I lived here for 2 years (2022-2024) and enjoyed my time while living here. From the start through the end of my stay, everyone was very kind and respectful. MG was lovely and helped me find the perfect apartment in my budget. Connie was excellent throughout my time there; she was very helpful, respectful, and understanding. The entire maintenance staff were accommodating and provided excellent repairs and service, most especially Alvin and Angel - both of whom always waved hello to me and my dog. My apartment with the hard wood floors and the washer/dryer in unit, provided everything I needed. I had no issues with bugs and had a lovely patio that let out to the woods behind me, providing me a secured and peaceful time. The only concern I had was the neighbors in the community leaving trash, food, and dog poop everywhere. I cleaned up thoroughly after my pet but witnessed others in the community not doing their part. The staff constantly reminded the community to pick up after themselves; however, multiple neighbors disrespected this rule and did not follow the rules. When taking my dog around on his daily walk, I was concerned what food or trash was left on the sidewalks or the front lawns of the property. I've seen pieces of cake, chocolate which is toxic to my pet, bagels, pizza and many foods thrown on the ground. The police were called weekly as there were neighborly disputes constantly. Overall, the property and the staff members are excellent; however, the neighbors themselves are disrespectful and unclean. I would live here again; I just wish the neighbors would clean up after themselves.

There is clearly a lack of communication and service in the management office. Something even as simple as picking up our pool passes that we are REQUIRED to pay for even if we have no intention of using the poorly kept amenities is a nightmare. The leasing office opens at 9 am and I arrived at 9:57 am to pick up my pool passes as we were instructed to do. I was told by one of the employees that they could not help me and that I had to call the office ahead of time so they could prepare the pool passes ahead of time. He also told me to call back when the rest of the team would be in office at 10am. I called back at 11:56 am only to be addressed by an irritable employee saying they would NOT prepare the passes unless the resident comes in person. She spoke to me as if I was an inconvenience - this is NOT how residences deserve to be treated! Clearly a lack of communication, consistency, and kindness. To top things off, when I did come in to sign the form, she told me to simply sign my name, date, and her initials as she pointed to the form. She then became visibly upset with me for not signing my name on the row that listed my unit number (which she mentioned nothing about and instead pointed to the next row on the form to fill out). AWFUL EXPERIENCE. DO NOT LIVE HERE IF YOU DESIRE TO BE TREATED WITH RESPECT.
The Maintenance team here SUCKS !!! The women who answers the phone for maintenance is rude and doesn’t care about nothing she won’t help you or with your concerns. They only do patch up work they will not replace anything and are very LAZY ! You have to call 10x for someone to come here an be on top on them they don’t care about anyones needs in this complex.
I decided to move into this place last year because of the price of rent, and it was nice that they had in unit dryers and washers. They showed me their model unit and I really liked the place and was ecstatic to have my own apartment. In the lease agreement they never mentioned you'd have to pay a 750$ security deposit + 300$ for their fitness key card which was "mandatory " and could not be waived. Their gym is disgusting with broken machines, treadmills and a really bad stenchy smell. You lose the key, its like a 200$ fee. These issues are really minor compared to all thats transpired within a year of my stay. Problem 1: Within 1 week of moving in, the house was infested with termites. It got to a point where I was vacuuming about 20-30 a day. I threw out my entire food in the fridge, they were all across my silverware. Growing up, I always kept our place clean and tidy. Problem 2: The windows have huge gaps so during winter the heat is pretty much running 24/7. I mentioned this to their maintenance people and they said they cannot fix it because they were not remodeling the units. My PSEG bill was close to 300$ as a result which greatly offset'd the cheap rent. The house as a result was an insect fest, I had problems with ants, spiders and during summer I saw 2-3 rats in the kitchen because the walls under the sink had huge holes. After a month of my lease end date, they decide they wanna keep my security deposit and even charge me an extra 700$ because the carpet had "stains" on it. The "blinds were broken", "fridge dirty" and a bunch of other ridiculous charges. In conclusion, I would not recommend this place to my worst enemy. The office staff are toxic, they never pick up. You can't stop by in person either since they don't allow people entering their office. They find every possible way to squeeze every little bit of cash out of you. I strongly regret not paying an extra 300-400$ for a more modern apartment. If you just take into account the window gaps and the extra money you end up paying for electricity trying to keep your unit warm, you can just use that money towards a better unit with more professional staff that truly care for your stay. Also there are some really sketchy neighbors, the parking lot reeks of weed. Not a family friendly environment..Just my two cents, hope this helps out the next person considering moving here.
