’t look safe. Staff was unfriendly on the phone and proved that walking in. Denied for ferrets, caged animal. Not worth it, wouldn’t bother
I heard a lot of things about the previous management company, but so far this new company is doing great, they are even fixing up the place.

This apartment community is amazing! It’s well kept, and beautiful, and quiet. Asia in the leasing office was extremely helpful and informative. She was also very nice and made me and my daughter feel so welcome. I’m going to apply asap and look forward to making Rosemont Dunwoody my new home.I would suggest his property to anyone looking for a home, or if like myself, you’re new to Atlanta. Just don’t take my unit because it’s spoken for.
The staff are very great beautiful apartments and also very safe place to be.. Brandon the Resident Manager is always helpful and polite !!Great customer service
I've had my issues here with Circa and Ecco 400. However, I've had no complaints with Rosemont Dunwoody as management. The property looks better. I've had my maintenance requests filled in a timely manner, pest control and I have been able to reach the staff by phone and email. ??
Do not waste your time! If I could do it all over agin I would’ve paid attention to the reviews. Management does not care about your issues or requests. They raised rent $100 more and pool has not been working in almost 2 months. Trash is everywhere an they refuse to discard it. Their dumpsters are always overflowing. Just save yourself the headache. Roaches are everywhere also.
They are remodeling the OFFICE BUT NOT THE UNITS ... so I’m warning you just because the office looks nice don’t mean anything - they have sewage leaking in my apartment from the one upstairs Holes in both of my bathroom- I wish I could post pictures and videos of how the units really look- IM NOT A RARE CASE we all think they suck
Figured new management would make it better. It didn't. They don't answer their phones, messages or emails. You have to call 5 or more times and hope someone finally answers. They literally do not care. All they care about is money and making sure you pay rent even though there is an issue with the amount you're being charged. They also over charge. The apartment complex is always dirty. The trash container is always overflowing. Theres vultures everywhere. The gates have never worked. The area is also not safe. Please look elsewhere and pay a little more than come here. You'll do yourself a favor
These apartments don’t even deserve one star. They are literally so disorganized, rude, and not one little bit helpful. To tell you that this is my 8th day with no air conditioning in the heat. I wouldn’t recommend moving in one bit. 0/5 stars.
Every time it rains my bedroom floods. I've called maintenance several times for the same issue. It takes them 6-8 hours before someone to extracted the water. My bedroom floor and walls are displaying signs of black mold and all they do is spray it down with a chemical instead of removing the drywall affected. I will not be renewing my lease.
There is no way this is 3-5 star apartment. The neighbors is nice and the location is great. The starting price is relatively low however that’s because the places are poorly maintained. My unit is 571. The place has had termites and rats! The rates are actually in the walls and I saw one digging through my trash. Reached out to management multiple times but all they did was send the exterminator with some sticky traps. That’s not effective what they need to do is seal up the wall and find where the rats are coming from. But again they won’t do that because they don’t do what is needed the only do what is quick and cheap. But hey I guess that’s what being a property manager is these days. Without integrity. Highly suggest you take your money else where.
Moderately spacious apartments, surprisingly quite community (Most of the time), with a location that can't be beat. But wait... there's more... Rats, roaches, spiders, lizards, leaks, floods, mold, all topped off with a single overflowing dumpster. That they dump everyday. @7am. Been here 5 years and watched the property change hands at least 3 times. Staff-Ehh! Use to be worse. Still needs to be MUCH BETTER. Maintenance-What's that? The only saving grace is the community itself. Safe, quiet, and lets not forget about that location. Have enjoyed living here, but this place has lost its shimmer.
I had a couple problems with my apartment. It’s hard for me to be able to physically go to the leasing office because of my busy schedule but once I went I understood the miscommunications via email and they helped me right away with my apartment issues. Good people working there for sure!
Poor customer service.. rude employees.. the apartment was dirty the day I moved in.. the apt was not service the day I move in. My complaints have not been corrected and its been to 2mths .. if I could give them a negative star I would.. I would not recommend no one to live here

I wasted time and money come down to your community. This was after I got a call from this company to set up the appointment. I came down and was greeted by Carla, who was Very Rude. I told her that I had an appointment and had an email and text confirmation. She said that she could not show me the he apartment because it was raining. I have toured several apartments previously and researched many complexes. I have never heardof this before. I do not appreciate my time being wasted. It has been raining all day and I never got a text or email relaying this. I don’t appreciate my time being wasted. Imagine what service would be like if you actually signed with them.
