Property Ratings at Royalwood Apartments
During my first 5 months in the apartment I had to submit 6 emergency maintenance requests for water, A/C and ceiling leak issues. A brown liquid was leaking from our ceiling and the maintenance person in charge claimed it was a non-issue. When water came up through my carpet from the clogged A/C on a Saturday, they said they "might have someone come by on Monday to clean it up." Their lack of awareness and overall care is concerning, and enough to not live here.

I won’t get into every single detail but if you’re moving into a ground level apartment at Royalwood be careful. My apartment (living room and bedroom) sat in 1.5 inches of water for 8 plus hours before someone was able to get in and clean up the water in the carpet. We’re now on day 7 of me not being able to stay there and they aren’t going to replace the 12 x 12 carpet in the bedroom because verbatim “they’ve cleaned worse and it’s like new, I’d be surprised” (gross). They are just going to clean it and lay it back down. I went home today after it was “cleaned “ and half of the floor, which was accessible as I had a bedframe in there, wasn't even touched. I guess if you get angry enough, which I did (and am slightly ashamed of) they’ll send someone back out to re-do it. But this is their quality of standard for living conditions. I will say that prior to this happening I had a wonderful experience living here. I even referred a family member. My apartment was adorable and cozy and I loved the view of the golf course and the location of the complex. It is also super dog friendly which is wonderful. However, when something major actually went wrong there was minimal communication and the “work” they came in to do was mediocre at best and frankly, unsanitary. Fun fact: My lease is ending in June and when all of this was happening, I said if the carpet wasn't going to be replaced (you know, that tiny 12 x 12' piece of carpet) that I wouldn't be resigning my lease and I'd want notice to vacate. Without skipping a beat, she went and grabbed the paperwork. That really makes you feel really special being a tenant for over a year and referring them business. As for corporate- I was told to reach out to by my property manager so I called and left a voicemail on Friday (3 business days ago). I've received no response only to be told by my property manager today that calls from corporate get recycled back to the property manager so goes to show communication within these properties. I have a million pictures and videos that unfortunately I can't upload on this site. My experience here went from 5 stars to 1 real quick- what a shame.

The whole building smells of smoke and sometimes weed. If you care about your health and that of your pets and children DO NOT rent here. They don't bother trying to get people to follow the rules about smoking. When I leave my house my clothes smell like cigarettes because of my apartment despite the air fresheners I have. Staff is always new and rude to make matters worse. The whole building has a dirty feel to it.

If you care about the health of yourself, pets, and children, do not live here. You will be exposed to second hand smoke despite it being a smoke free community. The staff has yet to help with this issue.

I would not recommend this complex to anyone. Maintenance requests are ignored, parking is a pain, the grounds keepers are terrible, and the people in the office are so rude. This is, or feels like, a corporation in that they don't seem to care about the tenants, only their rent money - and they nickle and dime you for everything. Their rules seem to change based on what's convenient, as do their attitudes and level of enforcement of the rules. I wouldn't recommend living here to anyone.

Worse place I've ever lived. Maintenance sucks and they switch management/office people about every 3 months but they are all rude. They have cockroaches and the pool is always green and gross. None of the tenants pick up their dog poop and it's everywhere. They don't switch the locks when you move out or change the carpet. My apartment had cat pee everywhere. Very poor care at this place.

Royalwood is a solid place to live. I have lived here for over a year now and decided to sign a new lease with them again. Office staff are very friendly and work orders are completed very quickly. Finding a parking place is usually pretty easy. I would recommend people living here. My only complaint would be that the apartments can be hard to get out of during the winter.
This is a great apartment for a great price and is dog friendly! I have a studio apartment and it is the perfect size for me and my dog. It's located in a nice neighborhood close to several restaurants, grocery stores, and shops. The fitness center was recently redone and has new equipment and they also recently got all new washers and dryers. The management staff is always friendly and helpful. My only complaint is they usually require a couple of reminders to get things done whether it's negotiating terms of a lease renewal or fixing a billing issue. I have only had one maintenance issue in my 1.5 years here for which the response was quick (and no need for reminders there).

I am currently paying 635 a month for a 1 bedroom apartment. Has cathedral ceiling, skylights and a gas fire place. Pay own utillities. Has a public golf course thats three par. Swimming pool and reck room and weight room near the office.
The worst thing about living at Royalwood is the rude property manager. She doesn't care about you one bit or your happiness as a paying tenent and she lies. The grounds are usually nice. Although they could throw some grass seed in some areas.
I want to start with the positives, so I came to Omaha for a brief period and looked for furnished housing .Royalwood was one of the few places that provided this service. I was so excited to have a fully furnished place. It is in a great location, close to shopping, movie theaters, grocery store, restaurants- some that you can walk to. So pretty great. The rent included all utilities as well as internet and cable TV. Could do rent short term- even just a month- only have to give 30 days notice. The downside is that it advertised a Washer and Dryer in the unit that I was renting- this was not the case. The place smelled like smoke inside the hallways and in the apartment. They did deal with this after much of my calling, but even afterwards it still smelled like smoke. So my clothes know smelled as well. I spent a lot of money on cleaning supplies as well to help get rid of the smell. Community washer and dryer- so hard to plan when you can wash clothes. I fill that they may be overcharging for rent, considering it doesn't provide everything. I was told it was fully furnished even with kitchen supplies, so I didn't bring any with me. Well, it has some supplies, but not fully supplied. Some of the staff were really great and very helpful, but I felt that the manager was rude at times and didn't believe me when I told her about the smoke. Should have gone with my initial gut and looked for another housing situation, but didn't have any other options at the time. But decided to move out after a week.
I have lived at this apartment complex for several years and have witnessed the positive changes enacted by the current management team. They're open to discussion, work hard to resolve complaints, and are great at communicating changes. Maintenance requests are handled promptly. The management staff is easy to get ahold of and respond quickly to my inquiries and requests. Best of all, I feel like they really care about what they're doing and want to make this complex great to live in.
