Listen to every bad review about this apartment complex. Everything is outdated, the pricing is outrageous, they do a sloppy fast job at prepping the apartment before you move in, maintenance requests took over 10 days for them to be completed (A/C leaking was one of them) because the have TWO maintenance workers, front office workers are rude and never have answers for you and overall it's just not worth it here. I moved almost a year ago and they are harassing me for a move out cleaning fee. I had the apartment professionally cleaned when I moved out. It was cleaner than I received it. If I could give zero stars I would. DO NOT RENT HERE or with ANY Avenue 5 affiliated company !!!!!!

I hope I can save a prospective tenant from living in this nightmare – chose anywhere else but here to live. My significant other and I moved into a 2BD 2BA in the fall. Since day one we have had nothing but issues with our unit and the property management. Prior to moving in the leasing office would rarely answer phone calls and never return any messages, our lease information was incorrect and needed to be corrected multiple times. This was frustrating since we were moving cross country. On move in day we discovered half of our major appliances were inoperable and it took the management a full week to replace them. We get kicked out of the office any time we voice any negative feedback. The property maintenance staff closes out work orders even when incomplete. The gates around the entire property do not work and gives the false sense of a gated community. The pool area is deceiving because the hot tubs rarely work and the pools have too many chemicals and have ruined multiple pairs of swim suits. One night when returning from the store we found a homeless woman inside one of the broken garages. In response to our email reporting the incident management replied “the office is not the one to take care of it (The Homeless individual) because the best we can do is ask them to leave”. The latest incident has been management’s choice of the exterior painting company. We have googled the company and they have a 2.4 star rating with numerous accounts of personal property damage and negative commentary about their business practices. We discovered this after our own personal account of personal property damage. When I went to office to offer feedback about their project I was immediately kicked out of the office and told to email the property manager. After emailing the property manager I did not get a response until I went back into the office and was kicked out again when I informed the assistant manager that I was going to pursue legal action. This finally elicited a response from the property manager. The only recommendation I received was to use our own renters insurance to replace the items that were damaged by their contracted painting company. After this last experience I am in disbelief that I will have to see this lease through. I hope this post finds someone looking at this apartment community and influences their decision to choose elsewhere.

You've been communicated with through the process and yes, you were dismissed from the property office due to your brash and demeaning approach when you came in. The office team does not deserve that and has full right to kick you out of our office. With that being said, each of your concerns has been discussed with you directly and you've been asked what more we can do for you with no response back besides negative reviews. I understand you were not happy with all of the answers you were given, however, we are doing the best we can with each situation within the means we can. The property is currently mid-project on a lot of items, which is very common for 25 year old properties. Having a constructive and calm conversation in the office is still an option and I would happily invite you in to chat with me. We hope for you to have a great and peaceful stay at San Melia and we would like to do what we can to help with that.
This Avenue 5 leasing company is not pleasant to deal with. After speaking to the leasing agent,Veronica, I went online and completed an application. I then had some additional questions about the property. I left several voice mails and emails with no response. My final email “cancel my application “ got me a response, finally, after a week. I explained I will not live in a complex that you can’t get a response from in less than a week. She did apologize and assured me my refund of 256.90 (they keep 50 application fee, original payment of 306.90) would be returned and could take between 10 to 12 days. Here we are at a month later and no refund, no email response on inquiries and no phone call back from voice mails. I would seriously hesitate before renting here

I have been a very happy resident here at San Melia for 23 years since May 19, 1999 when first built. I hope to remain here forever. Ahwatukee is the best Phoenix has to offer as far as convenience to grocery stores, Target, AMC, and so much more.

San Melia has been a pleasure to live at the past 15 months. Just too many amenities to list including, location, location, location. The Office staff of Melissa and Marlene plus many others have been an absolute joy to work with and always have a watch over our community and do the right thing for our residents. The Maintenance staff of Gilberto and Henry plus many others can fix just about anything in a very timely matter. Have I mentioned the pool and the beautiful property!!!

Best location ever. Beautiful property groundskeepers. Very friendly office staff team. Commuity friendly, when you enter the property you feel secure and safe. Top notch kids friendly, with lots of safe free play. I been here for 5 years and never had a problem or acomplaint.

