Despite the ludicrous hikes in rent under new management, Sagebrook has deteriorated into a dangerous complex, unsafe for women, children, and families. Sagebrook management has shown its complete disregard for their tenants' safety and well-being by failing to notify the community of a body that was pulled out of a burning car within the complex. They also refused to take any action on a slew of car break-ins that resulted in stolen vehicles and damaged property, failed to report to the community about the violent carjacker who was arrested on-site with a stolen handgun, or make any mention of a woman who went missing after she was reportedly last seen at the apartment complex. Furthermore, as other reviews mention, Sagebrook demonstrated this pattern of blatant contempt for its tenants by continuously scheduling unnecessary and invasive "renovation" projects on occupied apartments, often leaving tenants without electricity and water. Frequently, these projects were not completed in a timely manner or even during the dates/times they were scheduled for. Moreover, Sagebrook refused to make any adjustments to rent while they turned apartments into construction zones and naturally didn't offer any alternative lodging options during this time – apparently, that is what "renters' insurance is for." Save yourself the time, headache, and risk, and look elsewhere for your next home.

Thank you for taking the time to share your thoughts, though we believe them to be an inaccurate representation of events and an unfair characterization of our team. While you are correct that there has been an increase in crime in the area, your implication that it is somehow affiliated with our community specifically, or that we failed to take action, is false. As it has been widely reported in the news throughout our region and even the country as a whole, vehicle break ins are on the rise everywhere. Any instances of crime on, or near, our community which we were made aware of were reported to the local police department and we cooperated with them in every way we could. I encourage you to reach out to the local police departments should you wish to research issues of crime in the region more thoroughly. We alert the residents to issues that may be relevant to them when we have knowledge of them ourselves, unless we are instructed not to by authorities. I understand the rental increases have been frustrating to you, but if you research rent growth in our region, and nationally you will see that any increases we have implemented have been in line with rental market changes. Your most recent term was at a significantly higher rate because you voluntarily elected a very short-term lease which had an offered rent amount much higher than the offer presented to you for a traditional lease term. We understand that you are frustrated about the charges associated with the urine damage that was found in the carpet after you moved out, but we’ve made every effort to work with you, to answer your questions, and to extend the deadline for payment at your request. You have not made these conversations easy for us, and you’ve vehemently rejected our attempts at compromise. Despite our differences in opinion on these matters, we truly valued having you as a resident and we wish you the best now and in the future.
As stated in the title, they pick at every small detail of your apartment upon moveout to charge you as much as they physically can. This includes even cosmetic things that do not pertain to the functionality of certain items. This being said, upon moving in and your move-out, make sure to take photos of things to indicate the conditions you received the place in and how you left it once you are gone. A small chip on a stovetop or pre-existing stain can lead to an absurdly marked-up charge for something you didn't do. You have to sign a sheet of paper stating everything looks good when you move in, if there is anything wrong, and I do mean anything (a door thats off a hinge or a leaky faucet, etc.) make sure you put that on the sheet before signing off that it looks good to go. The only reason that this place gets two stars instead of one is that the location is nice and the apartments themselves are spacious. I would also suggest investing in some form of outside fumigation services because the fumigators they sent over once/twice a month in the summer and fall did not stop the cockroaches from getting into every room in the apartment.

We did discuss the charges with you at length, provide documentation to support the charges, and even compromise on some items based on information you provided during our conversations. We have done our best to work with you regarding the damage caused during your residency. It is true that you should be vigilant about documenting any concerns at move in, but the items you had charges for were not damaged when you moved in, as you stated yourself in our prior communication. Sagebrook is a safe community, very helpful staff, quick response for repair. This community is also in East Chapel Hill HIgh School area, a good place for better education.

The management in this community is horrible. The heater in my apartment was broken. They tried to fix it over 10 times but they never wanted to replace the old one. As a result, I had to buy heaters to keep warm in winter for my family. Another thing mad me is that the office forced me to move out for a while sine they wanted to fix the leakage of the underground sewer. At that time, I just had my baby born for one week. It is so inhumanity!!! Also, when I moved out of the apartment, they charged me a huge of unreasonable money for replacing the carpet because there about three stains with diameter of 1cm even though the carpet had been several years old before I moved in. I have heard a least five cases about the office charged a lot of money when people moved out.

When your apartment had a main water line leak we moved you into a fully furnished apartment so that you would not be inconvenienced by the extensive maintenance work in your apartment. Maintenance work can be messy and loud so we wanted to provide you with a clean and quiet place to stay while that work was happening. We completed that work as quickly as we could so you could get back home. Your heater was repaired. Our maintenance team instructed you to leave it on and to keep your windows closed while it was running to ensure that your apartment reached your desired temperature. Several times when we came to fix it at your request we found that the heat was turned off or the windows were open. If you have questions or concerns about your move out charges, please contact the office directly. We can provide you with documentation from a professional carpet cleaning company who told us that they were not able to clean the stains from your carpet. We can also provide you with documentation regarding the age of the carpet when you moved in and answer any other questions you may have about how the cost of the carpet is depreciated over time. We are so sorry that you feel like you’ve had some problems with your stay, but we do work hard to make sure all our residents’ maintenance requests are completed quickly and to the best of our ability. We are open during normal business hours and can be reached by phone or email if you’d like to discuss your concerns in more detail.
I was looking for a place centrally located. Checked out Sagebrook and a few other places close by. My decision was pretty easy after searching. The staff was super friendly and knowledgeable, very attentive and the apartments are very well maintained and the surroundings are cheerful and kept up well. I’ve been here a month and just totally looove it. Its quiet, safe and love that you can have a pet. Has A washer and dryer in each unit which is totally awesome. and a fireplace too. Plus they have a lot of choices if you want to go month to month or have a short lease. And they have corporate plans to. Pretty much have it all covered. Honestly, after seeing all the other places nearby, this was a complete no brainer for value and satisfaction.

