Just moved in and wanted to take a dip in the pool toward the back of the community. To my disgust, the pool is green… I moved here to save some money from my rent increasing in Buckhead. I guess you pay for what you get.

I have fallen in love with this community. The location alone is irreplaceable- life has become so simple because everything is in arms reach. I love living on the lake and waking up feeling so connected to nature. Bugs have not been an issue at all for me and I live on the top floor. The river trail is incredibly special, if you appreciate the beauty of nature and spending time with it you will love it here!

This apartment complex has a MAJOR pest control issue. I keep my apartment clean constantly, never leave windows or doors open, and I have had roaches, ants, spiders, centipedes, and a RATTLESNAKE INSIDE OF MY APARTMENT. I do not recommend this place to anyone.

Maintenance service request work orders are completed in a very timely manner.
The apartments are old. I can smell and hear the neighbors above cooking in their kitchen from my back bathroom. The AC links water onto your carpet when it is turned on in the neighbors apartment or your unit. SMH. This place is a Nightmare. They do not keep the breeze ways clean. They are very deceiving they look good as far as the landscaping but they have a lot of problems. The tenants speed through the property because no one in leadership has had common sense to put in speed bumps. Resident's cars have been hit and residents and their pets have been almost ran over.
Service request answered really fast... second time I needed since i moved in February and again nothing to complain at all
Rosemont has welcomed me with open arms. I love the tennis courts, swimming pools, and the help from the leasing places on places to explore locally. Recently, I had an issue with my cooling system, and with the heavy usage of the ATL summers had a leak. Andrew, the technician, came back to ensure the issue was fully resolved 4 days in a row. I very much appreciate the sincere customer service and highly recommend to people looking for an affordable yet caring community.
Rosemont has been the absolute BEST place I have ever lived! My boyfriend and I have lived here for 2 years now and not a day goes by where I wish we had moved to another complex. We have lived in 2 different complex's during our time-one of the townhouses and a top floor apartment. The only complaint that we had as tenants over the 2 year span was when the HD building was initially being built there was some noise, but they were very good about not starting all the banging until after people were already gone to work. Our neighbors in both buildings have been nothing but super friendly, quite, courteous, kind (especially when they heard my cat had passed away), and most importantly-young professionals just like us! The next thing I would say is a highlight about Rosemont is how tucked away this location is. Granted, it is right off the interstate, but the fact that you can't even see the complex from the main road explains just how tucked away this place is. While walking around the complex you only hear the occasional siren. Oh, and speaking of walking around the complex...in the middle of the complex is its own little pond. It has a beautiful footpath that surrounds it with plenty of birds, fish, turtles and ducks (oh and 11 baby ducks that were just born)! One of the features that was appealing to both of us was the fact that Rosemont has its own private access to the Chattahoochee! Next, the entire complex is gated in, which adds to the security concerns for most (at least for me)! During our time here, we only heard of one car break-in and the suspects were caught on the camera at the gate (idiots!) The absolute ONLY reason why we are leaving this beautiful place, is because we have decided to buy a home! We will miss this place for sure!! Oh, and most importantly, the staff here is truly amazing!! Tish, Sue, Jay, Charles, Andrew, and whoever else I failed to mention, are all just as sweet as can be! They are always there to help you out! I particularly liked that when we initially viewed these apartments that the sales person (unfortunately no longer here) did not hassle us to sign a lease-he allowed us to take our time, see other complexes, even suggesting that we see everything around the area first; allowing US to make our decision. The staff does a phenomenal job with keeping Rosemont looking beautiful, tending to maintenance calls in a timely manner, keeping the "riffraff" out, and overall, just being there for every single tenant.
Great place to live! The staff is amazing! Our leasing agent Jay is wonderful and always available to answer our questions! Service request are answered so efficiently that it blows my mind. Those guys are so polite too! I am really impressed with everything. (Valet garbage pick up, 24 hour gym, 4 pools, courts, a pond, a lake with nature trail, access to the Chattahoochee River National Park, pet washing, car washing, massage, breakfast, and more) The property is so beautiful and peaceful that you forget you are right in the middle of 75 and 285 and the stadium. I can not say enough good things about our experience here!
