True to its name, North Central is a large neighborhood that offers residents easy access to the best of San Mateo and the Bay Area. This trendy neighborhood has a variety of rental options available including mid-rise apartments, luxury condos, and Mediterranean-style houses and townhomes. North Central is located directly north of Downtown San Mateo and the neighborhood’s southern border is part of the downtown area as well. Property Ratings at Royal Pines
This is a very poor run apartment business. I lived here 5 years simply bc of locations. The management company is very poor in terms of response times to tenants requests. Many times the requests simple go unanswered. They gone through (5) property managers. Cars get broken in and mail packages stolen. Still no cameras. I'm the second person taking them to small claims court in the last month. They like taking advantage of people.
I've been living in this apartment since Oct. 1st 2019 and have absolutely loved living here. The complex is very quiet, has a parking spot for every unit, laundry on-site, and is perfectly located. My favorite aspect of the unit is the lovely garden on the ground level of the complex. It has a relaxing fountain, well-landscaped grass area, and space to relax. Each room in my unit was perfectly sized, it comes with 2 spacious closets, and has a heating unit. Also, the Caltrain is a 5-minute drive, a 24-hour fitness is also a 5-minute drive, and a Safeway is a 5-minute drive. Everything you need is 5 minutes away! Downtown SF is a 30-minute drive and downtown Palo Alto is also a 30-minute drive (no traffic). The best part is both the landlord and his wife live on-site, so if you ever have a problem, they are always available. Both are very responsive to any issues you might be having or any questions that you need answers to. I highly recommend living here!
Our experience here has been great, Adem and Samira, the on-site property managers are amazing. They are super responsive and incredibly nice. They have been a great source of peace and comfort, as first time renters. The apartment is beautiful with floor to ceiling windows. A little downside for us is that the heating and fan in the bathrooms are quite noisy but other than that we love it. Finally, the location is awesome, you’re able to walk to downtown Burlingame or San Mateo and a short drive to Bart.
Royal Pines is a great place to live. It is within walking distance to both Burlingame and San Mateo downtown (I walk to the train daily). Our living room has floor to ceiling windows which brings in a lot of great light. In addition to that, our managers of the past year. Adem and Samira, have done an amazing job updating the complex, and making it feel like home. They are always approachable and are unbelievably kind. Over the past year, IPS, Adem and Samira have updated the complex's carpets, updated one of the washing machines, cleaned up the trash chutes, had our doors painted, and hung art around the complex. All of these improvements have really made it feel like a home. There are always downsides. The walls are a bit thin, so we do hear our neighbors. With that in mind, our neighbors are mostly families, and are respectful of quiet hours. Some of the apartments have older amenities (carpets, cabinets, etc.). Apartments are typically updated on move out so this shouldn't always be a problem. For things that need to be replaced or are broken, Adem have been very responsive. Before Adem and Samira, we had a set of managers for ~9 months that did not take care of the place and did not fix issues, which is why I rated this 4 stars. With the new managers, it is a 5-star place.
