While historic Downtown Roswell is best known for its amazing restaurants, there's much more to this walkable, tree-filled neighborhood than places to eat (although -- you'll want to try them all). The wide, brick sidewalks feature outdoor cafes and benches for relaxing and enjoying the atmosphere, while the Heart of Roswell Park provides a gathering spot for residents to relax and enjoy a picnic. The boutiques, art galleries, and specialty shops are ideal for an afternoon of shopping.
Smith Plantation, a historic house museum, provides a glimpse into Downtown Roswell's past -- the home was built in 1838 and is open for tours. Other historic house museums include Barrington Hall and Bulloch Hall. Downtown Roswell is close to several beautiful parks along the Chattahoochee River, including Vickery Creek Falls Roswell Mill and the Chattahoochee River National Recreation Area.

They have done a great job at making the apartments and amenities look amazing, which therefore lures people in before they can experience the most cheaply built building in the area. I have lived in many apartments before and have NEVER experienced noise transfer like I have here. It’s very obvious that the community was thrown up as quickly as possible and with as many corners cut as possible. As many other reviews have stated, the amount of noise that the people living above us produce is ridiculous. We wake up to it at about 1am every single night even with our two noise makers and a fan on. We live near (but not directly next to) the gym and even a slight dropping of a weight causes a loud rumbling through our apartment that shakes glasses in our cabinets. Even though the pool hours are allegedly “strictly enforced” we’ve had to call the curtesy officer many times to kick out groups of loud pool goers well after the curfew (I will say the officer is very helpful and responsive for noise complaints though). The floors look good but are also extremely cheap. They scratch very easily and I’m sure we’ll be charged for that when we leave. They’re also impossible to keep visibly clean with light colored pets. While we do really enjoy the location and social feel of the place and do have a great communal area to host friends, it’s not worth the price nor the insane amount of lost sleep from noise. Everyone in the office has been nice and somewhat helpful... but not much can be done to correct my biggest grievance which is poor construction.
The community is actually very nice. It’s a young professional community for the most part. However, I live in 1105 which is next to the main road. It is super loud and the people above me never stop. From abt 6 am until abt 12:30 at night they NEVER stop moving and it is killing us. It’s almist as if they are wearing step counters and try to better each day. My wife and I are leaving bc if it. We talked to management and had to pay to move. Unacceptable. I wil say typically when something needs fixed, they are on top of it. I would hope other parts of the community are far better. Just be careful with mine. You won’t sleep and will get aggravated. Sorry I’m leaving but it’s necessary.
We just moved from Roswell City Walk and miss it very much! We are moving forward trying to get a house of our own. My Family and I have had nothing but great service by the staff and kindness from the residents. We truly enjoyed living at this nice, new, and well located community. The pool has always been welcoming with respectful neighbors to share, as well as the gym and pool table room. The only response I have relating to the office staff is that they are awesome and far better than any other location I have been. I have never had an issue with them not being responsive or not making my family feel comfortable. Christy, Jill, Chris, Nick, Leo, Jose, Jackie and the rest of the maintenance crew are awesome! We moved in when they were still under construction and their office managed it well. I also enjoyed their resident events planning. They had food truck nights, nights on Canton Street at different locations, and many more ways to mingle with our neighbors. The two people who throw those get togethers are doing a great job! The residents were always polite and friendly. The dog park was a great and needed amenity. I can understand the frustration with some residents on the parking, but it was not the office personnel fault. Either way, I wanted to do a review for this place because it was truly a wonderful experience for my family and I. We never had to worry about our security, pest, comfortability, or entertainment. As far as the pricing went.... It's Roswell. Joseph Johnson
I agree with the prior reviewer that there are a lot of hidden costs for such an expensive, small apartment, such as mandatory internet and cable costing $90/month. Properties have this practice generally get a kickback as the residents are ineligible for new subscriber discounters. My biggest gripe is that once you move in, you realize that the builder really cut corners by reducing the number of shelves in the cabinets or didn't think ahead about sizing the rack in the coat closet to allow you to put boxes on top without lowering the rack using power tools to lower it. But the most annoying corner that they cut was putting screens on the windows. My unit is by an open draining ditch with standing water, and I get moths, bugs and mosquitoes in my apartments. I cannot get a straight answer from the office. The first one I spoke to said that since it's a "historical" building, it wasn't allowed (but I can spend my own money at Lowes for them), another said that the company would reimburse me for buying the window openers with a screen and she would get back to me with the specs needed, which was almost 2 weeks ago), and, finally, the "Johnson" in the office who said that the screens look terrible and his solution was to buy mothballs to prevent damage to clothes. Obviously this genius had never used them in a 700 sqft open-concept apartment. But he did proceed to tell me how it "was" when he lived in the jungle. To this Einstein I say that these apartments are very pricey, and should be a better quality of life than living in the jungle. The Pros: Very nice neighbors. Nice leasing staff, who really don't follow thru The Cons: Cheap construction. It sounds like I have an elephant living in the apartment around me. Security doors are often left open, leaving packages and storage units at risk.
After several weeks of looking and very few options that combined convenience, location, reasonable affordability and amenities, Roswell City Walk is a great option. The location is the top draw as it is a short walk to so many great restaurants and great nightlife however there are still some sketchy areas not far away. The apartments are brand new and obviously clean and while a little more pricey than they need to be, they seem to have created a nice option for anyone looking in Roswell. Be sure to get clarity on upgrades (ie. cable) as there are a lot of hidden costs and the units are smaller than average but overall I am happy with the apartment.
Roswell City Walk is a great apartment in a great location. We are only a 5 minute walk from the shops and restaurants on Canton St. The buildings are new, and really well done. In addition , the staff is wonderful with any help you might need. I would highly recommend this place to anyone in the Roswell area.
