My son and I moved in last August and we've had no issues that are worth a negative remark. All rental places are going to be flawed in some way because several tenants have lived there. Management has been great to work with, my neighbors have their issues but it hasn't been excessive to the point that I've had to call the police, I simply contact the office and leave it there. I've had a broken stove eye and they replaced my entire stove and that was appreciated! I've needed paint to cover up marks on the walls (not big, it just bothered me ) and it was brought to me with no problem. My neighbors pay careful attention to our vehicles and the children in the area and that makes us feel safe. I enjoy my space and have no intentions of moving any time soon. It's all in how you approach things, respect people and talk to people in how they respond to you.

I chose between this & 4 other locations. I now live in another state where you cannot find a place like this for this amount of rent. Even month to month paying higher, it still is a steal compared to paying $400 more or upwards at other places that don't give you a full-sized washer & dryer, unlimited parking, and 1,100 sq ft for a 2br w/ 2 full baths. I lived in building 5750, starting when my kids were just 3 & 5. I loved that my son made friends & played outside. The repair and maintenance guys were responsive & good. We always had our filters changed & our common hall was always well lit. Once there was an incident where one of my windows broke/shattered from the outside and they had the new window up the same night. That was a blessing because it was cold & in my babies' room. My husband's bike was stolen off our balcony, which was in the back of our building. We were subjected to noise by the renters above us, and that's going to happen in this type of setting. I had friends in other buildings who experienced different Dynamics than me, but overall it was a decent place to live. In my next apartment living situation, I would want a little more light/windows & a more open kitchen.

If you can find another place to rent from then for your sanity, safety and sake, do it! I have given my 60-day letter to terminate my lease even though I haven’t received a response. I have also forwarded my letter with an email to Grady Management about my time living there and no response from them either. I should have not even ventured out in that direction from so much negative feedback on various sites. I should have also gotten a clue from the lease signing debacle. I was called multiple times to either sign, re-sign or submit documents already submitted. The day I signed the lease, the apartment wasn’t ready and once I was told it was, I went in to see a very filthy and stained rug with a very old and moldy smell. I thought the smell initially came from the rug. I went to the management office to tell them about it and they acted as if they were going to replace it. No, they cleaned it and the smell from the cleaning is overpowering to this day. This is almost four months later. The rug is so badly installed from the beginning that my son and I feel as if we are either walking uphill or downhill. The fan over the stove was completely broken out and none of this was taken care of before we were due to move in. We have suffered from an influx of brown recluse spiders and other strange bugs. There’s mold on the window sills and the cabinets and sinks are a hideous mess!! (pictures attached) I had coffee thrown on my car (several times) when I complained to management, they nonchalantly acted as if it was no big deal or nothing could be done. The management and company seem to be more like slumlords versus a professional management company. Do not make the same mistake I made. There are tons of other apartment complexes that exist in Fredericksburg that you can move too. Also, these fake 5 stars need to stop! Either the tenant isn’t used to decent living the management company is posting these fake posts. If I could give them less than 1 star I would!

They do not help you with anything or cut no slack. They constantly say they send notes and do not; trying to tack on more fee’s. If you hear the say anything, make sure you have them email it or have a recorder. They won’t admit they are wrong until you prove them wrong.... BEWARE
This apartment complex hired a resident on a power trip. He blocked my way into a common area and then called me sexually explicit names in front of children and other residents...management has refused to address this atrocious behavior. Ladies if you have no other choice than to stay here do not put up with this kind of treatment. Make your complaints to the Virginia Fair Housing Office!!!
My apartment complex is great because we have such great management. If I ever have a problem that needs to be resolved they are always there to help. The grounds are always well maintained and clean. For me I am five minutes from my job and that saves me a lot on gas and wear and tear on my vehicle. The thing that I like the most is that I can do all of my shopping whether it's going to the shopping mall or running up to the store to pump gas or just run to the grocery store, every thing is in a mile radius.
I have been here for 4 months now and I have no complaints.
