Colorful, active, dynamic, energetic, diverse – all of these apply to West Campus, and with its large amount of students in the neighborhood, it’s easy to see why. The brightly-painted buildings, the trendy little pizza joints, and even the amount of bicycles in the area help define this neighborhood as a haven for University of Texas-Austin students. But even if you aren’t a student, this neighborhood is terrific – there are plenty of apartments to choose from, the housing stock is diverse, and the location is ideal.
West Campus extends from Lamar Boulevard to “the Drag,” or Guadalupe Street. The Drag is where you’ll find a wide selection of shops, restaurants, and bars. These include local favorites like Cabo Bob’s, Halal Bros, the Spider House Café and Ballroom, and Kerbey Lane Café. On the west side, things are a little quieter with Pease Park and the Shoal Creek Greenbelt framing the area.

Property Ratings at San Gabriel Square Apartments
All of the terrible reviews you are reading are true I promise you that! Filled with cockroaches. No thermostat control in your unit so each unit is connected by large airducts that just let cockroaches travel freely to each apartment in the complex! This place will also ABSOLUTLEY nickel and dime you. Small fees just pop up everywhere non stop. When you move out they will charge you $200 for all the utilities plus an extra $75 "administrative fee", which is a made up to take more of your money. They send this bill to their "corporate office" which is just collection agency. Horrible place keep looking around PLEASE

Regarding the fees you mentioned, all charges, including the utility costs and the administrative fee, are clearly outlined in the lease agreement that each resident signs upon moving in. Positives: one of the most affordable complexes in the area with uncovered parking included if you need to be in West Campus and have limited means. Negatives: It's true, the bugs and cockroaches are everywhere because the unit is not completely sealed. They come in through the vents and unsealed surfaces in the unit. The facility is pretty run-down. The utilities are not individually metered, and you are "allocated" a portion of the total charges based on square footage and unit. A lot of poor people live here. The water constantly gets clogged. Overall: it's cheap, but it feels like you are not getting enough value for what you pay.
Since day 1 there have been hella roaches. No matter what’s done we can’t seem to get rid of them. Even if you keep your apartment immaculate, even if they come get your house sprayed, even if you integrate DIY solutions, you can’t escape. This is an incredibly severe infestation, and I’m scared that when I move out I’ll bring them with me and never be rid of them. The apartment itself is incredibly cheaply built, none of my appliances work as well as they should (if they even work), save the 700 watt Microwave. The one redeeming quality is it’s in a nice, quiet part of Wampus. Please please please consider the apartments near it if you’re in it for the good area. If this is your only option, I’m begging you to look again.
There is a problem with cockroaches that is difficult to treat. The Heating and AC is poor. The manager is rude. The maintenance doesn't speak English. There is no sound insulation from your neighbors. These apartments are the worst I've ever lived in.
San Gabriel Square Apartments is cockroach infested to a horror movie level. You won't find out about it until you move in because they keep the empties ultra bug bombed. I'm not talking about just a few. I mean everywhere and in everything.
The Square is very well placed. It's only 1 to 7 blocks to get to everything West Campus. But still a little bit oway. Basic and old, but nothing too bad. The location makes it work.
This place is so nasty. Cockroaches everywhere all the time. Sketchy old dudes hitting on me. Weird neighbors arguing with other weird neighbors. It's like stepping out of West Campus into another dimension.
San Gabriel Square is one block away from those 25 story student towers in West Campus Austin. Mostly students and post grads, a few move here when they graduate to stick to the area. Surrounded by pretty scenery and trees. I only leave 1 star off because some of the studio apartments are really small. They're cheap though.
San Gab is in, what could possibly be, the most beautiful neighborhood in the World. But be aware. Their small studios are really small. Still a good deal considering the price and location. Building is old, but expertly maintained. I wish I had paid more for a medium or large. I could really use that extra square footage. But I'm still amazed when I get out and walk 2 blocks to that really nice ramen place.

Close to a lot of nice restaurants. In a neighborhood that is almost entirely university students. San Gabriel Square has and is surrounded by trees and nature. Last night while walking home from a convenience store I saw an owl.

San Square does have some age on it. But it's well maintained and in a beautiful neighborhood. It's cheap student housing on West Campus.

I moved in for a summer internship. I literally had to get them to give me all the things that come with the apartment. They didnt give me a mail key, a laundry card or even a parking pass ??. And now my car is towed. V nice staff tho
Pros: - Very affordable - Quiet rooms - Management (particularly Harrel) are great - Proximity to campus Cons: - Old appliances - Some units are near waste bins Overall, I really enjoy living here, and I recommend it to everyone I know
If you are a poor student who needs to live close to campus, this will do. HOWEVER: 1. Management SUCKS (they don't want to fix anything and will often never help you) 2. Laundry machines break sometimes (good luck requesting they be fixed) 3. Most units don't have a dishwasher 4. There are BUGS 5. People will be loud every night of the week (it is West Campus, after all) 6. Windows may or may not open and may or may not have screens (again, good luck getting any help) 7. Units are SUPER SMALL
I have lived at San Gabriel Squares for the past two years. Jasmine the current property management has always taken care of any problem I've had which has been little to none. Make sure to get to know her because she is the best thing that happened to the property! The parking is free, great prices for rent/square footage, and property management handles issues relatively quickly. Each unit is a bit different, my unit has its own thermostat to control the temperature. This property is appropriate for its pricing.
Yes, the price is considered affordable for West Campus, but there are more places out there that could be cheaper and with better condition. Well, have you heard of rat and bed bug problems?! You might not be as unlucky as I was living there. The manager kept shifting the blame, and the issues were never accommodated fairly and nicely. By the way, my deposit and the fund inside of my laundry card were never returned. Since I moved away from Austin, I don't even bother going back to have them pay me back. In conclusion, yes, it's an affordable price in West Campus, but if you run into some issues, don't say I didn't warn you that, you might not be treated fairly and your fee may not be returned.
Price is affordable for West Campus. Location is super convenient-- grocery store is around the corner if you need something quick, 10-minute walk to Guadalupe St., campus Metrobus stops right in front of apartment's office, and bus stop to Hancock H-E-B is a 5-minutes walk away towards Lamar. Includes parking spot. Laundry room on-site. Large mail deliveries are kept safe in the office. Pets are allowed, and there's ample property space to take them for a walk.
