The current staff Management has shown lack of interest in tenant needs or emails. They sent out renewal lease discounts that are not being honored, false advertisement and they have allowed trash to pile up as the garbage dumpsters have all been removed. I would not recommend this complex. I regret having signed my new lease.
The “3.5 star rating” is FALSE!! Most of these ratings are 1 star because this complex is HORRIBLE!!! We have issues with the water literally at least twice a month, to where our hot water isn’t working or our water is completely off! The office staff doesn’t know ANYTHING, the new & old staff! The only answer they have to any complaints/requests we have is “we don’t know”! This place deserves-5 starts out of 5! Complete TRASH!!! Do not & I repeat, DO NOT MOVE HERE!!!

Pros: New paint on the buildings, new renovations inside the units, valet trash service Cons: Swimming pools were never open during the summer, water is always getting turned off for maintenance, for the past several days there has been an incredible pile of garbage blocking the sidewalk and stairs and nobody seems to care. Management doesn't seem too concerned about tenant issues. Very sad. This place had such potential.

Hot water turned off for weeks. Mud covering the sidewalks everywhere, because they do run the sprinklers, twice a night. Sometimes they just leave them on for a couple days straight. The valet trash service is really a trash service, they only show up maybe 2 days a weeks out of the 5 they’re supposed to. The management staff doesn’t know what a courtyard is, this place doesn’t have any, what landscaping there is is mud, dead grass, dying shrubs, and stumps. Like they have the are right by the rental office done up but if you look to either side, just dead and mud, oh and dog poop and trash. When the hot water is working it takes ten minutes to work because of the oft broken central boiler. Both pools have been closed most of the summer, one never opened the other opens for a couple days and then closes again. They were closed for all the summer holidays. The staff will “announce” a community event about an hour before it’s supposed to start, or they’ll just tape a sign to the door and not announce at all, they’re totally hoping to just keep the food. All the AC units are like 25 years old and most of them don’t work. The maintenance guys are in no way qualified to troubleshoot or repair them. They did some renovations, put in composite countertops, new faux stainless steel appliances (bottom of the line), new faux subway tile backsplash, new hardware for the drawers and cabinets. They left the holes from the old hardware and the touch up paint they used on the walls is a different color than the rest of the wall. The look of luxury, as envisioned by someone that doesn’t know what a courtyard is. They painted the exteriors so now the place looks like one of those gas station coffee cups from the ‘90s. The huge closets all have weird layouts, while the linen closets are too small to actually fit towels and the pantry is also tiny. The fireplaces in inexplicably diagonal walls so good luck finding a spot for your tv. Pretty much every design aspect of this place was done by someone who shouldn’t have. The only positive thing is that they jacked the rent up so much everyone is slowly moving out and parking is getting easier…except for all the nails and screws the meth addicts doing the renovations leave in the parking lot. Oh, and it’s going to be really funny watching the management company take a bath on this place when they try to flip it.

The hot water has been off and on for a month and a half now the people in the office never knows much about getting the problem fixed . They don’t communicate with the tenants and tell them anything. Sometimes you might wake up and the water is completely off for hours and they don’t know when it’ll be back on. So if you okay with walking around musty and stinky coo. They don’t care enough about us to fix the problem ASAP. They don’t know who comes to fix anything on property or even know what’s going on. They are like vegetables walking in the office LITERALLY. Don’t move here unless you ready to make a complaint every other day .

Never move to this place. We never have water and when we do, it's not hot. We have dog poop all over the complex. Cockroaches everywhere. The manager and his team are incompetent as they never solve any problems. Nothing works here. I can't wait to move out of here.

