Property Ratings at Royal Isles
The office never, ever answers their phone. Very rarely will they respond to emails. The gym seems to always be closed. Music is blasted at all times. Maintenance is lazy and unqualified. Imagine the worst possible qualities of a management office and you will have a fairly clear idea of how the Royal isles is run. Don’t let the “under new management” fool you. They have done nothing but completely lockdown their office to hide from their tenants. The apartments leak, and they spray paint over the water damage. Seriously, an awful place to live. If I can save one person from having to live here I’ll have done my job.

Management is not existent, but when they rarely are they are extremely rude. I put in my many maintenance requests when I moved in and they said they would be done within a week, it’s now been 3 months and they keep making excuses, no action has been taken, the phone number is not accurate and nobody will answer. I have to keep going into the office (which they constantly close almost every 30 mins) When I finally get in contact with them, they shoo me away like I don't live here, they voided my move in special without telling me and won’t help me or even look into it. You will get scammed living here. Cons: This was my first apartment, and what a mistake it was. Looks nothing like the pictures, all repairs and construction was super cheap and of poor quality, smelled like cigarettes, still does after living here for 3 months, the AC gives off a horrible smell, shoots dirty debris everywhere, and is over 30 years old, there is leaking all in the ducting. The windows are made out of some thin (1/8 on a inch) clear plastic panels, most of them are not sealed and let in bugs and heat. Random bits of tape are stuck to them. There is paint overspray on all the windows from the cheap remodeling, (you cant see out the windows). The windows don’t close fully and don’t lock (like they should) There are random bumps in the carpet and some places have random nails sticking straight up which have stabbed me many times. The front door let’s light, water, and air in, it’s not even remotely sealed or close to being a tight fit. The hall closet shelves are literally breaking and pieces of wood and paint are constantly falling off. (useless space) The balcony ceiling has painted cardboard (like really? Cardboard!) to cover a huge hole which lets in countless wasps. (They charge you for pest control every month but pests and bugs are everywhere and constantly come inside through the many cracks and holes in this property. There car washing station is usually broken, and the laundry room stays at around 90-100 degrees, and the gym is rarely open. They’re are many “patched” holes in the wall which are constantly cracking, this place is made 100% of wood, and there is no insulation, whatever temperature it is outside it becomes inside, the old inefficient AC does nothing but give you a 300$ power bill for keeping the place at 80 degrees(that’s not even remotely cold) The water quality is not drinkable so you’ll need a filter

I currently reside on Royal island. Fortunately, in March I will be able to move. The laundry room is always dirty, the machines do not work and you lose money, they never repair them or post notices about those that should be out of service. At 4am or earlier the truck comes to remove the garbage and the noise lasts for about 20 minutes, impossible to go back to sleep. The deficient apartment with respect to saving electricity is very expensive (approx $ 150 and we are 2 people). They are not renewed or similar to those shown in the images.

If you are looking for niceQuiet and beautiful place to stay this place is not for you. I currently live here and have another’s 6 months on my lease it is extremely stressful to stay here there constant Spanish music blasting in the street and from others people apartment early in the morning to all types of nights.i have tried to report the problem but it seem no one in the office tends to do anything about it I even tried confronting my neighbor which will tell you to screw your self I constantly here music blaring loudly . This would be a great place to stay but the plumbing is terrible sinks do not drain and refrigerator are loud and constantly drip with water stay as far a way as possible the place will stress’s you out to the upmost . Trust me I complained multiple times to the office and no does anything about the noise complaint honestly it’s a big headache .the weekends are worst because the office is close and then they definitely won’t even here what you got to say.at this point I considering on losing my security deposit because I can’t take the noise
No way! This place is no where near like what they say. Pictures are NOT what they show!!! have been here for 3 months and the gym is NOT open 24 hours. There is drug dealing here. A pedophile was hanging around here. When I moved in the place was dirty but I had already signed the least. The floors at scuffed and dirty. the come in your apartment whenever they want. The oven look like it hadn't been cleaned from the previous tenant. People are moving every time you turn around. They don't fix stuff they promise to fix. I have complain every since I have been here and they are obviously not going to finish the list I had at least 2 things that was wrong and they have fixed maybe 5 things. 2 months ago month the manager finally came to my apartment and made promises and never followed up on them. She even pointed out things that were wrong and not fixed and promised to fix them and never have. it took 2 months for them to fix my water, tub and 2.5 to fix the door. I will upload pictures of this place. Oh, as far as the water included you still have a water bill that included with your electricity. They make promises and don't flow thru. And they DO NOT care after you make that deposit. There are apartment right down the road that is the same price that are way better. If i could give less than 1 star I would! Need new Management, because this new management is horrible!!!