I have lived here almost 3 years now. I love this complex I feel safe as a single female and love all the nature. Being from the country I feel right at home here on this property with all the nature. Maintenance has been great as well, I put in a request in the evening and the very next day Andrew was at my door to fix everything. He was polite and did a great job with all my requests. I love living at Rosemont Vinings Ridge :)
The maintenance crew for this property is very professional and they do a great job. They always respond quickly and usually attend to a maintenance request the same day, and at the very latest the day after. They come prepared will all equipment they need and are kind and professional. They also do a great job of fixing the problem and if you are home, they'll ask if there are any other maintenance issues that need to be addressed. We have had many different requests over the course of the past 3.5 years we have lived here, and all have been fixed promptly without any issues. The maintenance worker always leaves a notice showing that he came with a description of the work that was done. We've always scheduled specific times for him to come meet us so that we can be home to explain the problem in person. We have even put in a request for replacing lightbulbs on the tennis courts and they addressed that as well. The maintenance team is very important, especially for an older property, and I think that this complex does a great job. It is one of many reasons we have enjoyed living here.
I have lived in Rosemont Vinings Ridge for 2 years now. This is an older, but nice community. It is extremely convenient for getting onto 75/285. I can be at work in midtown in less than 15 minutes. It is a short walk to the Chattahoochee River and the walking trail along the river. Also, it is 5 minutes from the new Braves stadium and The Battery. So nice. I was concerned about traffic during the baseball season but had no problems. As I mentioned the units are older, but I like the layout. I have a 2 bedroom. Many of the other complexes I looked at the bedrooms share a common wall. Here the bedrooms are totally detached with their own full baths. When I looked into Rosemont Vinings a couple of years ago Sue Rice was my leasing agent. She was so sweet and helpful. Answered all of my questions. To this day she is the only one in the office I will deal with. With so many residents and potential residents, I am amazed at how she always remembers my name. No apartment community is perfect. But I can honestly say I have thoroughly enjoyed my 2 years here.
This apartment complex is in a great location, and was a nice place to live under the old management (back when it was called Madison Vinings Ridge and the management was kind and responsive). The units are older, but spacious, and it is generally affordable for the location. So why the 1 star? New management is rude, uncaring, and generally unhelpful. Water is shut off to the units on a regular basis with little to no notice, sometimes for days at a time, which makes the place completely uninhabitable. All the while, the residents have been forced to pay an overpriced flat rate for water every month. What a joke. To make matters worse, management is consistently rude and unaccommodating in these situations. Appliances, etc. are all very old and bugs are a frequent problem. There was also a recent issue with crime that the residents were notified about via email (which to be fair happens at a lot of metro-Atlanta complexes). Not even close to worth the price or hassle in this instance. I would avoid this place at all costs.
I have lived at Rosemont Vinings Ridge since late December and have encountered numerous problems with management and the apartment since then. My apartment was not move-in ready and the carpets were completely SOAKED upon our move-in because they had put off cleaning until the very last second. Since then, the carpets have dried but now emanate a pungent odor that has not gone away as of today. As other have previously mentioned, the water is constantly shut off and all tenants are required to pay a flat $55/month for water services that are frequently off. Oftentimes, when the water is turned on, the water coming out of the spout is brown or off-color. The management is rude, unhelpful, and unwilling to help tenants. They attempted to accuse me of problems with my apartment that were there upon move-in and they sign for packages at the front office and never notify you that they did so. I had a meeting set up with management and she missed our scheduled meeting without so much as an e-mail or phone call letting me know that she wouldn't make it. There are numerous other apartment complexes in the Cumberland/Vinings areas with similar rates and much better apartments and management. I absolutely would not recommend Rosemont to anyone.