I have had such a bad experience in these apartments. First of all the staff is RUDE, they will not listen to you and are so very unprofessional. They will not pick up your phone and will want you to leave message and then still never will give you a call. Maintenance sucks! I have been calling them for months, my roof had been leaking so much but no one cared to come and fix it or even pick up the call.
Very bad management and maintenance Management don't answer the phone and the maintenance they don't care even if you have an emergency I have my dryer stopped working for one week and they keep telling me will book you next week
Lived in the East Garden apartments for 2 years. It’s a nice quite neighborhood, great for children. One of the pluses is a big walk-in closet by the front door and a big storage closet outside by the sliding glass door (apartments with the 2 pane sliding glass door have the extra storage room, not the 3 pane glass sliding doors), as most apartments have no storage/extra closets at all. Maintenance was always fast and attentive when anything broke or needed to be replaced. Definitely one of the more affordable places to live in New Jersey, I already miss my neighbors!
I only been in Royal Oaks for one year but i noticed people here don’t really care about their community. People throw garbage in on the grass on the street. Treat their community like garbage. I really don’t get why people put their garbage by the dumpster instead of throwing in the dumpster. How lazy can you be! It takes everyone to build a loving community not just one or two.
Appliances are dated. Rugs arre dirty, faucets dont shut. Repairs are poor quality. A/C and water heater dont work. Squirrel and rat infested.They treat you like garbage.
I want to start off by saying that MG leasing office consultant is hands down the best !!!! From beginning of applying to the end of moving in . She helped me with everything i can think of ... the apartment is nice and comforting i had some issues moving in but her and the maintenance was right on it ... ... thank you and you are appreciated
They don't believe in keeping things up. Their gym is a testimony of their maintenance. Have a look at the floor and the poorly maintained equipment. The appliances in the apartment are very old, they would shoot up your electricity bills.
I’ve been here for almost 3 months and I promised my very helpful leasing agent, MaryGrace or known to everybody as “MG” to have this review on the best I can, although I’m not so good on this. I’m off today that’s why it’s the best time to have this done and while I’m doing this I went to internet and read some couple of reviews that was done for this communities, Royal Oaks and East Garden both handled by the same management office where MG work as a leasing agent. I am just curious with the last one that I read just now where the reviewer been a resident here from for almost 3 years from 2015 to 2018. And she mentioned about a lots of how things was not done wrong in the community and yet she stayed here for almost 3 years?? When I inquire here, I’ve been with a lots of places in the area, and where I met MG here in Royal Oaks and she showed me and explained to me the difference of their units from the competitors, like spacious place, washer and dryer in the unit and most especially that attracted me is the high vaulted ceiling, where I feel that you will not be suffocated because of lack of air spaces. At first, I liked the 1BR of Royal Oaks but I asked MG if I can switch over to a 1BR of East Garden and she makes me feel so important by asking me to decide it carefully and she will not have a problem switching the apartment community, as long that I’ll be happy to the apartment unit that I want to have. I went there and see the difference of being in a building with one entrance compare to Royal Oaks where you will have private entrance to the apartment unit. Much more that the East Garden does not have a clubhouse like Royal Oaks but when MG told me that I can have the option to be a member of the Royal Oaks Club, that makes me decide to be in East Garden where the unit is much larger with only few bucks additional compare to Royal Oaks 1BR rent payment. On my move ins, I saw that the carpet to the entrance of my apartment is not thoroughly clean and took some pictures and sent it to “MG” on which she immediately followed up and everything was taken care of. And I’m happy with my staying here in my 1BR apartment and I will highly recommend the place. TerezOP-14
Mary Grace (MG) has been extremely helpful during the entire process. She was patient, understanding, and really worked hard on our behalf. If we had any questions she could be reached by phone or email. My husband and I feel we’ve picked the perfect place to call home. Thank you MG!!!!
