Property Ratings at Saltmeadow Bay
Only 1 of 4 grills work, noisy neighbors and nothing ever gets done about it regardless of the multiple complaints, so much for a secure building… the door is never locked. Pay for a secure community but there is literally no gate at all and hasn’t been since I moved in. There is also no lighting at night and my car was broken into shortly after I moved in. Front office staff is very rude.
One of the larger apts I’ve seen in the area. Apt has high (9ft) ceilings and are clean and well maintained. The “gym” is useless and doesn’t even have free weights, but otherwise, the grounds are clean. Aside from the jet noise, the complex is very quiet. Neighbors are polite and friendly and staff are responsive. There is a private entrance to a nice park and the beach, restaurants and supermarket are all within easy walking distance. Parking is also generous and I’ve never had an issue finding parking for myself or guests.
I have had an almost ten year stay here. I really like my apartmrnt and the convenient location of the property.
My view of the SMB community hasn't changed since previous comments. It is a very nice , safe place to live. Well maintained, spacious apartments and easy access to the oceanfront , shops and restaurants.
My wife and I love living at Saltmeadow Bay. I do not have yardwork or the upkeep of a house. We feel very safe here. The staff is very friendly and helpful.
Ive lived here eight years. Im very comfortable here. If I have a problem it is prioritized according to the issue. Ive never had to wait more than 24 hours to have things fixed !!
It is a joy to live here. Management is very professional and attentive. Everyone is friendly, kind, and clean. Plant operations is top notch.
A great place to live. the apartments are spacious, the common areas are clean and well kept and the grounds nicely manicured. Location-wise the complex can't be better; close to the oceanfront and stores. The resident population is a nice mix, age wise. Dog run for those that chose to use it and for residents, a small gym. The one negative is parking which can be difficult.
From move in to move out terrible experience. Had to delay move in as apartment was dirty and terrible paint day we walked it to move in. Paid for Amazon delivery boxes that weren’t working, gates never worked, water bill is high and unpredictable, floors bubbled up, pet deposit is not deposit it is a non-refundable fee. I could continue.

Having lived in Saltmeadow Bay for over four years, I can say with conviction that this is the most pleasant, convenient, attractive apartment complex in Virginia Beach. All of the staff are attentive and responsive, and I would rate the office staff as well as the maintenance staff as excellent. The landscaping is lovely, and the grounds are always planted with seasonal, blooming flowers. Doorside trash pick-up is a convenience. The management is in constant communication with residents, and we are informed about any outdoor work which will impact out parking area, or, in the case of building work, our balconies. The buildings are kept in pristine condition. Overall, an excellent choice for apartment (carefree!) living.
This is a pleasant environment. Residents are friendly and outgoing. Likewise the staff at the property office. The apartments are spacious and maintenance issues are handled promptly at least from my own experience. Parking spaces are at a premium and often used by visitors who disregard the designated areas for non residents without penalty it would seem. The proximity to the oceanfront is a value added plus.
We love our new home here in Saltmeadow Bay. Its a friendly, well-maintained retreat by the ocean, surrounded by nature and beautiful landscaped grounds. After many decades of home ownership, we feel we have found our forever home here at Saltmeadow Bay.

I really enjoy living here. Ive been here almost 8 years. I feel safe and comfortable!! Its a fairly quiet neighborhood other than the regular day to day activity !! My carpet is not in great shape. I would really like new carpet !!

Dozens of issues on moving that have not only not been resolved I have not even provided a time frame despite multiple request to do so. Other important security just concerns have not been addressed.

We are retired and have a small dog. Saltmeadow Bay is the perfect place for us. The location is so convenient to the oceanfront with an easy walk to the Board Walk, Harris Teeter, and multiple bars and restaurants. We are next door to the movie theatre and a short walk to the Virginia Beach Stage. Hallmarks of Saltmeadow Bay are the beautiful reception area available for private parties, the heated pool, the gym, the multiple barbecue grills, the newly installed fire pit, the beautifully maintained landscaping with breath taking flowers everywhere, and finally the friendly and welcoming admin staff to include the rapid response and courteous customer service staff. This is for us a truly a wonderful place.
When the Ownership and Management companies changed in 2019 to the current one, things went back a couple steps. They NEVER answer the phone when you call the office (they're always too busy or on the property, though I never saw them). Noisy neighbors. Parking spaces are so tight you WILL get door dings in your car when you can find a space close to your building, they have a large overflow lot by the Pool that didn't open this year 2020. Of course, they've kept the gym closed. Office, knock and maybe someone will answer. Gate community when the gates work properly, otherwise they're just left UP allowing people in and out that want to short cut to or from Laskin Road (and maybe park for the day in visitor parking). You pay for a trash service that comes when it is convienent for them, if its a holiday or bad weather, you still pay the same amount where they make it or not. They DO have a nice Dog Park that few use so you will find dog droppings around the buildings and rarely in the dog park. This was a GREAT place in the past. Now? Meh' (Oh! Don't forget you'll be living directly under Oceana's Jet Flight path, wait you can't forget they often fly until 11 pm!!!) -Glad to be gone!
Since the management has changed there has been a significant change in the way that I have been treated. Previously we felt like this is our home, and that the management appreciated that we lived here. Currently feel as if the staff cant be bothered with repairs or concerns when we are able to speak directly with staff. Repair work is scheduled randomly regardless of what amenities might be limited-regardless and with no consideration of all the people working from home-and given less than 24 hour notice to move vehicles or be towed from our home at our expense....with no consideration for anyone who may be out of town or otherwise have barriers. No consideration for real life challenges that may come up for people,
The complex is beautiful and the office and maintenance are always there for you. The 2 bedroom apartment is very spacious and i love the light grey walls! Excellent location to beach and shopping.
Washer was inop, called and agent dispatched maintenance man and he fixed it with no issues, those guys are always very thorough and nice.
Love the place. Great for retired couples and their dogs. Sadly the wonderfull amenities are not available due to covid.
I have only been here for 6 months but my overall experience has been very good. The property is well maintained, inside and out. Elevators are wonderful to have (i am on 4th floor with a lovely view of woods).Office staff is always friendly and quick to help.

