Just three and a half miles outside the heart of Downtown Columbia sits the neighborhood of Rosewood, one of the city’s most distinct and well-known communities. You’ll find mostly single-family homes for rent here, but new apartment communities are popping up closer to Five Points and Williams Brice Stadium. Charming ranch-style homes and towering trees give Rosewood a vibrant, laid-back atmosphere, one that’s punctuated by all the of the offerings on Rosewood Drive. There’s upscale brewpubs like The Kraken, long-standing burger spots like Rosewood Dairy Bar, and convenient local grocers such as Rosewood Market & Deli.
Rosewood’s location is near perfect; in five minutes you can be on Interstate 77 for a commute almost anywhere, and in the same amount of time be in the heart of Columbia on Main Street or Five Points.

Property Ratings at Rosewood Gardens
There are no hookups in the apartments and there are only 4 washing machines shared with well over 100 apartments. And 2 of those washing machines are out of order. The laundry room is filthy and tiny with nowhere to set your clothes while you're loading the machines.
It's a shame they're putting so much into renovating but not taking care of the major issues first. The brick feature wall is a waterfall when it rains. The newly painted walls and ceiling are brown already from water damage. Management doesn't seem concerned with fixing these issues.
I love how close I am to everything. Im minutes from Downtown stores and restaurants. Upgraded.
I can never get in touch with them day or night. I done left message after message but still won't respond. Very poor communication skills. My sliding door didn't have a hinge to lock it. It just had something like a curtain rod. Anybody could have gotten in while me and my child was sleeping on ground floor. The office never was open due to coronavirus but they managed to still collect our rent. When we needed anything they were no where to be found. I had somebody going to pay off my rent for Corona time and I slide them the info but they never followed up so I lost it. I guess they didn't want to get paid but still managed to put a notice on my door wow but it was their fault for not doing their job. VERY VERY POOR COMMUNICATION AND MANAGEMENT. THE MANAGER NEED TO CLEAN HOUSE AND GET EXPERIENCED PEOPLE WHO WANT TO WORK CAUSE HE/SHE MISSING OUT ON GOOD MONEY.
I use to love it here, because of my daughter and the school district. Great memories. The residents are great. But the management....awful! They took my deposit without me knowing until it was time to move. They also charged for bug spraying, and new blinds when the blinds were old when I moved. It’s absolutely nothing like the pictures. Still under investigation about my money orders and others rent stolen out of their office! Nasty attitude, not fixing things, ceiling leaks every time it rains....when u put in a work order it’s awful! Rent keeps going up, late fees keep rising, but nothing getting done. I left, and I would have stayed for sentimental reasons but Ashely was a thorn in my side. Corporate needs to call me or email me personally. This was sad, and terrible.
Mrs. Ashley in the front office promised me and boyfriend so many things as this was our first apartment. Never came through on those promises. We will be done with our lease in may we never received our screen for our patio door which made our light bill increase over the summer . We have leaks from our kitchen sink as well as dish washer . Our fridge constantly went out due to bad plug . Only two cable connectors in the whole apartment works and when we told her she said it's only two of us how many do we need . The heat and air went out several of times and took a long time to get fix . The maintenance crew has no idea what they are doing . Teddy came to fix our heat and it continued to go out . Do not move here it is not worth your money they are money hungry and also our second night out here there was a shooting. Trash is constantly overflowing. Pool was closed almost all summer and not cleaned.
Office staff is very friendly polite and helpful maintenance was fast and friendly my fiance and I just moved in have very little complaints seems to be really quiet around these apartments I would recommend it to friends.
I've lived at Shandon Crossing for almost two years and its been fine. The property manager is really great and really receptive to all complaints. She gets things resolved as quickly as she can. She let me take down the blinds over the patio doors and put up blackout curtains to help eliminate the amount of heat coming in during the hot months. When my A/C broke, I got a brand new unit and it works great! The exterminator company that works for this property is really great and they do a great job (bugs are a problem everyone in SC, so its good to have a good company to rely on to help with that issue). Its an affordable place to live and really close to restaurants, grocery stores, public library, and several banks. Its about 10 minutes from the University of South Carolina so its convenient for students, particularly grad students who want to be close but not too close to campus. There's plenty of parking and the apartments are spacious. I have more space than I really know what to do with. A downside is that there's no on-site laundry facility, but there's a nice laundromat (Splash Coin Laundry) down the road and the owner of it is really nice. There's a swimming pool here and a playground area for kids.
Pros: 1. Affordable rent 2. Balcony Apt 3. Nice Club House 4. Play area for kids 5. Nice size apartments 6. Ample parking 7. Quiet most of the time 8. Landscaping is usually ok Cons: 1. Cockaroach infested (caught several crawling on the bed). So if you are afraid of bugs especially Cockaroach this is not the place for you 2. Nothing is ever fixed in a timely manner but when it is, it's done very sloppy (usually breaking down again) 3. Breezeway lights go out and are never changed 4. People hang out in the Breezeways and on the stairwell (came home to a broken crack bottle in front of the apartment door) 5. Cigarette buds all over the complex 6. Neighbors (you don't know) knocking on the door asking for things 7. Mailbox are old and appear to be messed with at times 8. Management doesn't seem to really care and are very unprofessional at times 9. Widows don't open 10. Old dirty carpets, cabinets, fridge, stove, etc. I could probably go on with the Cons but I hope this helps. I try to be fair because I know no complex is 100%. However, if I had someone tell me what to expect before I moved here or if I knew then what I know now, I would not have moved her. Shannon Crossing is the type of complex you move into until you can afford to do better.

My apartment has bad plumbing. The air conditioning is going out, my tub is peeling, one of the kitchen sinks doesn't work, the ceiling is peeling and falling on the floor when the apartment gets to humid, holes in the wall and the air conditioning is leaking inside to the carpet is soak in the living room. Also the apartment is not insulated good so in the winter it gets really cold in the bedrooms and really hot in the summers
Nice and quiet, not thee greatest place not the worst. No laundry facility or Washer /Dryer hook ups make for a major inconvenience. The rent makes up for it though.
