Lovely Apt Community I’ve lived here for four going on five years now. The staff here is amazing. Love the convenience of the community. Everything is in walking distance, grocery store, shopping restaurants beltline two blocks down.

I have a studio and I love the floor plan! The location is fantastic too. I barely need to drive anymore. The Dairies has the greatest value and the lowest price. I feel pretty blessed!

We love living here and have just resigned out lease for the 4th time. We love the location and neighborhood. The amenities could use a little upgrade/upkeep since the property is open but otherwise, we love it.

Pistol shell casings, throw up, and dog poop are found in the parking deck all the time. Hallways are gross. People that run the office are absolutely horrendous. Very incompetent and rude and they will overcharge you or mess up your payments then blame it on you. Amenities are a joke, pool is always closed for no reason and not a great pool to begin with. Roaches everywhere. Very very loud area. Whoever owns this should be ashamed of themselves.

I really love the location, the amenities and for the most part the staff are all really helpful. I do need to warn residents that the Eastern nearby when they're playing a show is audible for some residents including myself. That's fine most of the time but once in a while they have a late show and that will keep me up :(

Apartments are really nice for the price! The properties aren’t super clean in common areas. Roaches in gym and no one picks up after their pets. It’s a mixed bag of good and not good.
Rt community is a very good apartment community, I am recommend because is clean, pet friendly and safe. Rt apartment community is very close to the good restaurants and the belt line.
Very friendly and accommodating move in staff. Maintenance is attentive and quick to fix issues. Everything so far has been as professional an experience as I’ve had at an apartment. Couldn’t not recommend RT Dairies enough!

Apartment and & Amenities are great. Leasing office staff needs to learn how to be more professional but other than that it is great living here so far.
The apartment units are nice but the community is not great. Very dirty garage and hallways, always smells awful or the fragrance is overpowering. Management is extremely unorganized. They charged us twice for our pet fee and have messed up our payments from day one. Way overpriced for what you are getting. The "amenities" are a joke. Location is nice. Area is very very loud. If you have a unit that faces memorial drive, you will not sleep. Keep records of everything they send you, they are certain to mess up basic calculations and mischarge you. Look elsewhere. Rent should be 30% less than what it is. This place is toxic. Not a good place to rent or live.

Only been here for about 4 months, there’s been some pros and cons but overall I enjoy living here. Pros: leasing agents are really nice, always willing to help, and there’s a lot of events for residents to participate in Cons: parking garage gate is broke and my car got broke into, and the pool didn’t open until the middle of the summer

Parking gates were fixed but only worked for one day. Doors dont always lock. Otherwise not too bad. Kiara has always been responsive and very helpful when needed. Thank you!

Do not rent here. Lincoln Properties should be ashamed to have this in their portfolio. The things that go into the fees (which continually rise) are not provided, and when they are missing for months and months at a time, no compensation is offered by Lincoln Properties. When things like refunds for parking spots are even discussed, the leasing office refuses to respond to emails or in person conversations, and always says "there's nothing we can do" Only positive about the apartment is the appliances in the units themselves and the maintenance staff which help with things like the wasps nests outside of apartments and when large kitchen appliances like an oven break.. Leasing office is incapable of accomplishing anything, yet ask for donations for silly events like field days. Meanwhile, the items that the property actually needs funding for go unfixed. Gates are broken more often than not, for extremely long stretches of time (sometimes upwards of months). Resident parking is paid for in fees, and there is no free guest parking available. So, the result is that all guests (and brewery and concert attendees) use all the guest parking. There are car break ins regularly, but the leasing office continually says "the gates being closed probably wouldn't have helped anyway". The "security" that is employed by the leasing office does nothing to make the property feel safer. Weekly, we receive notifications from the leasing office that the gates will be replaced and that cameras will be installed to prevent thefts and assist in claims. Despite this communication for 6+ months, nothing has changed. There have been shootings in the apartment complex, but no information was ever provided by the leasing office about the conclusion of the investigation. Pool has been closed for half the summer because the property had been incapable of bringing it up to code. When asked why more action isn't taken to bring this paid for amenity up to code, the leasing office instead blames residents. The pool was finally opened on July 14th. Regularly, pet owners in the community leave puddles of pee and smears of poop in the elevator and in the carpets. These sometimes go a week without being cleaned by the apartment. The common areas and parking spots that are paid for are not provided, and the management here is unbelievably incommunicative, rude, and unhelpful. Do not rent here.

