Property Ratings at San Marco
UPDATED: We have lived in San Marco for the past eight years and are very quite fortunate to call this place home. Everyday we would see security guards patrol the area, 24/7, making our gated community feel extremely safe. Property administration has always, always been able to help us as residents with all sorts of repairs, from air conditioning to circuit breakers, without delay. So reliable. They provide professional landscaping, bug control services, trash removal and much more. We are blessed to live in beautiful Boca Raton via San Marco. New update: we had to relocate due to job and medical needs, we are very, very sad to leave because it was like leaving family and the community.
There are too many issues to mention - but let's start with the paper thin walls where there is no privacy and you hear everything from your neighbors. And then let's continue with extremely old appliances that constantly break. Then we can move on to bug infestations everywhere - roaches, ants, flies, etc. The staff simply do not care to maintain these units - it's sad. Do yourself a favor and find someplace else - anyplace else - to call home!
Absolutely disgusting!!! Do not place yourself or any loved ones here. The place has been INFESTED with cockroaches and ants since move in 2 months ago. The appliances barely work. A/C breaks daily. THIS PLACE SUCKS!!!!
Pest were everywhere in this community. Customer service was non existent. They messed up my lease and sent a bill to collections over it. The millions they receive in profit every month isn’t enough. They want every last cent out of you. They will forget about you after you sign your lease and give you nothing but excuses. Never received one apology. Just blame. I cannot stress enough when I tell you to not move into this community
I feel I am paying more every year and getting less. They no longer put mulch out to help the landscaping, only the leasing office is always at it's best. I feel some residents have better landscaping and others don't leaving the entry to my home not very nice and depressing. I feel they can landscape around mailboxes with flowers. The trash bins are always a mess, never closed. The entry gates are always broken. I am not sure why they don't put a Gaurd or at least a camera to see who is doing this and fine them. Parking isn't enforced so people park wherever they want (on the lawn, over curbs blocking driveways, ets). There aren't any rules as too what can be kept on the patios and if so not enforced. It really brings down the look of the neighborhood when people have their terraces as storage. Also, one of our rooms is extremly hot, my son's and makes it hard to sleep. I was told it couldn't be fixed and he is burning up every night. If we have to pay prices like these at least the appliances should be in great shape and A/C work in every room.

The community is not managed well and over the years has gone downhill with the current maintenance at needs for this area and this price point.
Very inconsistent experience - sometimes things are handled quickly sometimes not handled for months like the broken gates, and the variability in the ability to resolve issues by different personnel. Some personnel were absolutely excellent and grateful for their help, others not at all
Rent rose considerable but common for what's happening in the area. The fitness center is poor, the pool average and the landscaping hadn't been mulched in 3 years. Gate is broken more than when it works.
The community is well situated with great amenities. Unfortunately, the inside of our home is in a state of disrepair and repairs take months to complete
The overall atmosphere of this complex is fantastic; however- the amount of rent I pay and the increases my neighbors report is exorbitant, specifically when I have to fix my own issues because maintenance either does not show up or does not perform the task at all and the fact that I have had to hire my own pest control to manage the issues related to the previous roof leak because the complex pest control either does not show up or does not fix the issue. I have stopped requesting maintenance or pest control due to these issues. They never show up or fix the problem! The office staff consistently does not respond to correspondence via email but has improved greatly over the past 7 years that I have lived here.

Love the place . Only problem has been the AC has leaked and flooded the apartment on several occasions. Otherwise I love San Marco.

I moved in 2/5/21. Shakira and Mia are the best. The maintaince team is great. I had 2 minor issues and were fixed with 24 hours. 1 was I pulled the cord too hard on light string and pukled it out. The 2nd was refrigerator was leaking water and they replaced the Fridge.The new maintaince supervisor came by this week and introduced himself. They are on top of things. Very fair.

Like the area but the maintenance isn't so on point
Management is horrible, apartments looks nice but filled with ants that live everywhere even in bathroom and cockroaches that always crop out of pipes. The GATE HAS BEEN BROKEN FOR A YEAR and management did not care at all !!! It’s not safe there at all, a lot of cars was broke into and packages have been stolen!! The property dirty from the ducks dirts, it’s just disgusting to walk a dog outside. I not recommend anyone to move there.

The maintenance crew is wonderful! Always timely, courteous, knowledgeable and friendly. I would and I have recommended this community to family and friends and the maintenance team is part of that reason.
I like the community not the staff in the leasing office if you can get over that it's a great place to live.

When I signed my lease I was glad and enjoy my place. But now I am not satisfied with situation here. I heard that about 3 or 4 car was robbed in this location with my car including. I live close to the gate and now it doesn't work at all, More then 6 month. The last time when I checked when it will be done manager from office told me that it will be done for 2 weeks. It is gone more then 2 month and nothing happened from that time. I signed lease for the gated community but now it is not . So I think the action needed!!!

So far pleased with overall service but havent been there long enough for a 10. I completed walk through on 10/25 and am still waiting for some items to be addresses, such as molding around door in garage into house and broken pantry door

I would reccomend this community to someone that doesn't have kids or pets. The apartments were nice and the staff was great, we just need more room than what is available at your community. I do have to say, this is the nicest out of 4 apartment communities that we have looked at!

More attention and follow thru could be executed on the 32 page rental agreement we signed
communication needs to improve, specific to maintenance updates/issues. Second pool has been empty now for 12 months & is never fixed. The side gate is too small, and allows anyone to come in through an empty space.
I have enjoyed living here the past 2 years the location is really good and the community is very nice.
Nice community, seems safe, good neighbors, good location. All of the ducks nesting every where and standing in the streets are a bit much and dirty. Trees Are very dirty and make a mess.
I wish the satellite pool worked. We’ve been here for almost a year and it hasn’t been open at all
To be honest, there has been an influx of sketchy residents in the last few months, and more families with small children / infants that cry at all hours of the night, or play basketball all day long with no supervision. And there is an apartment unit that i can view from my balcony where Im pretty sure is either a drug den or escort service because they have visitors at all hours of the night, stop in for for short 15-30 minute visits, then drive away.
Dogs barking uncontrollably in all corners of property and large breeds allowed on property.
I have found in the past year the outside is not as clean and maintained as it was when I first moved in 2 1/2 years ago. The garbage bins usually are overflowing and it blows all over and smells. There are always tons of leaves around no mulch for the gardens it just doesn't look as clean as it could be. I am a little disappointed how the place has gone down since moving here.
The place is horrible. Run. There are ants and millipedes everywhere. They do not spend money to upkeep it. Everyday we woke up to millipedes in the walls and ceiling. There are so many ants outside that both our cars had to be bombed multiple times. They got into the engines too. The cabinets were given face lifts but inside are damaged old and dirty. The appliances are also old and only after you complain multiple times do they do anything. I only lived there a year and within that year the dishwasher, dryer, washing machine, disposal, ice machine and bath tub all broke and requires repair. It was the WORST experience ever - RUN!

I would avoid this place. The management company is poor, the property manager is new and doesn’t know what she is doing. They do not care about you and the maintenance staff is incompetent and has to come back several times to complete simple tasks. Would not recommend this place to my enemies.
