A quiet residential area, the Westwood neighborhood can be found northwest of the city center by three miles. Because it sits close to US Highway 131 and 43, the community provides a convenient neighborhood to enjoy daily life while remaining close to the city and within easy distance of Grand Rapids and Lake Michigan. Because Kalamazoo sits halfway between Chicago and Detroit, reaching those larger cities via Interstate 94 continues to be easy.
One of the things Kalamazoo has become nationally known for, the Kalamazoo Promise provides a four-year scholarship for all graduates of Kalamazoo Public Schools who have spent at least their high school years in the school system. In addition to the community college, Western Michigan University and the private Kalamazoo College call the city home. There are affordable rentals ranging from single-family homes to modern apartments.

Property Ratings at Sage Terrace
I’ve lived here for 2 and a half years and nothing in my apartment was fixed in a timely fashion for how much rent they were asking for. When my apartment started flooding do to their horrible plumbing system I got infested with roaches because of it now I’m facing eviction because apparently it’s my fault. Our entire building went an entire week without water and I’ve went a whole year without a mailbox door. If you want your privacy disrupted and to waste your hard earned money be my guest but if you value your peace and don’t play about your coins take heed !!!!
Wouldn’t recommend this place to anyone. There were no locks on the building doors while I stayed there and my room smelled like cigarettes when I moved in. Carpets had cigarette burns and the bathroom tile was moldy and bugs were coming in the bathroom window. The leasing staff are snakes. I stayed in town for work and I told them before I signed the lease that I may need to vacate my lease early (don’t offer flexible lease lengths) and they said they would be happy to work with me on it. Fast forward to when I need to vacate the lease. I was told that my unit was being re-rented and that I needed to make 1 FINAL payment and I would be clear. After paying the last months rent, the leasing staff then proceeded to email me and ask for an additional $200 to cover the 7 days that it took them to finalize the lease with the new tenant. When I brought it up, they denied the conversation and insisted that I am responsible for paying for this. Don’t move here. There are plenty of other good places close by.
This apartment complex highlights its "upgrades" as a way to increase rent. This meant that residents received new carpet and new appliances. Two months into my staying here my "new" dishwasher stops working. It took their maintenance four months to "fix" it. Oh and when they did fix it the only actual repair to it they made was the fact that it no longer leaks but the water doesnt drain so its useless. My kitchen sink has leaked since I got heee, I tell them my sink is leaking he tells me he'll be back to fix it never shows up. My tub leaked for a month straight and not just a drip I mean like rushing water. They didn't come fix it until the neighbors beneath me complained that their bathroom had practically flooded. Flashback to six weeks ago, i find a bed bug in my bed. I didn't even call the apartment because they never answer, i called Rose directly. They then notified me that I needed to contact my apartment. The next Monday I call them, i speak with Miguel who notifies me that other apartments are having an issue and that Rose will be by to treat. Two weeks later still no treatment. I call again, they finally get rose out here to treat which there is still no evidence of, another week goes by another treatment. During which time my kids and I are sleeping in the living room on the floor. I called the health department and scheduled for them to come out because at this point it wasnt just the bed bugs but now I'm seeing roaches too, which again both Nick and Miguel explained were "common" in the units. Common, yes that is the word they used. Now here we are today, December 26th, the day after Christmas and i still have bed bugs. I call today and express to Nick and Miguel the concern and that I'm not paying them a dime for December until the issue is resolved. Their solution.... I come upstairs into my apartment and all of my things are packed up. Nick, the manager has instructed maintenance to pack up and toss out my belongings evicting me. Im just glad I covered my bases with calling the health department and documenting phone calls and actually having my money set aside in a seperate account because once I called the lawyer all I had to do was wait. I took pictures and videos because the apartment even tried to say that they didn't see anything moving, even tried to say it was my "living condition".
I've lived here for two years. I like the apartment itself well enough. There is a nice little shared yard area. Management seems to change a lot though. It was a much nicer place to live two years ago. Now the neighbors are awful though. Garbage is left everywhere, screaming children in the yard all day long, blasting music all night. I'd stay if they weren't raising the rent, but it just doesn't feel worth it anymore.
