Property Ratings at Sabal Palm
We have lived in six different apartment complexes. This one has easily been the WORST experience of them all. It has been SO BAD in fact that we decided to break the lease and squeeze into a smaller apartment, at an older complex. Upon move in, it looked as though NOTHING had been done after the previous tenants left. In just the past FOUR MONTHS, we have submitted 24 SERVICE REQUESTS. Window pane falling out. MOLD around window panes. Dryer not drying (until three cycles). Bathroom faucet handle fell off. Bathtub surface peeling off. Bathtub resurfaced. And peeling off again. Oven so dirty that it set off the smoke detectors the first time we turned it on. Kitchen sink leaks. Bent and ripped window screens. And the roaches. As a native, I understand Florida has roaches. But pest 'control' as been called to our unit pretty much once a month. But since there's no systematic pest control across apartments, they just hide next door until the spray stops working, and then come back for more. Then, from the outside, you can see the lovely GARBAGE PIT. It's like something you'd see in a third-world country. Cardboard. Car batteries. Toilets. Paint cans. Broken toys. Basically, Goodwill's leftovers. I assumed it was just a pile of junk there because it was Christmas time. Or remodeling. But it's February and the junk keeps coming back. But the Pool gate has easy access where the bars have been ripped off, so I guess that's supposed to be an amenity? So now we're stuck paying two month's rent because this level of misery is acceptable to Sabal Palm and ZRS Management. Please don't let it happen to you.

Have a terrible on sight management office team (who won’t answer the phone or return voicemails ) before they started to ignore my calls , you were met with extremely rude and condescending responses to requests to fix the terrible bug problem (that is a overal problem for many tenants tho they say it’s not .) They say they have pest control coming out to spray but cameras in my appt show they have not . Service tickets that were put in weeks ago that haven’t been touched. Just an over all nightmare. Beware

Sabal palm was a nice and quiet community very attentive staff under BHmanagement, the apartments are now under new management and has gone downhill since. Maintenance is barely existent, Pest control doesn’t come out which they really should they are plenty of bugs. Valet trash is overpriced $35 for them to take one bag of trash, the grounds are terrible no upkeep whatsoever. Staff is rude and very argumentative would NOT recommend not to mention the prices!

Been living here for 2 years! It’s onlt gotten better with new management company and new property manager and maintenance supervisor! They are great and go above and beyond to take care of our issues!
Such a pity as the community is great, apartment layout is perfect, safe neighborhood and everything you could want. However it has a serious cockroach issue, I kill them weekly and have done almost everything to get rid of them. Can’t wait to move
I've lived in several apartments over the years, and this one has been the worst experience I've had. We have to call multiple times about maintenance issues that take weeks to fix, and many minor ones are never properly fixed. The noise from upstairs neighbors is unreal - and they are just walking! The floors should really be carpeted. I am a heavy sleeper and have not had a good night's sleep since I moved in. Lots of issues with bugs too, it requires a lot of pest control to not be overrun with giant ants etc. I've left feedback about the issues here but no one followed up about it. Its really not worth the cost, it feels like much more of a slum than it should. I wish I had tried one of the many other apartments in the area.
Lived here for a year.. tons of bugs, noisy & dirty. They tried to raise my rent by almost $200 so I moved out. They contacted me almost a month later to charge me for damages, however when I requested to see pictures of said “damages” it was nothing but dust and a little rust. They want to charge $250 for normal wear which is absolutely ridiculous. The staff is rude and I will be disputing the charges. The apartment I’m in now is nicer, bigger and cheaper! I’m happy I left Sabal Palm and I would highly recommend people to STAY AWAY!
Kristie is incredible to work with. She cares, is attentive and quick to respond to every single question that I ask her. I called 8 apartments, as I was trying to move from California to Florida, and she was the ONLY person on the phone who took me seriously and helped me with everything that I needed. She has made the transition stress free and easy from across the country. I haven't actually moved in to the apartment yet, but I am looking forward to. Kristie and Sabal Palms has been nothing short of accommodating and helpful towards me.
Been in this community since 2009. Gone thru 3 ownership groups. Bainbridge went thru a rough start. Now under Kristie's leadership Sabal Palm is better than ever! Thanks to all the hard working and dedicated leasing office and maintenance team!!!

THIS IS A HORRIBLE PLACE TO LIVE. EVERYBODY IN THE FRONT OFFICE ARE RUDE, NASTY, HATEFUL, AND DISRESPECTFUL TO ALL OF THERE RESIDENTS. THEY'RE CHEAP WHEN IT COMES TO FIXING AIR CONDITIONER. ALL MAINTENANCE MEN BARELY SPEAKS ENGLISH AND THEY ARE RUDE THEMSELVES. PLEASE DON'T MAKE A MISTAKE AND RENT OUT AN APARTMENT HERE. ITS NOT WORTH YOUR HEALTH.
There is a lake in the middle of the property in which they have a sidewalk so you can walk around it. The complex sends out monthly newsletters,and the staff is very helpful and friendly. When you have a maintenance problem, it gets fixed within 24 hours. My friend recommended this apartment to me and I thank her for it.
I really like the location. There are a lot of great restaurants and shopping near the complex. I also really love the view in my apartment I have a lake view and I get to relax in my screened in porch/balcony. There is a lot of space in my unit. The only negative is the kitchen area. The appliances are very standard.
I lived at sable palms for the past 3/4 years and I can not complain about one thing! I love our pool and fitness center the most! Every weekend at the pool you can find friends and family grilling, playing corn hole, and having a good time! My favorite thing about the guy is the use of free weights! I've lived at several different apartment communities and never have came across a gym that has fre weights. They also have wifi that can be used in the gym and by the pool! They have two lakes with wrap around sidewalks, that are great for walking your dog or jogging! Being a fatted community makes it all the better too. It's close to the expressway and shopping, which is great for me. It's an all around awesome Apartment community to live in and be apart of!
This is a great apartment complex. Great community setting with nice amenities, such as the gym, pool, park, garages and etc. Very pet friendly! It is also in a great area- all the stores needed are no more than 5 -10 mintues away. The place is very well maintained and quick to fix problems!
I have lived here for 2 years and by far its the best apartment community. For 20 years I have been renting in Fl. this complex is way above the others as far as maintenance, security, location and office staff. I would recommend them to anyone thinking about relocating to the Tampa area. The only reason I'm moving is my wife and I are buying a house in the Carrollwood area.
