I have absolutely loved living here for the past year. Neighbors are kind and friendly. There’s never any problems with noise. There’s overnight security. Parking is easy. The gym is great. The pool is awesome in the summer. I highly recommend renting here!

The place was good at the beginning, but then they started increasing the rent at every renewal. Also lots of hidden fees (valet trash, parking, maintenance, packages, etc). Initially parking was free, but now they charge and it is not enforced (guests and maintenance crews just park anywhere). Also dirty, people just leave trash outside their doors all day (until valet picks it up).

Beautiful complex and units. We have loved living here! Parking is easy, we never have to worry about finding a spot. The unit is spacious and we love the overall look of the apartment. The only thing we have noticed being an issue is people not picking up after their dogs, which is not at all the complex’s fault but the residents that live here, but it has gotten better. We can sometimes hear our upstairs neighbors stomping but other than that it’s a very quiet place and we hardly see our neighbors. We are so glad we found this place and get to live here til we find out forever home! So thankful for San Palmilla!

lived at San Palmilla for over 3 years and initially, we truly loved it. Our main problem came at the ending of our lease. We had asked, in advance, if we could get out of our lease early and explained we were closing on a house and preferred we didn't pay an entire months rent when the apartment would be vacant but, we were told no since the lease was a "legally binding contract"...fair enough. We had moved our stuff out of the apartment on March 1 however, our "legally binding contract" went through March 31st. I called the office on March 30th to find out where in the apartment we should leave the keys. At this time, I was informed that they had actually already changed the locks and we did not have access to the apartment. We were provided a code to use on the SmartLock keypad to gain access, I questioned why our access was removed when this was still legally our apartment that we paid for, got no valid answer. Upon entering our apartment, we then discovered San Palmilla had, WITHOUT PERMISSION OR NOTICE, accessed our apartment on multiple occasions and started painting, repairing, and prepping the apartment for the next tenant. We were also still paying for electricity as the apartment was still ours until 11:59pm on March 31st, and the crew coming and going left our lights on, left the A/C set to 70. I had paid $140 for a cleaning crew (provided by San Palmilla) to clean the apartment as a move-out cleaning and was very unhappy to see that our cleaning crew would also be doing San Palmilla a favor and cleaning up THEIR mess which included the entire apartment being coated in dust. I emailed San Palmilla with my concerns and never heard back, I called the corporate office twice with voicemails left and never heard back. I finally reached the property manager who did apologize, refunded my $140 cleaning fee, and pro-rated our rent/electricity (albeit at an insulting rate), and was promised an additional gift card from the maintenance company however, the gift card was never received. I did appreciate the property manager giving us something but do still feel taken advantage of after being timely, courteous, and loyal residents who even referred 2 people who signed leases at the property. When we were looking for help, a "legally binding contract" was immediately thrown in our faces but since it provided San Palmilla with some sort of financial gain, that "legally binding contract" was 100% disregarded.
They will not assist when you move out. We inquired about the final cleaning charges they assessed. They told us they would send photos so we could confirm. We still have not received those. They decided to go ahead and send the balance over to collections after their lack of communication and now received a negative credit report because they can't perform the simplest task.
I heard great things from past residents about this apartment which is why I chose this apartment. I applied when the original management was still there but wasn’t told until after I applied and got accepted and got that going that a new management was coming in. Not concerned at first but saw issues right at move in day and then just throughout my approx 2 years of living here. Examples, terrible communication with the office folk, you’ll talk to one person one day and they’ll “make a note” on your file and you come in the next day and there is no note and you have to start all over again. The apartment ground used to be so nice (when I visited my friends who lived here) and now the landscaping is below par and they don’t enforce any of the lease violations because people will put their really rancid trash out whenever they pleased and it smelled awful. They weren’t good at handling noise complaints from neighbors partying it up in the late to early AM hours. People aren’t supposed to smoke in the buildings but they never enforce it so now it smells either like a casino or a weed den... Oh and the parking situation... it was great no issues ever getting parking inside the gates, there were tons of visitor parking inside the gates and everything was fine. Now they are getting rid of the visitor parking inside the gates and you have to park on the street (which people have their cars broken into every few months) and now they want to charge $20 a month just to park in the gates. The list is endless. I must say the maintenance guys were really nice. This luxury apartment is far from luxury (crappy building materials, paper thin walls) and I guess that is expected nowadays unfortunately. Great location I must admit ( aside from noise from highway and the Air Force base with those fighter Jets) Overall, I was really looking forward to living here and it has just been a terrible almost 2 years here and I am glad to be moving out.
I've lived here for almost 1.5 years, and I DO NOT plan to renew my lease next year. There were all kinds of transitional issues when the complex was sold to a new owner, of course, shortly after I made the decision to renew my lease for a year. Now, I have a RIDICULOUSLY noisy, upstairs neighbor. If the building had better construction, I probably wouldn't be annoyed by this rude individual almost every single day. Additionally, although I haven't been a victim, I've been told by other residents that there have been NUMEROUS burglaries. Also, the management is NOT RESPONSIVE to concerns or issues. This place is way too expensive to have to worry about all these issues, especially if you don't use the amenities. The location, lease, and expense of moving are the only things keeping me here right now. UPDATE: As I am being kept awake by my upstairs neighbor (she plays bass music that is literally vibrating my bedroom at 1 AM and I have repeatedly been awaken by her between 4-6 am),about whom I have complained FOR MONTHS and I even placed a nonemergency nuisance call to HPD about a week ago BECAUSE THE APARTMENT MANAGEMENT HAS REFUSED TO DO ANYTHING ABOUT HER LEASE VIOLATIONS, I have decided to update this review. The manager has done NOTHING to resolve this situation other offer ME the opportunity to absorb the expenses of moving when I'm the one being disturbed. Since I'm being kept awake, I intend to post this information in as many places as I can find.
I can't say enough about this property. The staff is EXCEPTIONAL! I really have nothing that I can say it can improve upon. Really really loved this complex! - Amy