The leasing office is great, as they should be if they want to attract new tenants, but that's where it ends. Once you move in, you deal with the Management office. It is true that they show you a nice, new, updated unit and then settle you into the complete opposite. There are leaks everywhere, patchwork everywhere, they never respond to maintenance calls in a timely matter, and if they ever do respond, they do not actually fix the problem. The management/maintenance office personnel is rude, unprofessional, and arrogant. They never fully explain things to you so then they can hit you with extra charges. They deduct anything they can from your security deposit, even though the apartment was cleaner when I gave it back then when I first got it. Someone needs to put some control in the Management office or they will lose a lot more potential tenants. All they care about is how much money they can get out of you. The upstairs loft area gets soo hot, the bills are super high...i think its because the furnace is just old. They force you to pay for the clubhouse access, only to operate on their own hours. They are never open on the hours listed and close whenever they want. And the most important thing for my family and I was that it was just UNSAFE. There were a couple of break-ins while we lived there (residential and vehicle) and they don't seem to try do anything about it. They are money-hungry and money-driven, which does not make for a good community. I would not recommend this place. I had a terrible experience and would tell anyone considering this place to simply look elsewhere. I should have listened when I was warned.
Simply do not rent here!! The leasing office was amazing! We were happy moving into this apartment (being that they showed you a very nice model apartment, but the actual apartment is okay-a lot of patch work, old appliances and paper thin walls). After you move in, you then deal with the Management Office. They are the most unprofessional, unhappy, rude and obnoxious people you will ever meet. Maintenance people hard speak any English and takes forever to fix a problem. Squirrels invaded our attic area and nothing was done for months dispose multiple complaints. If it rains too much, the ceiling leaks-poor patch work was done over and over to the point we're there was a bulge in the ceiling. Old furnaces caused high bills and you had to turn on the air because the loft area would easily get up to 100 degrees-unlivable. I would not recommend this place to anyone! Go elsewhere.

Simple request do not rent here. They will show you some nice model appt and give you some other. Management doesn't care about repairing or taking any issue seriously. We were tired telling them and finally broke lease and left. Kitchen cabinet were broken, bugs were coming in house, some unhealthy smell always stays in house, and its not much safe place at night. I would never stay with my family in such bad place.
I used to love this complex but lately we been having issues with safety, our bikes were stolen from our patio, we had the police over but looks like the main office don't care. They need to have the police around more often especially at night.
Me and my wife loved this apartment. Great amenities and very accessible. We even recommended our friends to find their home here. However, few days ago there was a breakin into our apartment and that made us realize it is not safe place. We informed the management and I am not sure what measures they are taking to increase the safety in the neighborhood. We had a big loss. I encourage any prospective renters to check with the management about what safety measures are they taking to ensure your and your loved ones safety.

We have been living here for 3 years and love our unit. The area is very quiet and peaceful. Grounds are kept clean and tidy. Snow removal is excellent. Whenever we bring something to the attention of the office staff it is taken care of quickly and professionally.
You can't ask for anyore for what you are paying. Built in laundry, central air, some of the units even have a loft. Well sized clubhouse you can have your party's in and as well as a gym area and a pool for you to get some exercise in. Management is good, as they arrive on time and emergency is even better, who will arrive right on the spot. They like to gather the community by the clubhouse on certain days so that people can get to know one another, which is a good thing to do IMO. Overall I find Royal Oaks to be a nice place to call home.
It's quiet in the people are very friendly the amenities are awesome and it is nice to look at! Every time I have people over for pictures taken everybody compliments how nice my apartment looks!
