Victory Hills is a great option for renters looking for easy access to Downtown Kansas City, Kansas and Downtown Kansas City, Missouri. Downtown Kansas City, Missouri is about 13 miles away from Victory Hills while Downtown Kansas City, Kansas is about 10 miles away. Interstate 70 and 435 allow for easy travel across the metro area. Although residents frequent both downtown districts, Victory Hills is a large neighborhood with plenty of its own offerings. Along with parks and a golf course, the large neighborhood has several shopping plazas with restaurants, discount stores, and other establishments. Victory Hills is also under 10 miles away from some of Kansas City’s most popular entertainment destinations: Kansas Speedway, Hollywood Casino at Kansas Speedway, Children's Mercy Park, Great Wolf Lodge Water Park-Kansas City, and Azura Amphitheater. Wyandotte County Lake Park lies north of the neighborhood and is a local favorite for fishing, hiking, and horseback riding.

Property Ratings at Royal Ridge Apartments
HORRIBLE. Never live here, the matnience will NEVER come regardless of the problem and they are really sketchy, and will make you uncomfortable specially as a young women , they are not educated on what they are doing . the landlords make you feel irrelevant and like a bother and stupid if you have questions . if I could give this place 0 stars I would. the neighbors are so scary -they must let just anyone move it (my upstairs neighbors are satanic and SCREAM,bang, and run around through out the night .. I’ve had to call police multiple times cause it sounded like someone was In danger or hurting , lots of drug dealers always bothering us trying to “hook us up” loud parties ALL the time , can never get any sleep here. and and there's a lot of drugs in this complex , cops are here every night for somthing . they raise rent for no reason continuously . The laundry rooms are extremely sketchy I refuse to even use them and very dirty every where smells horrible (like weed)there is a large closed room with no tables or anything but 1 washer and 1 dryer for 12 different families. The patios are a joke, not even big enough to comfortably sit in a chair out there. The pool is never clean. They claim to spray for bugs but most people who live here complain of a spider problem or other .. we had an issues with spiders and brown recluse, I was terrified I would be bit but they didn’t do anything about it, my neighbor had alredy been bit on multiple occasions and they still never sprayed. We had lots of matience issues including flooding, toilet problems, Drain clogs, broken dishwasher, sinks ,and dirty vents and the only times they came they would do as little work as possible and leave without the problem being fixed .. they say it is no smoking but I have sever lung problems and have gone to the doctor/hospital multiple times because people here smoke so heavily and it ALWAYS smells like weed herE
There’s a new bug or mouse infestation every other month. Maintenance is slow and ignorant.
I leaved there for at least a year and it so happened to be that these apartments are highly infested with roaches. It doesn't matter whether you try to spray them, these ninjas don't die. I used to leave in lowest apartment. I tried to spray these roaches, but it looks like all my efforts went in vain. Probably the tenants who leaved above me had roaches to in their apartments. So it didn't matter however much I tried to spray. Sadly these guys have pest control charged on a monthly basis! Wonder why they do not do routine spray once in a while. 2 months into my lease, I knew I couldn't renew it. STAY AWAY FROM THESE APARTMENTS
I just recently moved in and while space seems promising, I've run into a few problems, such as: - Spider infestation. In the past 2 days, I've run into a total of 5 spiders. It may not seem like a big deal, but I have an extreme phobia from being bitten by a brown recluse years ago. - The windows don't seem to do much against the wind that beats against it. I hear the wind constantly, and it's enough to be disruptive. One of my windows doesn't even lock. - Dryer units are TERRIBLE. At least, the ones in my unit. It's $1.25 to wash, $1 to dry. The other day I put a medium sized load in, and after I dried my clothes were damp and wet. $4 later, I still had damp, cold clothes. We do live near an actual working laundromat though. So if you can spare the extra money, just go there. - Went to get mail, the key didn't work to the mailbox, and the mailbox seemed flimsy.
dont let them fool you they are horrible apts they are shady and hid stuff from you until something happens my heat doesn't work and no one has been buy to fix a week
I don't know where to start! I've been here 2 1/2 years and have always paid my rent well ahead of time. Every time it is time for resigning the lease it goes up. They claim it is because it compares with other apartment this size. It does NOT compare! The clubhouse is only their office- I tried 4 times in the time that I have lived here to use the pool and only once was it open- the playground is a health hazard- because the water is in a boiler room (they don't tell you) it will go from nice to burning in a second and is very hard to regulate- when maintenance is needed they tell you how short staffed they are (not my fault)- they use cheap materials and the repairs have to be redone constantly- they seldom answer the phone so it can be difficult to speak to anyone. BEWARE: There have been at least 2 fatal shootings here in about 2 years, not to mention the ones that didn't result in death. The grounds are covered with trash- I give them a zero star rating and wish it could be negative( I had to give a star to be able to submit) Once you are in to a place it is difficult to move out with deposits and such costing so much and having to wait to get deposits returned, but I can't wait to get out of here. If you go on a month to month lease it goes up well over $100 a month- FOR WHAT? Nothing improves. I am embarrassed to live here and wish I had taken more time to look for a better place.
The staff only care before you sign the lease. After that they pretend you don't exist. It took me 8 months to get my mail key. Also, I've found brown recluse spiders in all rooms my apartment. vut there's a Taco Bell across the street so that's sweet.
It is a cool place to live. I just wish there were a lot of things fixed before I moved in. My drawers in the kitchen are uneven and the rod I put my towels on broke from just putting towels on it. But maintenance is pretty cool about coming right away to fix it when you tell the right building manager.