If I could I would give this complex a negative star. There are so many issues I had to take a deep breath before typing this. 1. The AC units are really old and loud. They are so loud you can't talk on the phone while they are on. When you initially take a tour ask to have the unit on, you won't be able to hear the person next to you. 2. There are several bug infestations. I've complained several times and have been promised that they would spray for bugs but still i see centipedes, roaches, spiders and moths. I can't go into my apartment with being followed by a gang of roaches. 3. The toilet makes a loud bubbling noise at times. If you flush while the noise is audible the toilet with overflow and cover the entire restroom and flow into the bedroom. 4. The kitchen sink pipes are loose so every time i dump a pot of water or allow the water t0 flow too fast they slip apart and water spills under the cabinet and onto the floor. 5. The front office has over billed me then under billed and then argued with me until i brought in proof and had them to cut the bill. When they realized they under billed me they left a note that i had to pay it in two days even though it wasn't my fault. 6. A apartment director never answers the phone but he managers in the front office are quick to pass you along to her when you have an issue. If i could go back i would've never NEVER EVER moved here.
I am a resident of Rosemont Vinnings Ridge Atlanta and very disappointed with this property. I have been living here for 2 years and very disappointed for the past few months. The maintenance requests take more than 4 days to be fulfilled whereas the TAT is supposed to be 48 hours and the office staff informed me that I raise too many maintenance requests hence it is not a priority. This is an old property and the AC units are old and never cools the apartment and toilets leak. But maintenance takes forever. On top of that, there is no water supply for more than 24 hours now. This is just frustrating and pathetic. This was a much better community when it was Madison. I would not recommend this to anyone.
As a current resident who has been living here for two years, I gotta say this was a better place before being sold to another company less than one year ago. Now things are in chaos..The website is really confusing, with no model pictures for floor plans, no selection for apartment number when you apply online, confusing links to resident portal. When paying rent online, residents need to pay $1.95 convenience fee, which is insane. For certain months, the system charged me separately for water and rent so that the fee was doubled. When I sent emails to the staff, they didn't really respond. Well, cool down. There are good stuff about this place too. I love the environment of this place, and the price is relatively reasonable for this area. I also like the fact that it is near I75 and Costco. I know the company is trying to make things better, like the new waste pick-up service and yoga classes. However, a little better is not good enough, they need to make things MUCH better!
I have lived in 4 different apartment complexes over the past 10 years and have never had such a terrible experience. Leasing agents will say anything to try to get you to sign a lease; I was told that my apartment would be upgraded soon so I should “get excited.” It turned out the “upgrade” was a repair on plumbing from the 1970s. This resulted in 3 weeks of not being able to truly live in my own home. Since I was unable to use my shower and bathroom and my apartment was filled with workers who would enter at 7 am, I was forced to stay with a relative. I asked to be compensated for the time I was unable to be in my home and was ignored for a month until I threatened to contact the Better Business Bureau. I was then given a laughably small amount of money because “that’s what we’re giving everyone who complained.” Ironically, the new plumbing didn’t address the pipes above my bed that had burst and sprayed onto my bed at 4 am a few months before. Additionally, you cannot trust the online resident portal to be accurate with what you owe for rent and utilities, and in the case of an error, the office staff will not get back to you. My move-out date was reflected in the online portal as being a month before it actually ended because of a “clerical error.” Then my final month rent, which should have been prorated, was not. When I went into the office, I was told they couldn’t help me and I would have to call accounting. When I called back, no one answered or responded to my message. It took a week of emails to finally get acknowledgement that I had been overcharged, and I am sure it will take many more weeks to actually get my money back. Maintenance may or may not respond to requests in a timely manner. It took 4 days for my smoke detector battery to be replaced, and no one showed up for my move out inspection despite my having scheduled it a week in advance. I had to call and then wait over 30 minutes for a maintenance employee to come do the inspection. Finally, you will be charged for pest control every month, but in my experience it was ineffective. As soon as the weather became warm, I felt like my apartment was crawling with bugs. If anything, I hope my experience will help others make a better decision. Save yourself the trouble and live somewhere where you’ll be respected!
I've lived here for almost 3years and was completely satisfied until the change in management. The new Rosemont management are so unhelpful and uncaring, they have taken away the class from the property. The new staff act like they're being forced to do the job, no enthusiasm whatsoever. I can't wait for my lease to end and I can move far away from this property!
