Property Ratings at Rugby Square Apartments
I just moved into Rugby Square Apartments middle May of 2024 after looking at so many apartments in and around the Syracuse area and decided I wanted to live here. Everything went smoothly with my move in and Corey from the office, was great making it a great experience. Through out the summer I have had no issues at all. I never hear any neighbors while in my apartment and when I see them in the hallway they are very nice and It's clean in the hallways. It's clean in the basement, and there are lots of laundry machines down there that were upgraded just before I moved in which is awesome! The machines work absolutely wonderful and can be controlled by an app on your phone. Rugby Square Apartments have continued to make improvements since I moved in replacing all the front doors and now the front doors are keyless and we have new key fobs. I really have no complaints. I have NEVER seen any roaches anywhere on the property or any bugs really and I pay attention. The courtyards are really nice looking and lite up nicely at night. I feel very safe here and there is also a underground garage for parking. The place is in a great location in Sedgwick's upper class neighborhood. I feel safe going on walks here! Shop city is 1/2 a mile away and the highway is right down the road. A few months ago management made it possible to do everything Online. You can pay rent online and submit any issue you may have along with other options which is so much better than calling. My toilet was starting to flush slower every day it was getting worse and then it started to overflow. So I submitted my first ever work oder. I submitted my report on October 30, and on October 31 maintenence was here. They tried to fix it but it was still flushing slow so they left and I was worried but to my surprise they were back in less than 1 hour very with a brand new toilet and they hooked it up in 20 minutes and now everything is working wonderfully. They were fast and respectful and I really couldn't be happier living here! I really appreciate this place and Corey and Maria in the office are really wonderful people! Please don't listen to the negative reviews. Come here for a tour and see it for yourself! I am very happy I didn't listen to the negative reviews and I decides to move here and plan on staying for years to come!! I love it at Rugby Square Apartments!! ~Kyla K.
DISGUSTING: Property/common areas are NEVER CLEANED. Looks pretty - is actually disgusting. ROACHES, laundry machines don’t work, hallways never cleaned, did I say roaches? Management does not respond - even to emergencies. There is no hot water in the kitchen. My neighbours have the same problem. Mold from leaking heating systems. Tenant does not control thermostat. Top floors are unbearable.
Maintenance Requests go ignored, management is staffed during bank hours only and are impossible to get ahold of on the phone. Neighbors allow their dogs to howl for hours and management does t hold tenants accountable. Radiator/boiler heat is on Oct-May so the heat may be on during 80 deg weeks. Gets so hot in the winter you have to open windows. Rent prices are so high despite no places being renovated within the last 2 years I've lived here.
This is a must read and will save you the stress and misery. So this review is for rugby square apartments, or should I call it moldy square apartments? Yeah moldy square. Black mold and “mildew” will be growing throughout your entire apartment, especially during the winter months. It will be on the walls, in your closets, and ceiling. THE WORST PLACE TO LIVE. Untrustworthy leasing office members who can’t keep their word. Just write down your conversation in cause they are dishonest
Power goes out constantly, never pick up the phone.
Awful, awful maintenance. They never fix anything unless they deem it as an “emergency” and even then, their definition of an emergency may be different from yours. Have had numerous maintenance issues and they simply will not fix. Heating issues, leaks, mold, you name it. They don’t care about your health and safety, they only care about your money.
Maintenance NEVER comes when requested, even for emergency calls. Heating system is inconsistent, works on certain rooms and not at all in others. Currently finding a legal way to break my lease..
Maintenance never came upon request, took months to get a parking pass, brown/yellow water was never fixed (so I had to buy bottled water the entire year), and the apartment was extremely hot year round... Side note - be weary of neighborhood break ins, as I had to tell someone off that was opening up car doors parked a long the streets (ALWAYS lock your door!) But, I will say - the dog park next to the apartment was great to relax in, the property manager was very nice and friendly, and the overall apartment was clean for the most part and updated. (NOT a fake review)
I've been living here a year now and I love absolutely everything about it, its very clean, rent is reasonable, area is very safe and management is really nice. I am looking forward to many more years here.
Living at Rugby has been a great experience. It's my first apartment and living there has been great. I was supposed to move into a larger apartment this month but it's so packed because people don't want to leave. It just shows how awesome this place is. It's affordable it has great Ammeneties and is pet friendly. I can't wait to see what happens in a couple months to see what my new apartment looks like.

During the spring summer and fall its really nice on the outside, they definitely pay attention to detail, winter watch out where you step! But their linsides could use work, but usually when I need something they make note and try to get it fixed, although not always timely. The raised rent upsets me, but I'm satisfied to renew my lease.
