True to its name, College Downs rests directly south of the University of North Carolina-Charlotte. Along with its proximity to campus, College Downs attracts renters with its abundance of amenities. Along with housing its own restaurants, big-box stores, and other establishments, College Downs is surrounded by commercial hubs like the Commons at Chancellor Park and Shoppes at University Place. Reedy Creek Park and PNC Music Pavilion, a popular venue for festivals and concerts, are also convenient to the area. For even more shopping, dining, and entertainment options, Downtown Charlotte is just nine miles away. The neighborhood’s lower cost of living and affordability is another reason why the area is one of Charlotte’s most popular neighborhoods. Student apartments, condos, and houses are available for rent at various price points.

Property Ratings at Rush
Second year living at rush and am already signed for another. You can not beat the distance to campus, friendly staff, and amenities.
Honestly can’t say enough good things about this place. It feels like my home away from home in college.

Sydney, We are always excited when our residents let us know that our staff made a positive impact on their living experience in our community. Our number one goal is customer satisfaction and reviews like yours let us know we are succeeding. We appreciate you! Rush Student Living
I toured this property with my friend and her sister while visiting Charlotte for the weekend. I must say, this property was the highlight of all that we saw that day. I was very impressed at the modern units, spacious bedrooms, two tone cabinetry, granite countertops, stainless steel appliances, huge pool, valet waste, smart home features and covered parking. None of this was around when I was in college. I think any student would flourish living here. Randy gave us a tour and he was amazing!

Hello Annette , Thanks so much for sharing your experience with us. Our team is happy to see you enjoyed touring our community and we hope our staff made the decision to lease with us that much easier! We hope to hear from them again soon. Rush Student Living
My friends and I looked around at so many off campus apartments. After looking at so many, Rush was the place we chose. We love the fact it is so close to campus. That saves us money on the parking pass through UNCC. We also love that it is all one building so you aren’t far from any of the amenities. We just got a good vibe overall from Rush and we can’t wait to move in!

Hello Steve, Thank you for your sweet words! We are so happy you call Rush Student Living home! Rush Student Living
I have been living here for two years now and couldn’t think of a better place to call my home away from home. The leasing staff is always helpful and pleasant and the maintenance are quick and efficient. I can’t count the number of times the free printing has saved my life. Let’s no forget about the pool area SPECTACULAR!!! Rush is the place to be.
Rush is the best place in the University Area to live! It's just a 3 minute walk to campus and comes with the BEST amenities. I've even recommended it to a few other of my friends who also live here.
I have been living at Rush for 3 months and have love it. From the resort style pool to fully equipped gym it honestly has everything I need. The fact that it is a 5 minute walk across the street to UNCC is also a great perk! I would recommend Rush Student Living to friends.
Stay clear of this place. On any given day you can walk through the hallways (carpet stains, run down, and just dirty) and see garbage bins in the hallway that have not been taken out and smell terrible, When they clean between tenants they do not move appliances - there was so much lint between the washer and dryer and under them as well. The floor was black. The refrigerator/freezer was gross! My sons lights in his room did not work upon move IN. His sink and tub did not drain upon move IN. These are things that should be addressed between tenants not at time of obtaining occupancy! Be sure to have someone from management do a walk through upon move out so you are not charged for items they claim to be missing from the unit and/or charged for items such as EXTRA rolls of toilet paper being left in the bathroom. Finally, difficult to get management to call you back when needed. You will get a machine, leave a message, and then have to call back because they don’t return calls. If you are lucky enough to eventually speak to someone prepare for them to be nasty and rude! Shop around because you can find much better.
I live here now, there is no staff to clean the hallways. Like there are stains and old food on the floors. It’s just so uncomfortable to come home and see that. Garbage comes whenever they want. Other than that it’s normal, but the hallways are literally so disgusting. If you go on a tour ask to go the the 4th floor. Also elevators are always dirty/broken. They Haven not replaced the elevator buttons STILL. They stopped doing activities for us bc of new management it’s bad. But cheap. Don’t expect much.

A Great place to live! Affordable, convenient to UNC Charlotte - walking distance. Awesome staff: knowledgeable and friendly. Lots of excellent amenities.
These people treat their tenants the worst you can imagine. I have two sons that live here. One, 6'4" was put in a HANDICAPPED apartment with low countertops and hardly any cabinets for wheel chair accessible. His room has been modified for the room next doors wheel chair accessible apartment making his room 10' x 11'. He signed a lease for a certain floor plan but got the bait and switch and assigned nothing like what we signed a lease for. He has been on a wait list for months and although they let new residents come from campus after the virus my son remains in a handicapped room at the same price as the room they lied about on the lease. They have not reduced his rent although handicapped rooms are customarily less. My second son had to put his car in the shop. He went to the office to ask what to do about a parking sticker and they told him he had to buy a new one for $75. he removed his sticker, put it on my car so he could drive it to school. Got his car out of the shop late last night and before he could even return from his room to get the sticker his car was towed. THIS CAR IS REGISTERED on his lease!!!! They have a tow truck co that they give carte blanch to troll the garage and tow cars but do not provide them with the list of registered cars legally registered on his lease. I have been in contact with the President of this co in Atlanta. I was promised my son would be provided what we signed a lease for but NOTHING has happened. When you go to the office and try to conduct any kind of business they are condescending and rude and treat their tenants AWFUL. Yes it is nice but you will hate living there like everyone else.
you have to have trash in a can by 5pm and has to be removed by 9am or they fine you at least $25 if can is not removed. try and get college kids to do this. and you pay all this money and pool and fitness is closed due to covid but most other places are open.
I am one of the original "Victims of Haven49" which means I had to live in a hotel for 3 months before I could move in to Haven. That was beyond stupid but the reputation of the other student apartments in the area made me want to wait for it to be move in ready. On move in day, my complex looked rushed. There's a giant dent in the refrigerator, the oven drawer doesn't close properly, my bathroom sink has a crack in it, and that's only a scratch on the surface of the issues with living here. The residents are terrible (which may be a common theme at other student apartments, I'm not sure). Residents race down the hallways, break exit signs for fun, break glass alcohol bottles by the pool so it has to be closed and drained often... and not to mention, the rent is expensive. I'm so excited to move out soon.
After locking his apartment door and walking to his car which was parked on site, one of my adopted students noticed a boot/lock on his tires. He went to the office where he was told he should not have parked where he parked (even thought he had been parking in the same area for weeks and had not been instructed otherwise - not notices on his car or apt...) He explained this to office staff along with the fact that there were no distinguishing signs about parking here or there. Poor young man was forced to pay $150 to access his car. He was told it would be an additional $25 a day until it was paid. This is how UNC approved apartment communities are allowed to milk money from students. Shameful!!