New owners came in and turned a decent complex into a DUMP! Yes they painted and are renovating apartments but the HOT WATER goes out every month or 2 and takes weeks before they fix it. We are currently on day 9 without hot water AGAIN! This has happened way too many times to count. The trash around the complex is rarely picked up and just piles up and gets blown everywhere. There is now a valet trash service that brings in roaches especially over the weekends when people pile trash bags in and around their trash bins outside their door all weekend. This doesn't get picked up until Sunday night. There is mud everywhere since they turned off the sprinklers over the summer killing a good bit of the grass. Walking your dog is a mess after a rain. We have 2 pools here. One has not been repaired for use this summer as promised. In every email they call us their "Valued residents". What a joke. We are only a number that pays rent. All they see are dollar signs. Renovate and charge more for rent. Don't dare be fooled by the quote for rent for an apartment. They will tack on $140+ in fees including a large amount for gas for a boiler meant to provide you with hot water that will be broken for just as much time as it works. I would never recommend this dump to anyone. There are much better places to live that treat you better and provide the amenities as promised. The office staff here is useless, rude and can care less. Lease is up in October. Will be running out of here to a place that I can count on being able to take a hot shower, getting clean dishes from a dishwasher that uses hot water and can use hot water for my laundry. Good riddance Sagamore! I'd rather spend my money where I am actually Valued.

LOOK ELSEWHERE, THIS PLACE IS HORRIBLE!! New management is only interested in making the outside look pretty so they can Jack up the rent!! The old saying: put lipstick on a pig, it’s still a pig… well this lipstick is hiding a hog!! The lights on the mailboxes never work, cops are always getting called, drug deals, shootings, fights all the time at all hours! We’ve been under “extreme heat” warning and they only have 1 pool open bc maintenance doesn’t want to lose their clubhouse by opening the 2nd pool. None of the promised “amenities” are actually useable.

Sagamore Apartments are under a new company now. They are going out of their way to please us. The new manager is extremely easy to work with and will try to solve all our problems. They have repaved the roads and are in the midst of painting the exteriors. Every work order I have put in is handled very quickly and efficiently. I am a complainer and she seems to understand and get things done. I am very happy now.

Roaches literally everywhere and ticks! Will not come spray your apartment ever. You have to call the office millions of times for them to do nothing. The worst place I have ever lived. Disgusting and HORRIBLE management. Everything breaks, if they do come to fix it it will take weeks if not months. Please find another place to live. Especially if you have kids!!

The staff is incompetent, the apartment was the worst place I have ever lived and management will overcharge you at every chance. From the time I signed the lease, the staff dropped the ball and I had to come back multiple times to sign paperwork. The original staff person lost several items, including my statement that I would ONLY be leasing for 6 months as I refinished my house. She was terminated shortly after I signed the lease. When I left, they conveniently misplaced my statement and charged me a reletting fee, EVEN THOUGH I FULFILLED MY 6 MONTH LEASE COMPLETELY and I was a model tenant. The water, sewer and gas charges are ridiculous, especially considering I lived there less than half the time and I didn't even have gas in my apartment. I lived mostly at my house in another city as I made it livable. It's amazing to me that the utilities in a 500sf apartment and a 3100sf house are the same amount for water, sewer and gas in the same time period. Most of the amenities were unavailable - pool, workout room, laundry. Thankfully I have a washer and dryer at my house as I was only able to use the complex's laundry once. I put in multiple requests for items that were not working correctly and only one item was actually fixed while I was there. Each time work was done in the apartment, it reeked of marijuana afterward. Other residents left BAGS of trash in common areas and outside of their doors. In short, there are much nicer and better value apartments surrounding this property. Look there instead.
I have lived here for MANY years because of its affordability and proximity to my work. The new property management company (Madera Residential) is probably the sixth one I have lived under and they are by far much better than the previous two or three. Twice now, a maintenance order was handled within the hour that I requested it, leading to a new garbage disposal and dishwasher for my unit. They are also trying to fix another problem that I fought with the previous company for YEARS. They also have been helpful in dealing with neighbors that neglect their pets, and send numerous emails to let us know about what they are doing to help us out during this trying time. I am glad to give them a positive review bc they deserve it!

You have to fight over parking and worry about nosey neighbors messing with you car. Office personnel won't do anything about it. And treat you as if you concerns aren't important. They are rude and unprofessional. Nasty neighbors leave their trash in front of the apartment for days when the dumpster is just a few feet away. Again office personnel won't enforce policies, and don't care. They went up on my rent and I was hoping to see some improvements but seems like more trash is moving in. I won't be renewing my lease. This is terrible.

I would recommend these apartments the manager is vary helpful and nice. Friend has lived here a year and the apartments are always cleaned it’s vary quiet complex. It’s close to major shopping areas and restaurants the zoo is close about 15 min.

