Residents of Outer Chapel Hill live in a forested residential area with tree-lined streets, spacious properties and Southern-style homes. I had a great time living in Royal Park apts. My kids enjoyed using the park and especially going to both swimming pools over the summer. The leasing staff was great and very helpful to all my concerns. They was always on top of the pest control routine and notifying the tenants when it was our turn. Thanks ??
I've never encountered better service in any other living scenario; that's why I renewed my lease.

I had a 1-bedroom, and it was a total ripoff. The layout was bad too, with a giant long hallway (around 50 sq. ft) at the entrance that's completely unusable space. The cabinets look okay in the pictures, but they're cheap material and shoddily put together. Mine were falling apart. The carpet is cheap and mine was covered in paint from the maintenance people. If you're on the bottom floor, your apartment is halfway underground, meaning the windows look out directly to ground level. That kept me from pretty much ever opening my blinds, since there were always screaming children running around outside and I didn't want them looking down into my apartment all the time. There were a ton of bugs. I had bug problems the entire time I lived there. They say that pest control comes every couple weeks, but I think they only actually came twice the entire time I lived there. It's very loud. Cars come in at all hours blasting polka and rap music, and will sit outside apartments honking their horns until their friends come out. None of the rules are ever enforced. There was a really sketchy broken down truck that was the very first thing you saw driving in that literally never moved from its parking spot the entire time I lived there. Residents would do car maintenance in the parking lot, park in visitor spots, terrorize the pool and fitness center, and generally make it an extremely unpleasant place to live. Speaking of the fitness center, there were several treadmills and bikes, but none of them had power cords except one treadmill. My apartment smelled terrible. A neighbor smoked weed, and when called in to complain, the staff simply suggested that we use air freshener instead of actually addressing the issue and enforcing the rules (and the law). Otherwise, my apartment would smell like whatever the neighbor above me was cooking that day. And when that neighbor cooked, he always poured his grease right down the drain. So my sink backed up four times and nearly flooded my apartment each time. I was literally having to carry buckets of water from the sink to the toilet to prevent it from flooding while I waited an hour for maintenance to get there and convince the guy above me to stop running his water. Of course, he never stopped pouring grease down, and I'm sure he was never fined or reprimanded as he should have been. In case you can't tell, you shouldn't live here. Please don't live here. It's very, very bad.

Prepare yourself to call emergency maintenance every week. Sometimes you have to call the apartment maintenance over and over for the same issue. Living in Royal Park was the worst experience of my whole life.
I can honestly say there are some real pro's and con's to my apartment. So lets start with the pro's....ITS IN A GREAT LOCATION. Its steps away from public transit, minutes away from EVERYTHING. Anything you may want is literally minutes away whether its the grocery store, laundry mat,fast food, night life,or a park. AND its fast access to the freeway. I cant really complain about my apartment it has nice space, I love the layout, and GREAT bedroom closet space. There is a ton of parking and plenty of visiting parking. The company really makes an effort to keep the grounds appearance up and they just remodeled. Here comes the CON'S.....Good luck getting the office staff on the phone, you may have a better chance at winning the lottery. That can really be annoying if you have a basic question or trying to put in a work order for maintenance. Another con would be the fact that there is no linen closet so you will have to get creative with where to place all of the linen and miscellaneous items. Its next to a wooded area so be prepared to see all types of random bugs popping up. The neighbors tend to stay to themselves until the weekends come and some of the men congregate outside until all times of the night. All in all its a pretty ok place and I hardly ever have any problems and the crime rate is pretty good I
