Wedged between the North Loop and University Hills, Windsor Park offers a terrific neighborhood just north of Downtown Austin. With I-35 and Highway 290 serving as the west and northern borders, getting around the Austin area is easy, and the University of Texas at Austin is a short three miles southwest. As you explore apartments in Windsor Park, you'll notice a variety of ranch-style homes dating to the 1950s, giving the neighborhood an established, family-friendly vibe. With Downtown Austin only about four miles south, this is a terrific option for commuters.
Windsor Park provides a large park, Bartholomew District Park, on its south side. This 57-acre park features a swimming pool, a splash pad, disc golf, picnic areas, a playground, and basketball courts. Just a short distance south of Batholomew Park, Mueller Lake Park has a lake and an amphitheater. Shops, restaurants, and other businesses are scattered throughout the neighborhood.

Property Ratings at Sage Hill Apartment Homes
This is the most incompetent management company in an unsafe location that does not deliver on any of its advertisements. There is nothing about these units that match the pictures shown. The walls are thin as paper, the units are infested with bugs, no rules are enforced, and management doesn't follow the stipulations in the leases. Do. Not. Live. Here.

I like this apartment community because the service staff are actually helpful and the rents are reasonably priced for good quality apartments. These are not trophy-style apartments but good quality and safe for my family and I.

This place sucks. Apartments are overpriced for what you get. Bugs. Drug addicts. Garbage everywhere. And terrible staff.

Thank you for your feedback. It sounds like you’re not getting the most out of your experience at Seventy Two 27, and we want to make things right. Let’s sit down and chat about this in person. We’re always available in the leasing office or by phone at (512) 877-4413.
The price is too high and the communication is really poor. The pool and gym are still under construction. Half of the tenants seem to be hoarders with boarded-up balconies. I toured 3 units. Two smelled like cat urine and one smelled like mold. I didn't end up signing my lease it was worth losing the $250 application fee NOT to live here. They did finally call me back and refunded $50 of the Application fee. That is the only reason it's not a 1 Star from me.

All of the negative reviews are on point to this place. I’ve lived here for a couple of months and am waiting for the final days of the lease to move to a better place. Bug problems, horrible neighbors that litter with little conscious to other people, loud music from neighbors, little to no parking space, AC is old and dust riddled, etc, the list just goes on and on. On top of that, they expect rent that is equivalent to better managed apartments. Don’t be deceived by the “showing room” they guide you through. The real apartment they give you is nothing like that.

I WISH I would have paid attention to the reviews before renting from this company. I was in a tight spot since I was 9 months pregnant and wanted a place before the baby arrived. I figured this would be a okay temporary situation. Unfortunately, from day one there have been issues with management, maintenance and worst of all ROACHES. I’ve been pretty easy going about it because the assistant manager I met when first visiting the property had been nice. However, 6 months later I have to keep my food in ziplock backs in the cabinets and can not even place my daughter on the floor to play for fear a roach will pop up. Don’t even get me started on the other tenants they allow to live here and all the disruptive behavior of people and pets alike. The property is gated but they can’t be bothered to fix them to working conditions. The parking situation is dire and there’s constantly debris strewn about everywhere. I politely asked for an out on my lease and was told if I leave, I would need to pay all early termination fees. I’ve always paid my rent on time and have given them ample time and chances to fix the issues inside of my apartment. You would think a business would hold up their end of the contract and provide livable conditions. I feel sorry for anyone who finds themselves in my situation and has to rent at such a horrible property. That being said I will still be ending my lease and will just have to deal with the consequences. My daughter deserves to grow up in a roach free environment.

All I can say good about this place is that it appears to be better than it was 4-5 years ago. As in, the pool is not mucked up with algae. In my year here, every major appliance has failed and it's often questionable whether they intend to fix anything. Occasional arrests, lots of kids, inattentive management. This is a good place to land on a short-term basis because they won't sign you to anything more than a 6 month lease. Lots of people leaving in the middle of the night/middle of a lease. Even the washers and dryers do a bad job at this place! Gates don't work. Fees are astronomical for late rent. Like I said... only for the desperate and possibly a family willing to hunker down in a 2 bedroom here.

These apartments are terrible. To start, there is a pool that no one can use because it always "needs to be cleaned." Only 3 of 8 washers and 2 of 8 dryers work at any given time. Currently our buildings foundation is falling apart, as well as a few others, and the wall facing the parking lot is cracking because of it. They have been told by the city to fix it but have yet to do so. Another problem caused by this is the stairs are also detaching from the building but have yet to be fixed. Maintenance will try to come in, unannounced, at anytime so make sure your chain is locked. There are either ambulance or fire trucks here at least 3 times a week. The gates are always broken so anyone can come in and out. They also work with a preditory towing company that will tow your car whether you live here or not or whether you are parked in visitor parking or not, no matter the time of day. Rent is too high for the low quality of the apartments. Thankfully leases are only 6 months. Would give zero stars but they replaced my dishwasher, even though I had to bolt it down myself.