I have lived in this complex for three years. I've never really had issues with it, I love the location, and I've always found them helpful and responsive. However, currently they have contracted workers to fix the plumbing in all the units. My building was told it would take a certain amount of time, but it is taking longer, and the workers have left my apartment a mess. I've had to shower elsewhere because they have not replaced the knobs on the shower yet. My belongings appear to have been thrown about and in large piles. Most disappointingly, nothing has been communicated all week from the management or front office. I did not even know the extent of the work until I actually talked to the contractors. Had the management communicated better, perhaps even told us to clear out certain spaces, I might not be as disappointed. I'm sure my unit is not the only one finding issue with this. There are still many things I enjoy about the complex. This experience has just unfortunately marred their reputation a bit for me, so I would advise others to be aware and hold the management accountable for similar inconveniences.
As soon as you moved in, the staff stopped assisting you. If there's a maintenance request or some problem with your account, they became so inefficient and indifferent.
After moving in Nov 2014, the previous Madison Vinings Ridge management was terrific. We're newlyweds with a 2Bd/2Bth apartment facing the private lake and enjoy direct access to the scenic walking trail, hiking path, corner shops, prompt office staff to assist in properly caring for our wedding packages as well as the efficient and friendly maintenance staff maintaining a 48 hour request turnaround. The only unfulfilled star represents an unfortunate falling tree incident damaging 3 vehicles during a thunderstorm. Although Madison staff was definitely helpful, hopefully the new Rosemont Vinings Ridge management will be proactive, maintaining the grounds. After a couple of months with our new management, I'll write an update and honest review. Staff Performance ????? Friendly, timely and available to discuss key concerns in-person, phone and online Staff Controllable Issues ????? Community recycling center is great, garbage compactor well maintained and in centralized location Environment ????? All surrounding areas are very safe as most neighbors are recently married with small children who enjoy outdoor activities during the evenings; Gated environment off tucked away from Cumberland Blvd. Property Improvements ????? Gym is relatively small along with the need for new equipment; Natural lake wildlife amazing but pressure washing needed for community gazebo and grilling areas due to seasonal ducks Apartment Feature/Appearance ????? I have lived in this apartment now for about 9 months and I have found my experience to be nothing but great. This was my first time renting and the team in the leasing office made everything so easy from the beginning. The apartments are perfect, they are fully updated and a fair price. The gym is not quite so updated but is good, the lakes are gorgeous (not to mention the turtles and ducks which are enjoyable to watch) and parking is also never a big issue. Overall the entire property is very well maintained, and the maintenance people are nice. It is also a great location to be at if you don't want to be right in the city, but want to be able to get there quickly and easily. I also love having easy access to the river (and so does my dog!), Above all I have been very impressed at the maintenence- we have had to put in two minor requests for maintenence in our apartment and they have come within hours and got the job done quickly. Overall I would most definitely recommend these apartments to anyone!
Madison Vinings Ridge Apartments My wife and I have lived in this community four years and appreciate its incredible location. Although one of the older apartment communities in the Vinings area, it is well landscaped and maintained. The area has a few new apartment communities around it; however, Madison has kept their rent below the market rate, making living in the area more reasonable. Here are our pros and cons of living at Madison Vinings Ridge: Pros • Signal light in front of community • Immediate access to I-75 and I-285 • Convenient to Cumberland Mall, shopping, theaters, restaurants, Kroger, gas stations • Pond with a walking trail and wildlife • Direct access to Rottonwood Creek & the Bob Callahan Trail • Great maintenance staff and prompt service • Courteous and helpful office staff • Reasonably quiet Cons • Older property • Occasional water outages Overall, we have enjoyed our stay here at Madison Vinings Ridge. If you are looking for location and value, this is your community!
These older garden apartments do not have luxury interiors but they are roomy but the kitchens are small. The grounds are well maintained. The pools are always clean and the management offers free tennis lessons once a week. It;s very peaceful here and very close to shopping, to the restaurants of Vinings, and only 15 minutes from downtown via I-75. Definitely worth a look.
Ever since we moved to Madison Vinnings we were always supported with prompt service and assistance. We love the way the kind of response the leasing office executives give and give out best. Its a huge community and they maintain it well.
