Property Ratings at Roxbury
I moved in last year and I have maintenance requests still not resolved from several months ago. I don’t have a working A/C and there is a leak in my apartment. I’ve contacted staff many times without a resolution.
Unfortunately I would not recommend the Roxbury Apartments. I was moved into a unit with an a/c not working properly. It reached up to 86 degrees and it took over a month before maintenance even came by. They've done a quick fix and when I cook the temperature still rises to 80. The women in the office are the most nonchalant women I've ever dealt with. I absolutely would not recommend these apartments.
Unfortunately I can not recommend moving here under any circumstances. While the property and location itself are nice, the maintenance and management is abysmal. When we moved in they were not ready for us despite having 4 weeks notice of our move in date, still had the builder locks on the doors, and we did not have a refrigerator in the apartment at all. While they did fix those in the first week it took another 4 weeks for them to fix our A/C issues, and we are now going on 50+ days and they still have not addressed our other move in complaints. Despite this the property manager refuses to compromise on our lease, still charging us full price despite not being able to fulfill their requirements of adequate maintenance. It is unfortunate that these problems plague what would otherwise be a great apartment community, but as of speaking with management today I was told that over 30 other units don't have working A/C and they still have no reasonable timeline before they can address our original move in complaints. They have no ability to maintain the property and will not carry out repairs unless absolutely necessary. They will instead make promises they cannot keep and then blame everything on having abnormal circumstances at the moment, but at this point the abnormal circumstances have been ongoing for over 2 months...
Wanted to see a model home stated “they didn’t have a model home”. Lady at the front was rude and had a nasty attitude. Don’t make anyone feel unwelcome. You don’t get future residents like that!
water leak is terrible water has been leaking for a month still not fixed. Nats are everywhere due to the water leak, a nat was in my bread and cereal boxes ??. hidden fees are another issue it’s about a 50 extra fee added to the rent

The environment and the people within are great, the issue is the service after moving in. It’s obvious contractors were hired to do quick work because outlets in all rooms don’t function, the heat had to be fixed in the first month and there were even fuses missing from the fuse box. The maintenance team is run ragged because they have to pick up the mess from whoever did the work to begin with. Worst of all is that the air has gone out at the onset of this pandemic but the offices have been closed and the maintenance team sent home for the foreseeable duration. If you have the money to live here just buy a house, you will at least be in control over the time it takes for a problems to be fixed.
I would not recommend moving here. Maintenance is terrible, my ac went out and was not fixed for a month so I was not able to live in my apartment due to it being 100 degrees. You would think that since there are so many reviews about AC being out for so long that management would do something about it but no. There are roaches. All of the renovations are done at the bare minimum and very poorly. I have multiple cracks and leaks in my ceilings and they have not been fixed properly. The parking lots were recently redone and even that was done at the bare minimum! Just waiting for my lease to be up and I will not be living here again.

Love living here. Literally dead center of the city— a main reason why I chose Roxbury. Close to 4 major exits (Poplar, MT. Moriah, Ridgeway, Kirby Pkwy) Quiet neighborhood. Beautiful old/modern interior. However The Roxbury needs significant improvement with maintenance requests and fulfillments. Front office sometimes have not properly submitted maintenance requests. Or have not followed through with their promises. Would have to continue to follow up to see if any progress has been made. Maintenance team has changed at least 3 times in the year I’ve lived here. Air conditioner went out this summer and waited 2 months for it to be repaired. Also requested flooring to be fixed up 6 months ago and have followed up at least 5 times and it still has not been replaced/patched up. Also lost out on $500 off my rent for referring a friend several times due to the “fine print”. In order to receive it, the person must put your name as a reference on their initial Application. They will cheat you out of this promo!!! All in all the bad does not outweigh the good. Can not see myself living anywhere else for the amount of space you get for the price.

The staff 6 months ago was awful and incompetent. However, there is a whole new team of office staff, management, and maintenance. The renovations were originally done very shotty and the staff did not seem to care. The new staff however is doing their jobs and going above and beyond to make their tenants happy. My husband and I had tons of issues that are just now being taken care of by the new staff that the old staff failed to follow through on. The ladies in the office are much more professional and diligent in their work now.
This place is TERRIBLE. I’ve had nothing but issues with my apartment not being ready when I moved in and multiple roof leaks plus other damaged things that take 2 months to fix. Not to mention I was out of air conditioning for my first two months here. Don’t let them fool you, the office staff and just plain rude. They don’t care about helping as long as they’re getting paid. DO NOT MOVE HERE.

