Property Ratings at San Marco Promenade
Everything was good until the end. The property manager can’t communicate properly. I didn’t know there was a late notice fee for not giving a 60 day notice for moving out. When I went down to the office to talk to the property manager, she did not explain the fee properly. She made it seem like the fee was $1,000, not one months rent which it actually is, and as a courtesy she reduced it by $500. She also said that she would use my security deposit towards it. So I thought the fee was reduced to $0. When I saw the notice fee on my account, I tried emailing her to ask why it was on there but she never responded. I also emailed her with questions about the move-out and the final account statements because those had the fee on there and stated that I was getting my security deposit back, and I asked why the fee was not the amount she told me. She did not respond to those emails either. I called the front office a few times and no one answered. After a few months of trying to get in contact with her, she used bogus excuses and stated what the fee was and that she reduced it by $500. When I asked about the excuses and asked her to directly answer my questions, l got an email from the regional manager instead of her and she was very rude in her response. She made it seem like the miscommunication was my fault and that I was not overcharged. It was just frustrating that they were rude when I was just trying to clarify everything and that they did not answer any of my questions. When trying to get the security deposit back, it took them more than five months to send it and they did not respond to any of my emails in a timely manner.
Don't move here if you need peace and quiet. The walls are so thin you can hear everything your neighbors do. A lot of people here play loud music with heavy bass all day and all night. It is so hard to work from home and sleep. The doors to the stairs all slam shut, so you constantly hear loud slams. It is really hard to get anybody to help with issues. Nobody has ever responded to any of my emails or voicemails. When I went to the office, she told me she would call me that day, but she never did. I left a message with someone else who answered the phone to ask her to call me, and she never did. There are so many issues, and it feels like they won't do anything to help with them.
I scheduled an appointment with the leasing office to tour and waited an hour and a half before getting sat down with the leasing agent. I don't even live here and I am writing a review because of how disappointing my experience was. The leasing agent was rude and spoke to me like I was a child. I asked if I could get my dog (a very friendly pit) ESA certified in order to live here and she immediately shut it down and said no I am not going to give you a tour just for that. After waiting an hour and a half we couldn't even get a tour for asking about our dog. Keep in mind our move in date is October and it is JULY. So we had plenty of time to get him certified and thought that this would be a nice place to tour. Quickly after she walked us over to the apartment building next door and dropped us off over to tour another building instead.
*****Don't be fooled by the recent positive reviews over the past 1-2 months (Jan & Feb of 2023) Property Management sent out an email asking for reviews for a chance to win a gift card***** We are highly disappointed with the new property management. We received a move-out notice via email a few months ago and began communicating with Alexis (who is no longer with the company) about the requirements for moving out, what re-signing our lease would look like, etc.. Due to gross miscommunication and incompetence, the leasing professional failed to mention during our phone conversations and in-person talks that a 60-day notice is required per our leasing agreement to vacate. NEVER ONCE (despite that being the topic of conversation at hand and her job). Before resigning our lease with San Marco Promenade my husband and I decided to look around at other properties and we found something that we love and are really excited about moving into. After weighing all the pros and cons we signed a lease at another property, scheduled movers, requested time off work, and are due to move out of San Marco Promenade on Friday, March 24th, 2023. Last night we thought it would be a good idea to touch base one last time with Alexis and give a 30-day notice (which is typically sufficient in our 20 years of renting experience). Upon contacting the leasing office today we discovered that Alexis is no longer with SMP and that a 60-day notice is required. As you can imagine, this was shocking news and something that had not been planned for. We feel extremely taken advantage of and have found ourselves in a very bad, very upsetting situation that we cannot financially handle. What makes the situation even more frustrating is the new leasing managers seem to have zero remorse, care, or understanding at all of the situation. We tried to do everything by the book by speaking with a representative of the company, trusting that they would be someone we could trust and rely on for information - Boy, were we wrong! This "mistake" is going to cost us $3k.
The community is nice but the management is pathetic. The elevators in my building sometimes work. Good luck getting the office to answer the phone. One time I called and no one answered, 30 seconds later I walked into the office and leasing agent was on her cell phone. We get these angry/rude emails from the apartment manager, saying don’t do this don’t do that. But can’t manage to respond to residents with complaints and concerns. DONT WASTE YOUR TIME. There are 2 apartments right up the street with similar pricing, better amenities, and properly managed.!

At this point, if I lived in a cardboard box, it would have better noise insulation than this place. You get pulled in by the look of the apartment, the smart technology, and updated appliances. These are all great, however noise is a huge issue here. It’s basically a torture chamber disguised as an apartment complex. You hear literally everything your neighbors do. I’ve been woken up in the morning by the sound of someone opening and closing their drawers, and I’m not a very light sleeper. The stomping noises you are subject to if you live under someone is the worst of it all. Don’t live here if you expect peace and like to sleep without being woken up by what sounds like an earthquake but instead is actually your upstairs neighbor walking around.

Initially I loved living here, but soon enough reality kicked in and now I can’t wait until my lease is up and I can get out of here. The walls, floor and ceiling are PAPER THIN. I have had to ask my upstairs neighbor if she was just stomping around all day long because one normal step echos through my entire apartment. If my next door neighbor says anything, I can hear it loud and clear. So many corners were cut when building this place, I wish I had known what I was getting myself into before it was too late. The management running this place are infuriating and incompetent. One of the front gates has been broken for SIX MONTHS, so all traffic has to go in and out one way causing parking problems. Speaking of parking, they will tow your car with no notice or posted reason! They also threaten to turn away delivery trucks just as everyone’s holiday packages are arriving. The halls and stairwells are constantly dirty and smelly. They false advertise gifts on their social media… the list goes on. I would NOT recommend this apartment complex, or the new one being built next door.

The units of this apartment complex are brand new and beautiful. It’s in a great location just walking distance from San Marco Square. There are food trucks once a week and the management is nice. Unfortunately, the property is not maintained well and many of the tenants trash it. There is dog poop everywhere and a lot of bugs and nature. The main gate is broken indefinitely and it is an eye sore. The community rules are strict, so don’t plan on swimming past dusk or have any pool parties. Overall, it’s a bit overpriced. If it were a little cheaper I’d probably renew but for the price, not worth it.