The leasing office here is terrible at communicating, pits residents against each other, and is extremely rude. Ask around at the local spots and people will chime in and agree that things take forever to be fixed and they just put off responding to inquiries.

Great community in a growing area in the city. Only reason I don’t give them 5 stars is the gate to resident parking is always broken. Which has led to numerous car break ins.

My rating for this place is three stars. The people at the front office are so nice and easy to work with. Of course I’m talking about the new people because the complex had to totally restaff the place lately and I’m glad they did. Taking two stars off for the cleanliness of the dog parks, there’s always dog poop everywhere and even if there’s bags, no one cleans it up. I was told there’s no groundskeeper currently employed and it shows.

Apartments are fine. Apartment location is horrendous. Do not move to the south side of the building - trust me on this. The Eastern regularly hosts rooftop concerts and events and there is no buffer for the noise. It reverberates off the corridor created by the two apartment buildings. The bass will constantly shake your floor and walls. The venue plays past the times allowed by the City of Atlanta ordinance. You might think, no worries, I'm a night owl - no. There are soundchecks hours prior to concerts. Have you ever wanted to hear what a snare drum sounds like when you're tuning it? What about a vocalist warming up? For hours? Please do not move here. And if you live here, please call 911 and indicate that you'd like to report a violation of the noise ordinance at the time you notice The Eastern's infractions.
It's a great community, but difficult to get help in the office. There's usually only one person there and they rarely answer the phone. I had a lot of questions that came up after move-in that went unanswered for a long time (basic things like how valet trash works.) There should at least be an info sheet given at move-in and we desperately need a property map.
I would have recommended this property with the original management company that owned the building when I moved in November of 2020. The new management is not as responsive, not very friendly, and they also raised my rate substantially when they asked if I wanted to continue my lease.
I would recommend to friends but inside of the hallway need a paint job it would freshen up the place. The stair case had dog poo on the stairs for two weeks . I would recommend because I love my apartment layout .
Great location! Building feels safe and amenities are nice. Office personnel is very nice and eager to help however they can.
The apartment itself is great, however there seems to be an issue with dogs peeing in the hallways and elevators. Because of this, the hallway/elevators always smell nauseatingly awful. I have to hold my breath to leave the apartment. Also, the package room is extremely small and overcrowded.
I like the actual apartment and amenities and location but the staff is frustrating - the maintenance crew is amazing and very responsive
I would recommend it but there are some caveats with this complex that is a result of the area: loud, busy, and high non-resident traffic. These things are outside of the control of the front office.
The leasing staff was amazing the entire process. I had been hunting for apartments for about a month and a half and everyone I spoke to was very short (in communication with me), and made me feel like a bother. The staff at RT Dairies was sooooo friendly and welcoming and made my move in so seamless and easy.
I would because of the actual apartment itself, but the staff made it very hard to lease here. It was like pulling teeth to give them my money.

Amenities are great. But I found a handful of residents to treat the common areas like their personal living rooms... IE trashing and locking the community offices. Talking on speaker phone in the downstairs common room while blaring TV or sleeping on the couch all day.
New management (as of 12/31/20) is essentially non-existent. Everytime I need something from the office it takes a minimum of a week, multiple emails and phone calls for them them to respond. Currently I have a maintenance request that was submitted more than a week ago with no resolution or even acknowledgement. What's more infuriating is they respond to reviews within hours but can't be bothered to actually respond to their residents' issues. There are many other nice apartments in the area for a similar price, I'd recommend literally any of them over this place.
The amenities, location, and apartment features are excellent. Yet, I'm anxious about my next year because of the communication issues (e.g. maintenance scheduling). My face-to-face interactions with the office staff has always been positive, but, for phone/electronic interactions, I feel a bit forgotten.
Very reasonable rates and great amenities. However, the neighbors constantly blasting music is extremely annoying.
I have resided here since June 2019 and cannot think of a better place to live. Love my unit: size, location. Love the location of the property as well.