I've lived here now for about 4 years and I'm absolutely fed up with the management and tenants they keep moving into these terribly outdated apartments. When I first moved in, the complex was fairly quiet and the price was great for the location. However, over the past few years management has changed at least 3 times and nothing seems to change. They continue to allow less than respectable people to move in and further trash the buildings and surrounding property. I can't remember the last time I walked in or out of my building without somebody else's trash laying in the hallway. Parking lots are the same. It seems like every time I go to my vehicle I have to remove somebody's trash from my parking space (assuming somebody hasn't taken my space from me) There is a very obvious drug problem here with certain vehicles making daily, 15 minute stops in the parking lot with their music as loud as possible. The tenants are impolite and most refuse to even acknowledge your existence when you attempt to smile and say hello. If they are kind enough to say hello, they're going to ask you for "favors" A gentleman in my building has a bad habit of asking to use my cellphone every time I come into the building. It's very irritating. Especially since it seems as though he's often the one to go "talk" to the unknown people in their illegally parked vehicles. In addition to the awful upkeep up the place and poor tenants, the management seems to have very low priority in fixing anything at all. Several maintenance requests of mine have been seemingly ignored altogether... things as simple as replacing light bulbs in the hallway. As other users have stated, the "secure" doors are not secure at all. They promise each year that they'll be fixed.... They won't be. I could go on for hours about the problems I've had here. This will absolutely be my last year here. I've tried to be as patient as possible, but I'm just fed up. Sadly, I've seen some of their best tenants move out as more and more trash is moved in. Shame on you, Group Five, for allowing this kind of thing to happen to an otherwise great property.
I have lived in a interesting range of apartments, and this one was the worst. The buildings are old and outdated, the heating is a boiler system, and the parts are so outdated that the apartment complex only fix is to jerry rig it. We went several weeks with not being able to control temperature. We first found that we had no heat, so we called. They came out and supposedly fixed it. Lol it was 110 degrees in our place. The apartment smells dingy and the bathrooms are awful. The only ventilation is a small window by the shower. If your window lines up with a peeping tom good luck leaving it open and to top it off its almost certain your bathroom will be overran by bugs. Every building is supposed to be secured entrance, but I don't think any buildings actually have secured entrances. Tenants will leave trash and random food in hallways for several days and no one tells them to stop. Basically this place is old, dirty, and obviously cheap. Even if some of the buildings were updated I still wouldn't live here. They need to tear them down and rebuild. The only good thing about this place is location.
I have been a lease holder for over 2 years, and my daughter lives in Sage Terrace. It has been a wonderful experience for her, which makes it comforting to me. The staff at Sage Terrace is efficient, easy to contact and always willing to help. The amenities offered are far above many you will find in the area. The pool area is tidy and clean, the grounds are well-maintained and above all, it is SAFE! I will continue to refer Sage Terrace to anyone who asks!
The apartments are very spacious. Absolutely love the space. The office staff are friendly. However, the upkeep of the apartments could be so much better. The maintenance staff do not spray the grounds, so you will see an infestation of bugs through out the year. My apt is on the 3rd floor and the amount of spiders we see is ridiculous. They allow pets, but not everyone is kind enough to clean up after their pet, I recently had to have my dog de-wormed because of this. There were certain units that had to be emptied because of their issues with mold, and if the neighbor above you has leakage in their bathroom, you will experience the overflow in the apartment underneath you,and if this happens on the weekend, depending on the maintenance person, nothing will get done until monday. I was fortunate to have great neighbors, but our security within the building is null and void because our security locks keep getting broken and just recently i had a couple of pairs of shoes stolen.
I have lived here 3.5 years. Last 2 this place has gone downhill fast. Just got a horrible snow storm, 14 inches and sidewalks/steps have not been shoveled once! They hire possibly the worst snow plow driver possible who does more damage than good leaving piles of snow in the drive cussing people to get stuck. If you do move here get a 3rd floor unit because the carpet padding is so thin and building materials so cheap that you will here every move your upstairs neighbor makes. I am moving as soon as lease is up!!
I had a problem getting my rent to them the day it was due. I understand this is my problem, and it ended up being an estimated 6 hours late against the normally allotted grace period. 50 dollar late fee, manager was completely not negotiable. This is not only a first offense for this apartment complex, but this is my first late payment to any complex for the 5 years I've been renting. Absolutely shocked that they were completely UN-willing to work with me. The complex itself never looks spectacular, but the inside of the apartment is exceptional, and I've had zero problems after living here for 6 months. Really disappointed by this fee.
I have lived in Sage Terrace Apts for over a year. In that time I have lived in an apartment that flooded and had water access issues. I was relocated to another apartment and again, it flooded repeatedly. In both of those situations, Sage Terrace took forever to address the situation as well as refusing to offer any compensation for my time and completely ruined belongings. The office staff is friendly and helpful, but that doesn't make up for what it lacks in a good living experience.
