Royal Vista Apartments and Townhomes

We have lived in the TownHouses (condos) for almost 14 years and love it here. The management always takes care of repairs immediately and we have had every appliance repaired or replaced without issue. We are happy that they take care of absolutely everything inside and out so we don't have to worry about anything. It's really quiet and we never hear our neighbors. There's lots of open space and wooded areas with wildlife. We are not pet owners and liked that there were no pets at all until the law changed a few years ago to allow companion animals. Now there are lots of pets but we never see loose dogs or cats running around and there are strict rules to keep pets under control so they don't bother us.

Apartment size and price is good. If you have any issues with other tenants, they do not care and will not listen. Do not enforce their own rules on allowing pets- TONS of dogs everywhere, or smoking- also a lot of smoking on balconies. The women running the office really seem like they cannot be bothered to do their jobs or even talk to you. Very rude, don't bother making a complaint. Maintenance is very nice but seem to be hiring some inexperienced younger gentlemen. Don't be fooled by the safety feature of the "gated community" as the gate is broken most of the time anyways.

Numerous conversations with management where I have had rude comments made to me after asking them questions with respect. Anytime I would bring up any concerns or questions they make you feel like it such a hassle for them to do their job. Being disrespectful to paying customers of the Royal Vista community for no given reason is not acceptable as they are the only people you can consult about anything you want done at your apartment or townhome. I am extremely unhappy with how I’ve been treated by the management of this property.

Royal Vista is the best place in the Grand Rapids area to rent. It is quiet, safe and centrally located. We are in one of the townhomes and we never hear our next door neighbors. It feels just like living in a single family home. We see wildlife often, hear the birds sing amongst all the trees and enjoy the open green spaces. Liz, the manager has been very easy to work with and the two times we have had to call maintenance, they always showed up the same day. Great place to live and would highly recommend to anyone, especially families.

I lived here for over 10 years and loved it. Everyone who worked there was helpful and friendly. The apartment was a great price without sacrificing quality. Two bedrooms/2 baths and washer and dryer. Honestly after 10 years i had no complaints.

Beautiful place but, unfortunately, the office ladies are unapproachable and rude. A class on customer service is much needed.

We had to relocate for work but this apartment complex is amazing. Rest assured that you will be taken care of and treated very respectfully. We had a few issues arise during our 1 year lease (air conditioner needed a new part, needed new dishwasher) but they were handled that day with no push back from the office. The comments about snow removal most likely stem from the cement walkways in between garages. They become VERY slippery when you walk from snow to cement. We both fell at one point but there is not really a solution unless they want to resurface. We lived in the top floor so I can't speak on noise from other tenants but we never even heard tv's when we would walk in the halls. Best of all we got our ENTIRE security deposit back. Another negative was that is says no pets but everyone but us had at least a cat if not a dog. We would have stayed in this apartment until we could afford a house if it wasn't for the relocation. Absolutely awesome experience!

I have been living at Royal Vista apartments for about 8 plus years i lived in early 2007 with my parents and in 2012 i got my apartment. I could not find any other apartments with washer n dryer in unit, enclosed garage, gated community, and rent could be turned in till the 5th... i love Royal Vista. I plan to stay here for awhile untill i find a house the rent price is very cheap for the space and comfort im getting.

Our decision to live at Royal Vista Apartments' Townhouses has truly been an enjoyable experience. -The peaceful, serene, and beautiful landscape in itself is one reason. -Another is the office staff; so friendly and respectful to all residents. Call with any concern, whether it be minor worries or an emergency maintenance issue, you will get help right away! -The residents are friendly, respectful, and we look out for each other. -The cost of living here at Royal Vista Apartments fits very well within our budget. -We love living here at Royal Vista, it's our home!

This apartment complex is quiet, beautiful, and has a very kind staff! We have 2 small children and have always felt like it was a safe spot for them. I also appreciate how they keep up with lawns & quick maintence whenever we need It. We always recommend it to others when we hear they are searching in the GR area. Come make this place your home :)

I have been hear for almost 2 years. Royal Vista is a very quiet complex. The maintenance is always right there if needed, which is not very often. This complex gives you all you need. It is so nice to have a garage and a full size washer and dryer. The expressway is right up the road and Alpine just a few minutes away. I would recommend this complex to everyone.

Decent and quiet community. Advantage is Garage, Gated community and affordable. Best place to live in, near Walker area.

I live on the first floor and I enjoy living here. It is very clean and spacious. I like that I have a garage and my own washer and dryer in the apartment.

My family has lived at Royal Vista for three years now. Our first year was spent in a two-bedroom apartment, and then we upgraded into a three-bedroom town home. The maintenance staff is prompt and gets the job done right the first time. The staff in the office is friendly and outgoing, they know my family by name and greet us with smiling faces. The property is beautifully maintained inside and out. We love Royal Vista!

I have lived here for 9 years . Love the property and neighborhood. Apartments are roomy ,comfortable and I have lots of light in mine form 3 sides. Any problems you might have are usually addressed and fixed with in one day.. You have NO snow shoveling or grass cutting big plus for me .

I've lived in our town home for 1.5 years now, and love it! The complex is great, with storage units you can rent and even a playground for the kids! And I love having my own garage, especially in the winter. As a single mom, I like the added comfort of the gated community. There is plenty of space for me and my kids, and I rarely hear my neighbors! There are also lots of grass areas for the kids to run and play. Even some wildlife! Office staff are very kind and Dave the maintenance guy is amazing! Love it here!

Have lived here now going on two years. Previously was living in Senior Housing, but expenses at those complexes are way too high, and you don't actually get much with them. We were able to find that going to a cheaper apartment style condo and adding some additional medical support, greatly helped decrease our expenses and we've found that we can actually live again. As for the staff on site, everyone is excellent. The lawns are well maintained, as are all of the properties by some of the nicest people I've ever met. Our unit and the property as a whole, feels safe and secure and we also want to thank all of the other tenants for doing their part in making it feel this way.

It was a little disappointing that ours was not completely updated (new cabinet faces, new appliances) when we moved in but they are all in working order. Problem with the dishwasher was fixed promptly. Our neighbors above us are very heavy walkers and in the colder months the pipes are pretty noisy. The garage and in apartment laundry is very convenient. I would say the snow removal crew needs to be much more liberal with salt, even if it's too cold they should chip at the ice. The deck is very nice and it's great we can have a grill. Although no apartment can be perfect, this complex is one of the nicer ones for the price point.

Currently we live on the first floor and have had a great experience living here. Our patio runs right into a small yard that is perfect for our son to go out and play whenever he feels like it. Great neighbors and a fantastic neighborhood for anyone to live in. Quiet and set back but within minutes from Downtown Grand Rapids and Alpine Ave. Each apartment or townhouse gets their own 1 car garage and each home comes with a full sized washer and dryer. Also, the units are spacious with huge walk in closets. Royal Vista is a gated community that will offer your family peace of mind and feel truly at home.

This complex is clean and cozy. The apartments are a little small, but the appliances and cupboards are all extremely nice. The only complaint I have is that it is pretty easy to hear the people above you (I lived on the first floor), but the other tenants were so friendly that I never really minded that much. The office staff were always really nice to work with as well!