I am not sure where to start on this apartment complex. So I will start from the beginning of the new ownership. They are unprofessional, deceptive and liars. No one accepts any responsibility for anything that happens on the property. The new owners seemed to forget that there were tenants that actually lived on the property and your property is of no concern to them, that is what renters insurance is for. Renovations would tell you it was a leasing problem and Leasing would tell you it was Renovations problem and don't even try to call corporate; they were just as tone deaf. This may be a great place to live once they get done with the rushed renovations, before moving in make sure you a separate bank account for tire repairs. This place has contractors that do not care about dropping nails on the ground or start banging at 6am renovating empty apartments. The Leasing staff, well they are a breed of their own, once they get you onto the property you are no longer their concern. Make sure that your renters insurance will cover everything; (a hint, renters insurance don't cover tires, a heater that no longer works or the air conditioning unit. If your flooded because the water heater is in the attic your covered. Auto insurance does not cover damaged tires either, its wear and tear to them.) Maintenance is working with what they are provided. They were great, actually better than the office staff was. I would recommend that they have a Leasing person and then a person to handle residents, the manager was never there and would lie to keep an argument down. It is almost like they are treating this place as a HOA, once your in your responsible for everything. The gates are a joke, they claimed it was security, you are safer without them. There were a couple of elderly tenants in the condos adjacent that felt safe in their homes until their homes were broken into and they were assaulted. Once again, I think their is potential for this property, once they replace the office staff and finish their renovations. Good Luck and patience, you are going to need both when your furnace is sitting on your patio in 32 degree weather, or no air conditioner on a hot 95 degree day.
Great area, and the new gate was a great addition, but as previous reviews have stated THEY SIMPLY DO NOT CARE ABOUT THE TENANTS! Maintenance is completely awful, it's actually worse now that management has changed, probably because there is only 1 maintenance guy for over 500 units now & clearly he is stretched thin, but with rent being so high you would think they would hire more people. All the new construction is causing more issues into other units, A/C unit keeps malfunctioning all of a sudden, flooding in my unit from water coming from upstairs renovation ruined my carpet,no one ever came to correct it, so I have to smell mildew every single day. A/C unit broken, resulting in more water damaging the carpet. They literally take 2-3 weeks to correct anything, and some issues you just have to ignore because they will never come. Completely inconsiderate but expect your money every month for the horrible living conditions.
I have lived here only 2 months and this place has been a sham since day 1 where my air unit went out. The management does not care about its tenants and forget about getting anything fixed in a timely manner. Oh did I mention they have RATS!! I've heard rodents in my walls for weeks and reported it to the office that doesn't seem to care at all. Rodents in the walls turned into rodents in my kitchen eating bread in my pantry at night. The office refuses to let me out of my lease and not to mention they did not cover any holes in the apartment where the rodents may have entered, WE DID. I would really advise no one to move into this place. Upgrades are cheap and rushed, no quality. This place is old and falling apart. Please don't waste your money! One star is being generous. 1/2 star would be more than I would rate this place.
Having been a tenant for almost 3 years, I am more than frustrated with the new owners and management of The Roxbury. Initially the new management tried to make the current tenants feel at ease by jumping quickly onto taking care of maintenance orders, but as renovations began in 2017 and continue, work orders have gone to the wayside. Many people have air conditioners that aren't working, water leaks and other issues that aren't being addressed or taking care of. Their excuses for not taking care of the work orders are outnumbering the number of work orders. One excuse in particular is that there is only one repairman taking care of the issues. So, it could be a couple of weeks or more before my issues are taken care of! Unacceptable! At least hire a contractor to help out with the a/c issues for goodness sake! I never fail to pay my rent on time but this is the "thanks" I receive in return..."thank you for being a great tenant but your comfort really doesn't mean that much to us. We'll get to you when we feel like it". So, if keeping great tenants is so important to the Roxbury, their actions surely don't match the rhetoric. Moreover, after seeing much of the renovation work being done to some of the units, I am appalled at the poor workmanship so far. First of all, the new doors that have been installed have many gaps and aren't being sealed properly. You can see daylight around the edges. I had to seal up the doors myself. It doesn't matter to the Roxbury if our utility costs go through the roof because of this. They just want to slap on the "new" stuff and hope that it doesn't fall apart anytime soon. I can't believe they can actually get away with demanding $200 to $300 more a month in rent for putting lipstick on a pig. Sure, the face lift is long over due but it doesn't do any good when the quality of the workmanship is severely lacking. I could add much much more, but you get the picture. Having said all of this, I would caution anyone who is considering making a move to the Roxbury. If you intend to look at the property, ask to see a newly renovated unit instead of the demo. After all, more attention was made to the demo than any other unit. Currently I am looking for a house to rent or buy. At least I would feel justified in paying the higher rent or mortgage.

Worse place ever!!!!!!! I’ve been living here almost 3 years and have seen the drastic decline. Since changing ownership, maintenance doesn’t fix anything and management is not cooperative in correcting any concerns residents have. The rent has gone up $ 300. It’s not worth staying here. Can’t wait until my lease is up to leave!
The property is old and was recently bought out by a company from out of town. They jacked up the rent and are basically running all the current residents out. The new front office staff is horrible to deal with. They have no respect for the residents. And their idea of maintenance or security is a joke. They are trying to slap a new coat of paint on the walls, replace carpet that should have been replaced long ago, and hiring new staff who address you as if you are poop on their shoe, and act like all this is an upgrade worth $200 more for rent. Stay away. You can rent a house for what they are trying to get in rent.
Do not rent here! You can't get a simple repair done in less than two weeks of daily phone calls. They are owned by some enormous, out-of-town company that does not care about ANYTHING other than their ledger. My AC has been out for six days during 90-100 degree weather, and they still can't commit to when it will be fixed. They refuse to offer me even a token consideration on my rent for six-days-and-counting of an unlivable apartment. The apartments are shabby and broken down. I have been miserable with them as my landlord!

From the outside looking in the apartments appear to be nice. Onthe inside they are old and outdated. When something breaks its months before its fixed. If you live in the front your mailbox is in the back so no quick trips to the mailbox
