Property Ratings at Royal Farms
When you live here, you're only paying for the location. I really enjoyed the central, quiet area of the apartments and the safety of the neighborhood. HOWEVER, management is disorganized. The voicemails are often too full to take messages and you get different answers every time to talk about an issue. The quality isn't great - doors and drawers were often a problem. You'll hear all the noises from your neighbors because of thin walls and ceilings. The gym is very small and often full or not fully functioning. They will overcharge you upon move out for "damages", so be aware of that. Overall, I thought it was only okay living at Royal Farms.

I have lived here for about 2 years now and I honestly am looking forward to moving out. I have had so many issues with basic maintenance problems in my apartment. Over my time living here so far, I have had problems with my AC where it completely froze over and my apartment was 80 degrees. This problem happened twice and made my bill sky rocket over 50 extra dollars. Which is a lot in the scheme of things after rent is added up and utilities. When I talked to the leasing office the first time around I was told nothing needed to be replaced or fixed and they did nothing about my insanely high power bill. This issue happened again and the maintenance employee informed me it wasn't done right in the first place and it should have been replaced. He also told me this definitely would make my power bill very high since it was running and producing no air. But still, Royal Farms didn't help me at all with the cost and didn't really act sympathetic in any way. I feel this was not in any way my fault but I had to deal with the consequences not just one time but twice in a time period of 3 months due to the utilities not being properly maintained. This was very irritating. When I asked again about my power bill they had nothing to say to me. I have also had problems with my fire place since I moved in, it really has never worked. My blinds break with just everyday use, along with the towel racks in the bathrooms. There has also been a huge issue with bugs everywhere in my apartment. They come out and spray every month, but it is just gross and I have never had this issue anywhere else. I understand things eventually have wear and tear but I feel frustrated because the issues seem to be just half fixed or not even done for me when I asked multiple times. Some of the staff has been rude in my opinion but the newer staff seems to be nicer. Although they are nicer, there seems to be a lot of confusion and miss communication between them all. I was happy to live here when I first moved in but I have had so many issues and at this point I am just over living here and looking forward to the end of my lease. For as expensive as it is to live here, I should not be this unhappy. I don't think I will be renewing another year and I hope other people don't have as many issues as I have had. I also have photos of all of this, but they won't seem to show up in this post when I upload them.

I have lived here for over a year and think that these are great apartments! The ground are especially nice and they really take the time to maintain everything. The pool is one of the nicest I've seen at an apartment complex and all of the other amenities are great. I have never had issues trying to find parking spaces, they're are always plenty for guests too which is nice. I never have an issue with noise in the area or in my apartment. Have never had any maintenance issues and the staff and management is always vey friendly and professional. These apartments are very family friendly and I enjoy living here! The neighborhood is fantastic I love that I could find an affordable place in the Cottonwood Heights area.
Living in Royal Farms Apartments has been my first experience with apartment living; over the months of searching for an apartment, I had read too many apartment horror stories to count, I had simply come to expect that apartment living would never be like home living and that I'd ultimately just have to deal with problematic circumstances and uncooperative landlords. Royal Farms Apartments has shattered that notion for me! I have had very few issues within the apartment over the past year, but the few I have had were all dealt with immediately. If there was a problem with something in the apartment, I'd let them know in the morning as I left for work, and when I returned from work that night there would would no sign of there ever having been an issue. In addition to that, on the rare instances where something needed fixing, they always thanked me kindly and genuinely for bringing it to their attention; I have never felt like a nuisance, but rather, a valued member of the Royal Farms community. On that same note, the Grounds Crew has always been very cheerful and professional as well; they always wish me a good morning when I see them, and as somebody who drives for a living, I'm quick to recognize how consistently courteous they are when driving their golf carts around the complex. I can honestly say I haven't had any negative experiences with the apartment or the staff here at Royal Farms, and I would absolutely give them the highest recommendation!
Quiet community, kitchen with granite counter tops, huge walk-in closet, great price for the location. Only downside is the one person kitchen, it's pretty small but works well and looks great!
I moved here from Chicago in 2014 and chose Royal Farms based off pictures I saw online and nothing else. When I got to our apartment I was so pleased. We stayed almost a year in our first apartment and when a 2 bedroom was available we signed a year lease for the 2 bedroom! We have been fortunate enough to have great mountain views at both of our apartments. The grounds are well landscaped and maintained. They recently added a dog park and our dog absolutely loves it. The complex as a whole is very pet friendly, Royal farms even provides bags for your pets waste. The complex is a turn away from the major highways so commuting to work is really fast. Office staff is always nice and helpful as well as maintenance. There is a great mix of residence from younger adults to old. The inside of the apartment is really nice as well. I live in a vaulted ceiling, 2 bedroom 1 bath and it is the perfect size for my boyfriend and I and our dog. All the upgrades are really nice and modern. The washer and dryer that comes with the apartment is also really good. The only negative thing would be the breed and weight restriction they have for dogs and only having one covered parking spot per apartment.
This is an excellent place to live in Cottonwood Heights. Convenient freeway access and near lots of shopping and food. The maintenance staff is always very friendly and responds very quickly (even on weekdays and holidays!). Plus plenty of parking for visitors. They have great amenities like a pool, a dog run, tennis courts, racquetball, plus a pond with ducks. The apartments themselves are fairly upgraded, well-kept and quiet.
I've grown up in apartments my whole life, and 25 years later I'm living in the same apartments that I lived in when I was little . They have very nice landscaping and very friendly maintenance workers. I feel very safe here and so do my children. It is very convenient to the free way, grocery stores, schools etc.. They do seem to be a little more dog friendly than children friendly, as they built a dog park instead of a children's playground, so we might have to get a dog..:) It would be wonderful to recieve free rent as a single mother of 3 children going to school, and I would be beyond grateful.
