Property Ratings at R&T Lofts
moved to R&T in Jan of 2019 and just moved out this month Dec 2022 and things were great when I first moved in. There was a full staff with Management and Maintenance onsite. The building was secure and clean for the first 2 years. Which is why i extended my lease. Around the time of the pandemic, we lost our on-site maintenance man and both office workers around the same time. Maintenance was never replaced and they moved to a third party contract company to fulfill those requests. Maintenance requests would take longer than they used to since the company only came once or twice a week. R&T also moved to a third party lock-out company who’s prices were double the price it used to be to have onsite maintenance get you in if you locked yourself out. This company has since disbanded and no update of the new lock out system being in place. Since there was no longer anyone on-site 24/7, cleanliness of the building started to deteriorate as well. There would be requests put into the office that parts of the building needed cleaning but office staff never ensured those requests were getting done because they failed to walk through the building on a regular basis. The requests would be put in multiple times until it was completed. Around 4 months ago they had their key fob lock system turned off and posted signs in the public lobby that is shared with a bar that the doors were all unlocked. Still not sure if this issue is resolved yet but it wasn’t as of my move out date. Doesn’t make residents feel safe when it’s supposed to be a secure building. It’s very sad to see that TWG took this lovely historic building and gave up because they didn’t have the money to maintain it. New staff is rarely in the office and out of office sign is posted most days. Turn over of office staff is also high, since 2020 there have been around 4 or 5 different building managers.
Lived here for roughly 4 years and it has seriously gone downhill. Management is unresponsive, building is poorly maintained, elevators are often broken, rooftop is often gross with dog droppings and full of weeds, and security is literally non-existent. Sublettings isn't permitted, yet there is a constant stream of Airbnb "guests" passing through the building.

New management has been truly awful. I am one of the long term residents mentioned below and can’t wait to get out of my lease. One of the elevators has been broken for EIGHT MONTHS. Management is unresponsive to any emails and never in the office. I wouldn’t pay the prices they set now to live in my apartment, ESPECIALLY since management is so poor. There are a lot of other places downtown Des Moines that are worth living in.
They don't allow subletting but apparently it's just an incentive for some people to illegally sublet/sublease out their unit under the table to friends or worse - strangers. That's certainly the case on our floor where 2 guys have taken up residence and there's smoking from the unit and a disruptive so-called "pet" that pees outside and claws and attacks people. Ever since management changed, the atmosphere and trust here have really gone down the drain with many residents who had been previously been living here for quite a long time now leaving in high numbers. The 'demographics' have gone from a good mixture of working professionals, families, young adults, some college students to now mostly young immature dirty inconsiderate adolescents and college students who often act shady and always seem to be hiding/plotting something.

Candice and Kelly in the office are wonderful. The cappuccino latte coffee bar is wonderful. The location is absolutely perfect for people who work downtown. However, the walls are thin. I've lived in two Lofts (had to move after three months out of my first loft due to a maintenance issue) both lofts I could hear my neighbors. My first two story loft I heard my neighbor whistling, coughing and talking to his dog. My second single story loft I could hear my neighbor on the phone I could hear the TV and the couple talking when I was in my living room. It was daily but I did not complain because I know there's nothing they can do about it. Just know the walls are thin. It is a beautiful building great character and the staff from the office staff to the maintenance to the cleaning are wonderful people.
