Property Ratings at Royal Belmont
The Royal Belmont is a great place to live - if you can get the correct room. The facility has always been clean, the staff friendly and diligent, and I have not had any major maintenance issues. The leasing process was straightforward and there is a diversity of residents in the complex. While moving in, there were no complications or damages with my room and the features are as advertised. My major concern has been the price and noise. I live in a center facing room, and have been working remote. Earlier in the year, yard maintenance would make the walls seem non-existent. While this is not a major concern, as yard work is inherently loud, the thin walls is a theme for the apartment. I am not only aware of what is going on in the lot, but I can hear the main door open/close every time, casual conversations (normal speaking volume) in the hallways outside my door, weights being dropped from the gym downstairs (albeit infrequent), the elevator constantly moving (and the dings), and worst of all, the drumming of my ceiling due to footsteps from my upstairs neighbor. While I was told the acoustics of the ceilings would not be an issue, I recommend you check yourself before signing. The other reviews are not downplaying the rattling at all. I am unable to afford a lease break, and have resigned myself to continue to just accept the symphony as part of living here. While bearable, I expected better sound insulation considering the cost of the lease.

Your happiness here will be entirely dependent on who your neighbors are. My first couple of years here were wonderful. Then people moved in above me who have caused the past year to be a nightmare. They are extremely noisy and do not alter their behavior no matter how much I ask them politely. After months of pleading with them and being unable to sleep, I finally noticed a decrease in noise, only to find a few weeks later that they bought a puppy. It barked for hours on end, which led me to make noise complaints. Now, in what I assume is their attempt to get the dog to be quiet, they leave it outside on the balcony (above mine). I recently discovered dog urine all over my balcony furniture. The management tries to be helpful, but there’s little that they can legally do.

I have lived in apartments over the years in multiple locations, some were built in the 70s, but this place has the worst sound proof. You can hear your upstairs neighbors, as well as their neighbors, and beyond. If you ever want a good night sleep, an afternoon nap, a quite time to work or to read a book, don’t live here. We have been tolerant for 2 years and don’t want to cause any trouble, but recently we decided to ask the front desk to do something for us: ask the upstairs neighbors to keep it down. Instead, they asked us to keep it down, don’t start any trouble, and do nothing about it. Well, nothing has changed after they said multiple times “we’ll take care of it”, instead, they offered us to move to another unit like we are the ones to caused the noise. This place is not close to the T, the heat/ hot water unit is consistently down at least twice a year, management is not going to solve your problem when you need them, worst sound proof. You can find a much better place with the same rent.

We wish we read real reviews before we moved here about a year ago. Other residents have posted real reviews, but were paid to remove them. We will not remove this, and will re-post if management tries to remove it. These are the known issues at the Royal Belmont: - No soundproofing. Metal beam construction. The floors and walls are like a giant drums and your pictures will rattle, your plates will jump off your table. Sleeping or any quiet time is impossible. Residents have reported elevators and HVAC units noise level readings at over 90 dBA. - The pool and any shared spaces are monopolized with families and their many small child - English is not the common language spoken at the Royal Belmont. - Alewife is not realistically walkable, especially at night. No streetlights. - The lobby is decorated well -- don't be fooled. This is the only thing appearing "luxury" about this place. Getting paid to take this down is not going to happen -- we want to help the next person because we would never have moved here if we got these facts.

This is a great place to live with all its amenities and beautiful apartments. Rodyl at the front desk always has a smile when she greets anyone and goes out of her way to help residents and Mickey from maintenance always has a kind word for everyone. If you need something done by maintenance they get right on it and no more endless waiting games. These are just examples of how friendly it is here. We just renewed our lease and plan on being here for quite a while. And if you have a dog, there is a dog park and plenty of dogs that socialize together.