*DO NOT RENT FROM HERE, THEY LET THEIR RESIDIENTS LIVE WITH BED BUGS AND DO NOT CARE ABOUT THEM* They let us move into an apartment that had a pre existing bed bug condition. The paint is peeling off of our bathtub and has been since we moved in, we have requested for it to be fixed and no one has come to fix it. The front office staff is completely cold and refused to help us for five weeks and we couldn't live their for five weeks. They are incompetent. We were out of our apartment for 5 weeks until they decided to help us with the bed bugs that was THEIR fault and only after our kids became COVERED in bites and we bagged up the bugs and took them to the front office as proof. Ever single woman in that front office has an attitude and hates their JOB and you can clearly tell none of them are friendly or care about the people who live here. SAVE YOUR MONEY AND SANITY!!!!!!!!!!!

I have lived here for over 10 years. What was once a nice, inexpensive place to live where you got more than your money's worth with a caring staff and a speedy and competent maintenance crew, has devolved into an overpriced place where you do not get close to your money's worth, a rude, lying, and completely insensitive staff and a maintenance department whose only concern seems to be making new apartments ready for rent. Trying to get a maintenance request addressed if you already live here is an exercise in futility. Not only do you wait months for work that is never done, they then send an email claiming the maintenance was done when it was not. There are dog potty stations all over the complex, and they have not had bags in them for over a year. The property is covered in dog waste, and trash lies around the property without being picked up for days. There are two swimming pools, one which is NEVER open, and another which, when it is open, is usually too filthy to use. The water issues on the property are a real inconvenience. The property has frequent leaks, which go unfixed for weeks at a time, wasting thousands of gallons of water, and the water/utility bills are outrageous! In a one-bedroom apartment, alone, my water and utilities (trash removal, gas, etc) are nearly $100 a month, and are worse if you're in a 2 bedroom, or have more people on the lease. The water bills have doubled since Vesta Management took over. They'll tell you, when you complain, that Benbrook Water Department is responsible, but when you contact them, there have been no rate increases from them. This was once a pleasant community, with a caring staff who interacted well with the residents. It's now a place with no charm, a staff which is rude, incompetent, uncaring, and downright aggressive towards the residents who have the temerity to complain about the decline. Stay away from this place as long as it's under Vesta Management ( now called Dayrise) They changed the name, but it's the same company with the same horrible customer service.

The hot water is not working at least once a month.

We have made the necessary repairs to regulate the water temperature and we believe it has rectified most of the issues. I wish they offered 6 month leases, because the thought of being stuck here for another 9 months is depressing and overwhelming considering the state of these apartments. We have had problems with the AC from the day we moved in, there's mold that they haven't done anything about despite multiple visits to the office to notify them of the worsening situation. Now the garbage disposal has stopped working. It's one thing after another with this place. Definitely over priced for the condition of the apartments. Don't let the pictures fool you.
I would NEVER recommend anyone to stay here! It is the absolute worse! Any time something breaks (which is real frequent) they take FOREVER to do ANYTHING. & when they do fix it, they don't even do it right. ALL the staff is EXTREMELY rude! They don't care about you or your needs to live comfortable. You'll thank me later, just DONT move into these apartments!!! This place shouldn't even get a 1 star rating!
Nice apartment, good price for a 2 bed room to bath, cheaper than what I have seen around. Very clean. Walking distance to a beautiful park, not far from the bus line. Staff is very helpful.
Worst apartment complex ever. Shoddy maintenance. Nothing ever gets fixed. A/C broken for 6 weeks, Toilets and W/D hookups leaking, pool is closed, no hot water for a week. Office staff just lie about when things will get fixed then do nothing about it. They are rude to the residents constantly. I've lived here over 2 years and it used to be a nice place, as soon as Vesta took over the standards went completely to trash. Don't put yourself through the heartache of even considering renting here.
They are small apartments but good price. Great location and near major shopping store. I have been three years.
Moved in to these apartments when Greystar was the management company. Midway through my lease Vesta Management took over, and it's been a nightmare ever since. Poor communication between management and residence, rude leasing staff, maintenance issues handled in an untimely manner, etc. The pictures look great, but the living experience has been less than savory.