NO SERVICE IN OVER A MONTH We put in service requests over a month ago, including one to get our bedroom door fixed. It literally fell off the hinges. I spoke with corporate at Avenue 5 and said they were so sorry for the troubles we have been having with service calls taking 3 weeks to a month to fix. They promised that the regional manager would call me but she never did. I called back after they said she would call, they apologized again, saying she would call and again, never did. MULTIPLE BROKEN AC UNITS I have spoken to two managers on site at San Melia and they too, apologized for the slow turnaround on repairs. They said they have had multiple AC units go out and that those have been priority. I understand that, but as a tenant, it is also concerning that so many AC units have gone bad in a 1-2 month period. Our AC has already gone out twice since the Fall of 2020. Something to keep in mind if you are considering moving here. Our neighbor’s AC went out while it was 118 degrees out and said she didn’t get hers fixed for a week or more! I asked the office about this and they said they had multiple units go out at once, it was unusual, and that they would reimburse any hotel stay costs that tenants may incur. But as a tenant, that concerns me too. Hotel stays can be pricey in July and to stay for a whole week or more and have to foot the bill and wait for a reimbursement? With how slow things have been? I wouldn’t be comfortable with that. SPIDERS, BUGS, AND BROKEN PROMISES I have now been promised multiple times by management and by corporate that we would get our door and other repairs fixed. The last set of repairs took over three weeks. It’s now been over a month. We contacted on June 17 and it’s still not fixed. We also contacted for pest control bc we kept getting beetles snd spiders in our unit. It was over a month of calling before we finally got pest control out here and it came after a spider landed on me at breakfast! MULTIPLE WATER MAIN BREAKS The water main has busted multiple times and parking has been displaced again. It’s been a little over a week snd they are still repairing it but at least they are working towards that and I give them kudos. SAN MELIA NEEDS TO MATCH THEIR SERVICE WITH THEIR ADVERTISEMENTS I don’t believe in bashing a company, but I will present facts and let others decide if this is a good fit for them or not. The quality of service has had a steep decline. Such a shame because they were so great. Were.

San Melia is hands-down the best complex in the area. Great staff, beautiful property, amazing location. So many properties tout resort-style living, but San Melia actually delivers on that.

San Melia is strategically located between Chandler Blvd and Ray Road. You are literally walking distance from true night time excitement. The amenities at San Melia are superb. There are grills throughout the community and facilities that allow you to enjoy basketball, tennis, swimming, kids play area, yoga and HIIT classes, and even running in the community. If you love to sit by a waterfall and relax there are several of them in our community. There's also a small dog park for your pets. If you haven't figured it out yet San Melia allows you to live the Resort lifestyle.

Mine was a pathetic move-in experience with dust all over the apartment. Some of the appliances are dirty and one requesting they were not even replaced. Like the dishwasher was full of stains and we were told you can still use it. On following up on service tickets taking more than 3 weeks to months, the San Melia staff just what do you expect us to do here you are in the queue, wait until your turn comes what more do you expect from us. Its been a drastically poor experience from my last stay here 10 years back.

So far so good. While I will be moving due to commute time for work I have no complaints. The staff has been nothing but friendly and helpful. The complex is very nice and well kept as well.

San Melia has beautiful grounds and amenities. Diana has been very warm and welcoming, and has taken care of anything we needed since moving in. The apartment is quite spacious and comfortable, there is plenty of parking, and the community is close to any shopping needed.

Old apartment with expensive rent. Property maintenance team's response is slow. Theft from the cars is frequent and at nights homeless individuals are on-site. The upside is the friendly staff in the office.

San Melia has beautiful grounds and amenities, so definitely take a closer look! If you decide to rent here, go through Diana at the Rental Office. When we were working with her, we didn't feel like we were just dealing with a huge apartment company. Diana makes you feel like this is your home and you are being taken good care of!

Ive lived here for over a year now and love it. I have a big beautiful 3 bedroom with updated kitchen and huge closet. The gyms, pool playground are upscale and resort style. Close to everything. If you want cheap then dont live here. The staff are very warm amd helpful

Management is an entire mess they rather the entire place go up in flames before calling the fire department which shows zero concern. From first day of move -in someone broke into my car, foundation inside the unit fell apart, and people hate dogs around here so you will get a complaint even at the sound of a dog whimper. I have notified maintanence and management of the concerns and they say the same robot response. Corporate is even worse and non responsive. You pay an arm and a leg for the area but there are coyotes, javalinas, and homeless that will tamper with your stuff. You pay for regular parking (no one else in the area does this) and the gym is a mess filled with non tenants taking up the machines. Bugs galore and the javalinas eat the trash that is constantly spilling over. DO NOT RENT HERE take your hard earned money somewhere else!!

1 Star for the close proximity to shops/bars/restaurants that's it. To put things into perspective I cannot wait to separate myself from this place. First of all someone broke into my car less than a few months living here. I told the apartments and they brushed that off. Then I had to get a garage and pay $120 a month so someone wouldn't do it again. They claim luxury the first time I used my oven it went into flames. It was only after the fire department came and said the oven was old trash that they replaced it. I told them at move in the oven looked old and faulty and they ignored me. Then the paint in the bathroom literally peels off, whatever they use again not luxury. The dryer doesn't do anything in its job description. The entire mirror foundation fell off when I was minding my own business. Do not move here unless you want to be trapped in heavy traffic, staff does not care if your unit catches fire, maintenance guys are nice but the office sells them out and blames the system on them which does not get anything done the first time. It is not dog friendly like they say, my neighbor harasses me about a dog barking 3 minutes. The walls are thin, the entire places is a fake LV bag!