During my stay I had a bad bug problem that I reported multiple times including showing them videos of the easily hundreds of roaches I had vacuumed that were living in my fridge. They told me they would replace my fridge but never did, the exterminator came multiple times but it didn't help the problem. He sprayed around the cabinets but they would still come out at night. And they were always unresponsive. I called and wrote emails letting them know I got adopted a cat and asked what they needed from me and nobody ever got back. Following an inspection, they left a note saying I could face eviction if I didn't provide them with vaccination records and pay for the pet rent for that month. Then when I moved out, online it showed the full months rent charge despite my lease being up June 9th and me already vacating the apartment. I called four times on June 1st to try to get this taken care of, twice they said someone would call me back but nobody ever did. Then finally when I called again today they told me the correct charge but said I would have to pay a late fee because I didn't pay on the 1st and the only way I could pay them was a check in person even though I moved out of state. Then when I told them I was out of state they told me I would have to overnight them a check to avoid the late fee that I shouldn't be charged in the first place.
I requested additional information about this place on the Circa and Ecco Apartments website, and THEY called ME to set up an appointment to take a tour. I go down there and Carla, the person working, refused to give me the tour because it was raining outside. ?????????? They called me, they texted and emailed me a confirmation. What a complete waste of time and money. Not to mention TERRIBLE CUSTOMER SERVICE. However, no one communicated that I would not be able to see a place. The person who helped me Carla was very rude and unprofessional. By the way, the outside of the apartment and the leasing office were not that presentable. I can only imagine what the apartments look like, and how great the staff will be once someone moves in.
The maintenance is very Poor. The amenities is in bad shape. ECCO 400 - The security gates are not operational since years, the GYM and POOL are not maintained and are not in working condition. The cleanliness in the complex is very bad.
Takes well over a month for maintenance. Worst maintenance I've seen ever.
This guy made my quickly HORRIBLE day and overall experience with an employee not to be named, by just simply seeming to care. I was frustrated with a leasing agent misinforming me by a large degree and when they walked away, professional move evidently, he noticed and came in to ask me what he could help with. This guy kept it real as possible with me and told me he was going to handle this and just wait a moment. Sure enough he came back with a clearly wrong employee and his fix, now I am getting what I was told I would receive in the first place. He was very personable and treated me like another human being, a rare experience with this specific category of employees and businesses. For that I had to say something. Thanks for being real and taking the time to sort my mess out.
It has been horrible Since they have switch to bridge PM. the manager they have chose to be the face of the complex is NADIA I feel sorry if you have to deal with her. they took over the complex and changed how we paid rent, instead of sending out emails or putting a note on the door stating this change, we had to all figured this out for ourselves. I went to the office countless of times to find out. finally on the 3rd there was someone there, she gave me the wrong code. so I tried to go back up there the next day, but no one was there or answering there phones. no one was there until the 7th. I tried to pay my rent, and she told me it was a late fee. I told her I would not pay it. eventally she took it off. When I went to ask her just make sure if she took it off. she said " theres no late fee but I can add one if you". I ignored her and walked out to get the money order. she ran out of the office in front of about ten residents and said if you don't pay by today she would add another late fee. making me look like I don't pay my rent when I have never been late. I was extremely embarrassed
Too expensive hidden fees Roach infested outdated appliances floor boards rotted tubs need to resurfaced carpet needs to be changed. The rent office is updated and beautiful my apartment needs a lot of work my storage on the outside needs to be fixed I've been here 5 years and it hasn't been done
Location is great, close to Georgia 400 and I285, close to shopping malls Northpoint and Perimeter Malls , plenty of restaurants close by, Buckhead and downtown Atlanta are only a few miles away. Close to several grocery stores and gas stations. Starbucks and Dunkin donuts approx a mile away. Complex has just changed hands and the new management doing a better job than last one. Place has been cleaned up a lot but you will pay more for upgraded apartments. Downside is residents only have access to fitness center during office hours. The tennis court needs maintenance. Also, the dumpster needs to be empty more often as it is always overflowing and some residents let their children throw trash by dumpster instead of putting it in dumpster. It's an OK place to live, feels safe but too expensive for what you are getting. Maintence crew sucks, watch out if they say inspection, no one comes round to do one:someone was to inspect my apartment for water leakage ,did not show up neither did they show up to spray for coaches and ants. There is MARTA bus stop close by complex that goes to North Springs station and Dunwoody station. There are lots of kids in the complex.....there are two complexes, one at front and one in the back by a lake DMV is about a mile from apartment and the Fulton government center is close by for renewal of vehicle tag or to register to vote. Chattahoochee recreation with walk trail and bike path about two half miles away