I've lived here for almost a year and this was the worst year of my life. Although this place was temporary I would have never imagined that I would experience shots being fired outside of my door, guns being pointed at my window, loud music every night also they say that they have a quite time policy. This is not a complex to raise children in !
This was the first apartment I could find in my price range, with a vacant apartment when I unexpectedly had to move in 72 hours. The application process was cheap and quite fast and I got my results for an approval in 2 days. However, the staff and management are just terrible. It takes multiple requests, for them to come fix your stuff. If they can't fix your problem (in my case, the shredded screen porch that trapped IN wasps) they will just tell you there's nothing they can do, and expect you to deal with it. The gates are never locked, so it's loud at night and there's no security, so people just go in and out as the please, making as much noise as possible. There is a kid who just stands on the corner in front of the leasing office once the office staff leaves, and he just plays music from his boombox...for no reason. Cops love this apartment complex. I got pulled over AFTER I was already parked and outside my car in front of my apartment. I pulled out my phone to record the situation after being ordered and threaten to return back to my vehicle (note...I'm literally right in front of my apartment). The cop was threatened by having her movements recorded, so she decided not to write me a ticket for not doing anything wrong. But the same cop was back 2 hours later, pulling over more people in the complex. Unfortunately, for them, they didn't record the situation like me, and got a ticket for "stopping after the stop sign." But...there's no stop sign around... Cheap rent. Poor management and conditions. The roaches will be your extra roommates. I will not be renewing once my lease is over.
The royal isle apartments are cheap apartments for a Spanish orientation. The majority of the area is Spanish speaking, which is only bad if you happen to not speak the language. Management is fair, There is though, the maintenance issue. The staff here is extremely lacking. Or maybe its the fact that these apartments match their age when it comes to the deterioration of materials. When my husband and I first moved in the apartment was a mess. There were fruit flies nesting in the kitchen, wasp nest outside the door and although each apartment complex is supposed to come to clean and check apartments after each move out, it became very clear that they had not. Not only were the apartments not up to par when it came to what maintenance you should expect from entering an apartment, but the staff was slow to act. We put in work orders for most of the work on the sheet they give you in the beginning. The staff member came out to fix one,which happened to be the dish washer that comes with the apartment. He fixed it momentarily but my husband and I prefer to get to our elbows in soapy suds than to try to mess with the dish washer which doesn't drain the right way. The rest of the list,which I was quite thorough on making, was left unfinished. I took it upon myself to fix the necessary tasks like the windows which wouldn't lock correctly, but left the rest to wait. Now over five months later they remain unfinished. Be aware also that the apartments come with a price of electricity and water. Due to poor windows and insulation the air conditioner is running almost constantly to keep a 77 average, and no matter how much you turn the faucets in the tub the water keeps running slightly. Outside of the actual apartment problems comes the neighborhood. The problem arises with the children and teenagers that find themselves wandering the streets at all times of the day and night causing a ruckus, And it seems the management has nothing to say or do about it. I am not saying these apartments are all bad. As long as you're able to keep a clean house and home they seem to be relatively bug free, and fit within a nice price range for anyone who is a bit strapped for cash. The crime rate isn't too bad, as I have only seen a couple instances of reports of break ins on my street. For anyone who is looking into living here, be sure to be able to communicate a little in Spanish and be aware it isn't "pretty" neighborhood. But its cheap. You get what you pay for.