I have lived here for 6 months now....where to start....best way to describe this is place is lipstick on a pig. Looks good on the surface. Office staff are not trained in customer service at any level - every encounter is met with an excuse or reason or generally they must be unhappy. Grounds are a mess past the front office/pool area. Have been waiting over a month for maintenace requests to be acknowledged or worked. There has been a GIANT sink hole in the parking lot since July and it is October 19th. It has not been touched and the parking is completely blocked off ( the parking that we are charged monthly for) with sand piles and dirt everywhere. The javalinas/rats are loving the garbage messes. There is a long list of charges and fees for everything under "common" monthly fees... and on and on ..... Stay away.

I've lived here going on five years now. Everything is great! Pool is awesome, landscaping/grounds are beautiful, fitness room is newly renovated and top notch, office staff is extremely helpful and friendly (shout out to Santana and Marlene!), and a special shout out to the head honcho, Leslie, who has come through for me more than once... thank you Leslie!! I'm a New Tenant, January 2019, Everything has been so Wonderful. Santana at the Front Desk is informative, helpful & has overseen the majority of my Move-In process. The other Staff seem new & with more experience/training, I believe the Front Office will be Tip-Top! I did have a major leak in my Kitchen & contacted the Maintenance Supervisor Chris, within hours he handled the leak, repair & inconvenience very professionally. We absolutely love our 2 Bedroom Apartment, the Ground are clean, Excellent Schools nearby & the Property is beyond Resort like. I'm so happy we chose this Rental Property.

I have lived here for 4 years and on my way out! Another grueling 3 months to go. It was nice until about a year ago. Has gone down hill slowly before hitting the bottom of the swamp. The management cares about how the place looks but not the quality of life their residents live. Nasty people moving in here (which are coming in droves) who have zero class, could care less that others in the complex don't care to be woke up at 1 am with your window shaking rap crap. oh yea, the RATS, can't forget the RATS! Not mice, RATS! I had Burns pest control at my place 2 weeks ago but couldn't get the ceiling trap door open to set traps, but said he would be back. Not! I suspect I'm not important because I complain about the nasty living conditions for the LUXURY rent! Piles of garbage (RATS LOVE GARBAGE) literally piling up for days on patios, have pictures of the accumulation. Other residents feeding "wild life" which includes RATS! I have date & time stamped videos and pictures that I will set up an email for so anyone who wants the truth other than the phony crap they will tell you, can see for yourselves. I will update review with email soon...pay attention, the reviews on here are 2 years old!!!! under new management since then.

I've never written a review in my life. Nothing has ever been bad enough to where I felt I needed to warn people. If you still rent here after reading this, that's on you. I cleaned the apartment spotless before moving. Then HIRED someone to clean the apartment spotless afterwards. Still, they tried charging an additional $120 for cleaning fees upon moving out, but never sent me an itemized list of what needed additional cleaning. Tried to resolve the issue with the leasing office but they are extremely rude and dismissive. They literally wouldn't even let me finish a sentence as the lady kept raising her voice louder and louder to speak over me like a child. Never dealt with such terrible customer service in my life. And this was NOT the first time the leasing office was nasty. Never missed a rent payment. Never had a noise complaint against me. Left my apartment spotless and they try to nickel and dime me saying that "nothing was cleaned." My jaw hit the ground when they told me. Bunch of liars and thieves. Awful place to live. Outside of the horrendously rude and unhelpful staff, the neighbors are noisy and borderline obnoxious. Lot's of kids running around and screaming at all hours of the day. Landscaping crews constantly blocking the driveway and forcing you to drive around. Parts of the complex always being under construction. Appliances breaking. Broken front gates. No remotes to get in. Stay far away from this place. You've been warned.

We do handle every move out case by case but we do require receipt of a professionally cleaned apartment per your lease agreement. We do apologize for any inconveniences you may have experienced and wish you the best. Thank you for your fed back we are always looking for areas of improvement.
This place is so expensive and taxes everything. You pay gas, electric, cable and internet, then you pay a utilities fees on top of that. There is no room service for the amount of rent that is charge and most of the time the amentities are being work on or under construction. Nice counters though!