Ive loved here seven years and been extremely happy until recently. Now I would say its goof!! I was told when o moved on I could have new carpet after 5-7 years. Ive asked for it and still have no response. I do not want to give up this apartment as Im very happy with the location and my neighbors !! Being on the first floor in a disabled apartment my carpet tends to get messed up faster than other floors. I have been recommending these apartments for years but now o just dont say anything to my friends. Over the years I have had four or five friends that hsbentrmyef here and been happy. We love on a fixed income and when the rent keeps going up it makes it difficult to be able to stay here. I rarely ever call with any complaints. On the whole things are really great !! Also got the first seven years I had not had to pay for my storage until this year. I was told it was frrr because my apartment doesnt have a storage closet off the porch. With that increase and the increase in my rent this year it had made it a little harder to survive !! Im hoping at some point someone could offer me some kind of relief on that and also new carpet !! I have received no response from my requests as yet!
Apartments are large, super convenient to the ocean and shopping. The personnel are very friendly. Service is prompt and in 6 years as a tenant have never needed a call back.

I have recently moved here from out of state. Saltmeadow apts. are lovely and well maintained. The office staff have always been wonderful anytime I have had dealing with them. Like anywhere, there are some minor issues. Parking space in some areas of the complex is very limited. I came from an area where heat, water and trash were all included with my rent so it took adjusting but I have noticed that it is the common practice in Virginia Beach for these items to be additional. Overall, I would recommend any friend to give Saltmeadow Bay consideration if they were moving to this area. It seems to be a safe, friendly place to live.

Overall I am happy with Saltmeadow Bay. I would like to see the towing enforced for non residents who park at the buildings instead of in visitor parking.
Since B&H took over, there has been a surge in the number of existing residents who are leaving because of substantial increases in rent. Based on anecdotal evidence, their units are then rented to new residents for substantially less than the rent offered to residents who are leaving. It seems that rent charged to new residents is based on market factors, whereas renewal rents are based on market factors and their current rent is. The lack of transparency about future rents leads to anxiety and is a primary factor in us looking for alternative living arrangements when our lease expires.
The management at saltmeadow bay is nothing less than shady. They will be kind and curteous up to the point that it comes to money. Being owed about a thousand dollars I only received 100 due to "damages" on an apartment that was due to be fully remodeled... 300 dollars for each door to be replaced among other excessive dollar figure charges for minuscule things. Apartments themselves are beautiful. But the management that is currently there is not worth the trouble. You will lose money to them.

At Saltmeadow Bay Apartments courtesy, honesty and transparency are the cornerstones on which we build relationships with our residents, team members and business partners. Move-in and move-out experiences are both equally important to us. For this reason, we encourage residents to turn in any work order requests discovered during their move in right away so we can remedy the problem. In the same light, we also encourage the resident to accompany us during the move out inspection. During that inspection, a clear understanding of damages may be explained and negotiated if necessary. Charging for damage beyond normal wear and tear is a standard practice adopted by all apartment communities. This practice allows us to offer a quality product by eliminating unnecessary expenses, therefore, providing luxury living at competitive rates for current and future residents. The property is currently undergoing apartment renovations to some of our floor plans. The renovation package is limited in scope to finishes and doesn’t require a full remodel. Under no uncertain terms would we ever charge a resident for items that we chose to upgrade. Renovations are completed in accordance with scheduling and capital expenditure budgets, therefore, some units maintain their original finishes based on the time frame/condition of previously installed items in a unit. A good example of this would be carpeting. Non-renovation items such as interior doors must, unfortunately, be replaced at the resident’s expense if damaged during their lease period. We encourage you to reach out to our property manager to discuss your particular circumstance one on one in detail. We are committed to providing transparency and are willing to correct any errors inadvertently made during this process. Penny Pagona in the last week Husband and I have lived here almost 2 years. Moved from 4200 sq ft home in Alanton to 1100 sq ft 2 bed 2 bath. We love: * Security @ entrances and buildings * Elevator! * Very clean grounds, lobbies, clubhouse, pool... * Very, very responsive maintenance * Nice community parties and activities sponsored by the management * Friendly and helpful staff. We are particularly impressed with Sherita!0 Do t forget walking distance to beach, 31St stage, Virginia Beach Gardens Park, groceries, and restaraunts.
As a rental community this place is great. Amazing location just blocks from the beach, rentable party room, relaxing pool, and the gym is always a good amount of people using not too many. I have lived here for almost 2 years and love it. I have good friends that also rent here as well!
