Property Ratings at San Miguel Apartments
This apartment building is located in an uptown area with easy walking distance to numerous stores, restaurants, banks, hair salons, doctors offices and other small businesses, as well as a multi-plex movie theater, public library, post office, city hall, parks and police station. The 18 unit, two-story complex is gated and has secure parking with a space provided in either the enclosed garage or gated carport. There is a laundry room with two washers and two dryers. The one bedroom apartments are exceptionally large and all have the same floor plan with a roomy coat closet in the entry, a huge living room, a large bedroom with triple sliding-door closet and a kitchen that has ample counter space and spacious pantry closet. A nook off the dining area has a built-in desk and bookshelves and the bathroom features a generous size marble counter with a vanity at one end. A sliding glass door at one end of the living room opens onto a large private patio. The building is nearly 50 years old and while the exterior of the building is maintained fairly well, I can't say the same about my apartment's interior. When I moved in, there were several small repairs that needed to be made in my apartment, which should have been done before I took occupancy. There are still issues with my apartment that have not been taken care of in five years, such as a crack in the shower door and stains and damage on the bathroom counter. The building manager and maintenance staff both have a less than professional attitude. After reporting a maintenance issue to the manager, it usually takes several weeks before maintenance arrives to do the work. The manager often fails to schedule repairs as promised or does not schedule maintenance to return when additional work is required for a repair that has been partially completed. A lease is required when moving in and must be renewed when a rent increase occurs, which is on a yearly basis. Tenants have the option to take a one year lease or go month-to-month, for an additional $100 per month. What is particularly irritating and frustrating about the rent increases, besides the too frequent regularity, is the letter that management sends with the notification stating that the increase is necessary in order to maintain the "high standards and excellent service" that they strive to provide, something that can't be proven by me.