Honestly the worst decision I’ve made in my 30-some years on Earth was signing a lease and moving in here. The apartments are DISGUSTING. They are extremely out of date, especially for the “luxury” price you will end up paying. Every appliance I have was either broken upon move-in, or has stopped working/broken since that time. So frustrating to come home to a disgusting, roach-infested home. Positive reviews on here are totally fake. Don’t trust this place— it’s a scam.

The office and maintenance staff they have now are doing good things. The apartments are nice for price and location. I like the way the kitchen opens with the bar. Of course not perfect (no place is), but the staff seemed responsive to the issues I've brought and I felt heard and things have been taken care of. That's very important to me.

I have lived in a two bedroom with roommates and recently moved into a one bedroom. I searched around and it was the best deal and price. I really liked there was washers in the units and tons of closet space. My apartment is only 600 sq ft, but with the closets and layout it seems bigger than it is. All of my encounters with office staff have been good and maintenance is always efficient with work orders. I have never had issues with break ins or issues with neighbors. So far so good.

The apartments are a little older, but it’s the best deal in Chapel Hill that I can find, especially on two bedroom places. I’ve had to put in some maintenance requests since we moved in, but they’ve fixed everything we asked for pretty quickly. Everyone in the office has been really nice to us and always answer our questions about the lease and renewing and stuff. All in all, it’s been a good year and we’re hoping year 2 will be just as good!

stay away from this community. If you really want to stay here, here is the thing you need to know 1. they will try quote you very expensive rent if you are new to the area. 2. nothing works, the carpet was very dirty when I moved in.

We just renewed our lease because the location is fantastic, the maintenance team is easy to work with, and the office staff is so friendly and welcoming. We love the pool and the really nice grills for the weekend, and the gym is open 24/7. We will live here until we buy our next home !!!
Sagebrook is good and comfortable place to live. It looks very new apartment. It is very convenient location for students who are in the University of North Carolina-Chapel Hill and Duke University. They offer good fitness room and swimming pool. Sagebrook is safe and quiet place to live for people. Choice it !
My husband and I have been living here for 3 years and just renewed for a 4th. They’re really dog friendly and all the maintence guys know my dogs and say hi when we run into them on walks. They’re also really helpful when things go wrong. My washing machine broke this year, which sucked. But they got it back up and running by the next day. The rates have gone up a bit since we moved in, but it’s still some of the best rates in town so we can’t complain too much. We definitely recommend it here!
I have truly enjoyed my stay thus far at Sagebrook! The office and maintenance staff are extremely prompt and helpful. They are always quick to help and make you feel welcome. The apartments themselves are quite spacious, especially in terms of closet space! I would definitely recommend staying here!
The management is horrible, the staffs are very rude. It's not worth the money, even it's cheaper than other apartment. NEVER RENT FROM THEM.
I have loved every minute of living in this neighborhood! The grounds are beautiful, my neighbors friendly, the office and maintenance staff professional and rapid in their response time to anything that comes up. My apartment is light, bright, airy and open, with a huge kitchen-at least compared to any other apartment I've ever seen. The porches/patios are also quite a bit larger and nicer than your average apartment. Oh, and the closets! I have never had an apartment with so much storage. My unit has seven closets, and for once in my life every closet isn't crammed full-I actually have empty shelves, which is a whole new thing for me. And it is such a dog friendly neighborhood, with "doggy clean up stations" posted throughout the property and treats for furry buddies in the the office. Can. Not. Say. Enough. Good. Things. About. Sagebrook.
I regret moving here. Nothing works and office employees rude simply don't care. Fridge breaks down almost every other day but they refuse to change. Stove burner exploded and almost burned my son. Maintenance is a big fat joke. I hate this place.
Maintenance is a joke. They can say they ordered parts but you won't hear from them for months. They will also lie and blame damage to appliances that they did and blame it on tenants. This is NOT a community for you if you have children. Cheaply built apartments and they go up quite a bit come renewal time. Too much negative things to list here. Vehicle and apartment break ins as well.
I have been at Sagebrook for a month now and feel that it is a great solution to choosing between cheep student apartments and expensive, family-oriented complexes. As a recent graduate now working at the University, I was looking for a balance between easy-going neighbors and crazy partying undergrads. Most of my neighbors seem to be young, working adults or graduate students. There are several families with small children as well. I feel very safe and comfortable walking around the complex alone. The location is ideal, just off of a major road, but tucked into a nice secluded street with other residential complexes and small church properties. There are several shopping centers near by and access to the interstate is just 2-5 minutes away, which makes commuting to Cary/Raleigh very easy. When I moved in the apartment was very clean and had no major damages or inconveniences. The staff at the office was very kind and easy to work with while navigating the move-in. Overall, I would recommend Sagebrook to any young professional looking to live close enough to the University for convenience but far enough to get out of the college atmosphere.