I was a resident here and absolutely loved having San Palmilla my home! I honestly don't have a complaint, one. This complex is luxury at its finest. The amenities this location has, is more than one could find in an apartment complex. Camiece always went beyond to ensure anything I ever needed was taken care of right away with the biggest smile on her face. If you need a place to not only live but to call HOME, this is your place.

Absolutely love this community. Its close to work and shops and all kinds of different restaurants. Beautiful pool and awesome gym! Maintenance staff is great and they take care of everything you need. Especially Carlos. The ladies in the office welcome you and treat you like family which truly makes it feel like home.

This property is very luxurious, but I encountered several issues: 1. Flooding: When touring the property, I intentionally asked about flooding in both the units and the parking lots. I was told by one of the leasing agents there was no flooding, even during Harvey. She said the only reason the first floor apartments were available was because they were renting from the top floor down in the second building. As I was moving in, the maintenance worker informed me that the reason my doors weren't level was because they had to redo the entire first floor due to "flooding up to here" as he pointed about 2 feet up on the wall. I never experienced flooding while I was there, but was not too happy about being lied to about it. 2. Bugs: On the first floor I had a serious problem with bugs (brown recluse spiders, earwigs, cellar spiders, etc.) the first couple of months I was living there. After a significant amount of pest control by both maintenance and myself, it finally died down. I was never able to enjoy my first floor patio though due to the vast amount of roaches. 3. Safety: There were several break ins (home and car) while I was living here. Initially the gates were always broken open, but that seemed to get a little better toward the end of my time there. With that being said, this apartment complex isn't in a super safe location despite the fact that it looks like a fortress. I recommend looking at crimereports, this is how I kept track of problems on the property. 4. Packages: You have to pick them up in the office. It's usually not an issue, but its rather inconvenient and the office staff never seemed too happy to retrieve them for you. I'm sure it takes up a significant amount of their time, but that may mean it's time for a new system. 5. Communication: When you first move in, they are always willing to help/respond, which is great. Close to move out I had an issue with getting in contact with them unless I physically went into the office. I sent several emails and left voicemails with no response. Once they were ready to collect my final bills (no surprise) they reached out to me and ignored the fact that they didn't return any of my messages.

I had the pleasure of making San Palmilla my home while working in Webster Texas! I cannot begin to say how wonderful the staff is. Camiece, Anthony and Melanie were there for me every step of the way to get moved in. The property was brand new when I moved in and it was and still is absolutely beautiful. If you want top notch management in a luxury apartment complex, this is your place!