Management is horrible. When the service requests raised they are not answer it. all employees are temp, often changed the employees in the office. Service manager so rude, he refused to get my rent check, They used "Package Concierge" for collecting package but it's not working most of the time. I got my package after a month :( New management came in it started going downhill this apt complex

I've lived here for several years now and proud to call San Melia my home. With change, there's good and bad. A few months back, San Melia was sold yet again and with all this transition, there's been a little bit of chaos,but there are good things happening here finally. The new management group inherited problems of years past of poor management. It's a stellar property, well built in a great location. Ahwatukee is one of the best communities in the Valley... A great place to raise your family, great schools, great shopping and recreation, and everything you need within a 5-10 min drive. You can even walk to many places like an AMC-24, nice restaurant's, shopping, etc. All within minutes from San Melia, and now,they are in the process of renovating every apartment home and I'm not talking about just a fresh coat of paint. The renovations are high end features and amenities I think all will be very happy with. I've lived in Ahwatukee since '99 and San Melia is still one of the best places to live. The grounds are well maintained, it's a pet friendly, and the pool area can be compared to some resorts in the area. 2 regulation size volleyball courts, a sandy beach entry pool that's heated during the summer, 2 spa's and beautiful water features. There's also a lighted tennis court as well as full/half basketball courts at opposite ends of the property. There are casitas all around the property with gas grills and a paved walkway throughout the length of the property that's well lit and great to get in a little exercise whether you're walking with a stroller, with your children, riding bikes, or just communing with friends. There's plenty to do! The new staff are totally committed, experienced, nice, and professional. Things have improved significantly and it's only going to get better. I've recommended many of my Family/Friends b/c it's a great place to live. Everyone is entitled to their own opinion and there will be good and bad experiences. I've been here since '09 and I can say when my lease is up for renewal soon, I'll continue to call San Melia my home. My aforementioned comments are made based on years of experience on property and what I've seen, and I know Leslie and her staff are doing a great job and with all the good/positive changes that are actively being done, San Melia is the place to be!!!

San Melia has a very nice curb appeal with a nice playground and a nice looking pool; however, that is where the greatness ends. I moved in late 2015. Shortly after, ownership changed along with the property management company. It was and is an out of state investment company owned complex managed by a property management company that is also based out of state. No mention of the impending changes where made when I moved in. The change has been disastrous in my experience. Customer service is very sub-par. All maintenance requests have been worked very slowly if worked at all. Many community amenities are constantly inoperable such as the heated pool not being heated, hot tubs randomly not working or being kept up, several gates leading into the pool not working, multiple items in the fitness center not working, gates leading into the complex not working, etc. The community is also gated; however, the gates are left open most of the time, which defeats the purpose of gated. It is advertised as a smoke free community which is in the lease. However, many people smoke and leave their cigarette trash everywhere. I even caught two people smoking outside the office during business hours. The staff seemed to care less when I pointed out the obvious. There are an excessive number of pets in the complex which the excessive amount of dog urine is killing off multiple bushes, plants, and several spots in the grass throughout. There is also a persistent foul odor caused by all the dog urine. I cannot walk outside of my door without smelling the foul odor. Management seems incapable or unwilling to address the problem. This place is advertised as a luxury apartment complex but I don't know where the luxury is… Additionally, expect to be nickeled and dimed to death with additional fees on top of the rent; plan for $100 on top of advertised rent.

What a lovely place to call home - from the gorgeous swimming pool, to the tennis court, to the half-mile path that runs through the middle of the complex - San Melia payed attention to making residents feel comfortable in and out of their apartments! We have a small dog that has a ton of energy, and there's more than enough room for him to run and play. Inside is so luxurious, we love inviting friends over for dinner and a movie. What can I say - we're extremely fortunate to live in such a wonderful environment!

I would recommend San Melia Apartments to anyone. I have lived here for over two years. The community is very safe, clean, quiet, and family friendly. Most apartments have been recently remodeled with hardwood floors, granite countertops, stainless steel appliances, and new bathrooms. Associates in the leasing office are always very friendly and helpful. I love how the office is open 7 days a week. Maintenance issues are addressed promptly. It's really easy to submit maintenance requests online, and the service is great. The community is trully like living at a resort. Beautiful landscaping, large mature trees, walking paths with waterfall features, and a world class pool with a sand beach and areas to entertain. The only reasons I didn't give it 5 stars is because of the mail and garage issues. The office does not not allow outgoing mail and will not sign for UPS or FedEx packages if you're not home. They accept USPS packages, but their system of managing this is not perfect. They have lost a few of my packages simply by giving them to the wrong resident. I also had been given packages that was meant for other residents, however, I was honest in returning them. The office is not liable if a package is lost, so they offer no real help if it happens to you. Lastly, detached garages are offered, and I pay an extra $100 a month for one. However, the garage systems are older and consistently have issues. I'm regularly having to submit service requests for my garage not opening or closing, or getting stuck. Other than that, I am very happy here and have no plans to move any time in the near future.
