Property Ratings at Salem Courthouse
The only good thing about these apartments are how close they are to everything. I’ve lived here for six months so far and maintenance has come into my apartment over 15 times. Half of those times were because I had to call because the AC stopped working (apparently that’s not an emergency during summer and had to go the weekend living in a hot apartment), the dryer took 3 runs to dry clothes, the dishwasher wasn’t draining, the bathtub faucet fell off, half the outlets weren’t working, etc.. the other times, they would come in for other random things with no warning and would just come and go and please into your apartment. I got out of the shower one time to find a maintenance guy in my home. ARE YOU KIDDING ME?! Everything seems to be recently remodeled, however it was all cheaply done. My 10-year-old cousin can do a better paint job than this. Also, it’s not sealed off very well because ants and lady bugs love to share our apartment with us. I’ve tried everything to keep the bugs out and nothing works. The apartment’s advice to me? Don’t leave food out. I DON’T LEAVE FOOD OUT?! I have never left a bad review for an apartment or house that I’m renting before. This place has definitely been the worse, especially considering the price.

Thank you for your feedback. We are sorry to hear your experience thus far has not be a good one. Can you please contact the leasing office directly to ensure your maintenance concerns are addressed? We do offer pest control services and would happy to schedule this for you. Please contact us at 765.463.9500 and/or email at leasing@salemcourthouse.com. We look forward to hearing from you! Thank you!
I usually don’t write reviews but my experience with this community was so painful that I thought it is necessary to share my experience, so that others can be careful when dealing with them and wouldn’t go through the pain what I am going through right now. My husband and I were looking for a new apartment (with the community environment in priority) because we are expecting a baby soon. We liked their community and scheduled a tour. During our tour, the leasing consultant asked- “just two of you?” and I had said “and we are expecting a baby soon”. And throughout the tour I had mentioned many times about my pregnancy because I am in my last month of pregnancy and was not able to walk fast/properly. Also, the apartment she showed to us was on the 2nd floor so I had to climb the stairs with so much difficulty. She showed us a 1bed, 1 den apartment and we liked the apartment (because our priority was the community surrounding than the apartment size). I came back home and filled up their application online. While filling up the application I had to call the same leasing consultant many times to ask about their fees, application process etc. (because she literally didn’t give any more information rather than handing over their fancy pamphlet and showing the apartment). I filled up the application and paid $235. Next day, when another leasing consultant emailed me about my application, I asked if I can set priority in the apartment we would like to move-in ( I said to make it 1st floor or 2nd floor because we will have a small baby by the time we move-in ). It is then she told me that it is their community policy and we can’t live in a 1 bedroom apartment because including the baby we make 3 people. I asked to cancel my application and return the fee I paid because their 2 bedroom apartment was not affordable for us. She said the application fee is non-refundable and they can only refund me $100. I understand their policy, but it was not a mistake from our end at all. Had the leasing consultant told us about their occupant policy earlier, during the tour or at least when I filled up the application, we would not have filled the application itself. Now, on these last days of my pregnancy, I am going through such emotional stress, struggling to get back our hard-earned money back. But all in vain, nobody listens. Now, I regret about the unlucky moment when I saw their website, got fascinated and thought to inquire.
Great place to live. From management to maintenance I stand by this complex. Professional and friendly leasing consultants always there to help in anyway possible. Is equipped with a fitness center, clubhouse with an incredible lounge area, and swimming pool. Clean, spacious, well managed, and maintained. This quiet complex is the place to be. If your looking for a new home. I highly recommend this place.

Thank you for your kind words. Our staff works hard to keep Salem Courthouse a great place to call home.
Rude, impolite, arrogant, aggressive, and hostile management. Do yourself a favor and avoid them. At least hire a lawyer before moving in.
The office does not take pest control seriously. After your first roach, you are expected to catch it yourself and bring it in for inspection. They will NOT treat unless you produce a roach! And then, they spray once in only your apartment , then they are done. I went to office multiple times and finally convinced them that in a complex, it is insane and useless to spray only one apartment. they sprayed building then never had repeat spray or inpsection. Guess what? I still have roaches! Surprise! Maintenance guys are awesome, fast, friendly, helpful. I would not recommend living here unless you are an entomology enthusiast! Also, apartment does not hold temperature so heating and cooling very expensive .
Property Manager at Salem Courthouse, Responded To This Review
All pest complaints are taken very seriously by Salem Courthouse management, and our pest control company is immediately called in to inspect and treat the apartment, which was done in this case also. We rely on their expertise and recommendations for future treatments. We will do whatever is necessary to cure the problem and thank the resident for bringing this issue to our attention.
I've only lived here a year. It is a quiet place to live with adults in their late twenties or early thirties, some with kids. Now that the person above me with his loud and obnoxious heavy dog (past the weight limit) moved out, I am much happier. The office staff was less understanding at the beginning and would only comment on the cuteness of the puppy. It would howl, bark loudly to where it would wake me up at night, and loudly traipse so that I knew exactly which room the dog was at all times. This is the only negative and wish the office staff followed the weight limit and respected my requests. Overall, the maintenance staff is willing to spray often for spiders on the first floor and change light bulbs. Somehow the drafts are quite bad during the winter and I paid a $150 electric bill in December last year for a one bedroom apartment!!! I am happy living alone and they accommodated to my requests when I moved in: new carpet and even replaced the cabinets, tile, linoleum, and bathroom countertops.
