The City Beautiful earns its nickname, from its gorgeous lakes and bright, sunny skies to its pristine streets and beautiful architecture. Lake Eola Park, with its swan-shaped paddle boats and majestic fountain, provides an oasis in the city that's ideal for weekend picnics and afternoon lunch breaks. Located in the heart of Florida, the beaches of either coast (Gulf and Atlantic) are accessible in roughly an hour’s drive from Orlando.
While it is known for being the home of prominent theme parks like Walt Disney World, Universal Studios, and Sea World, Orlando is also the county seat and home to one of the largest universities in the United States, the University of Central Florida. The city contains the Orange County Convention Center, the second-largest convention center in the country, in addition to the busy Orlando International Airport.

Property Ratings at Sancerre at Sand Lake
Honestly this place is garbage. We have been here for two years and the management has changed 4 times. The apartments are fine but parking is insane and they will tow you any chance they get, the staff does not communicate with you, they have a new woman working in the office that clearly does not know how to control her temper, if you put a maintenance request in don't expect it to be looked at for a few weeks, we have had our stickers from our tags stolen from our vehicles twice (but somehow that is our fault according to them) neighbors are constantly loud, I have had strangers approach me in the parking lot asking to come inside to my apartment or asking me to give them a ride hours away (which if you call the office about these matters, all they do is call you for the T, they don't actually DO anything about it. They say they do! But nothing happened for me). It is garbage and I would not recommend wasting the money.

We appreciate you bringing this issue to our attention. We want to sincerely apologize for the inconvenience. We appreciate your feedback and support and hope you'll consider coming back in the future. Sincerely, Sancerre
Conveniently located, but very expensive for the living quality, parking is limited due to location.
Don’t consider living here. Except for a few administrative people, this place couldn’t be worse to live in. No parking space after 6:00 p.m for your second car unmarked parking spot. Nobody ever at the office if you need to talk to somebody. Among many other complainta
The community isn't bad. I liked the amenities it has but it's a shame we can't use them until key fobs arrive. I think the leasing agents do their best to provide good customer service but sometimes it's hard to reach them. I really wish parking was better. The apartments are made slightly weird with doors not able to fully open because a closet door is blocking it, the garbage disposal button is 3 feet away from the sink, or light switches being in weird spots. Placement of things in the apartment is not a big complaint just a head scratcher. The property is big and needs a lot of care but they may not have enough employees to upkeep it. The few times I've put in service orders someone has come in a reasonable time. Trash is often all over the place but I think it's due to their current company not making sure all the trash is being taken out. Also there is no trash pickup on the two busiest days for trash in a household. The rent is expensive and I was able to get a decent price, however if it's raised a lot higher, I would look to move to another property.
Quality life style , respectful neighbors , good noise level , assigned parking , excellent management, understanding, hospitality, prime location . Everything needed less than 3-8 min away. I am very greatful to have for Sancerre at sand lake.
Overall love the location and staff here. Ten minutes to Disney and Universal parks. Great local staffing it is always a pleasure to see and greet them.
Sancerre at Sand Lake is the best place to live and very convenient, and I love how fast the staff an maintenance work fast to assist on request.
Don't come live here. Over priced for poorly built and poorly ran "luxury" apartments. parking spaces are not to code, super tiny, and 6 guest spots for the entire community is an absolute joke.
I enjoy the community. There are lots of families with kids and the people are all pretty friendly. Its a safe welcomed environment for all. Since moving from Chicago I feel truly at home here and its the best choice I could of made.
Sancerre has been one of the best apartment complexes I have lived in. The office staff does care about you, and your community. With a premier location and some of the best amenities around, I love calling Sancerre home.
Music is loud. Trash is on the pavement. Buildings and pavements need pressure washing. Had to purchase my own ant wasp Spray for outside of apartment.
I moved from Chicago and since I wash shown the model home it truly has felt like home. I want to give a shout out to the incredible staff who helped me find my apartment especially Melissa. I really feel like I have a community here and I would recommend it to anyone.
Altis is a beautiful community with great amenities! The apartments are well-kept and include many upgrades for the price.
Not all that glitters is gold, Altis is a beautiful community to ones eyes but shrouded with far than irregular residents we have to call neighbors. The only way to reach the office is to appear in person and even then it feels like the agents have no time for you. Countless times my fiancé and I have had legitimate concerns for our safety and well being living with horrible upstairs neighbors, to which Altis seems to not care for. We paid for luxury apartments and although our unit we call home is nice and cozy, our experience with management and residents trumps that experience.
Parking is difficult, we thought we would just make it work, yet that is easier said than done. We had a few problems with move in, yet the people we have been working with since are starting to make things better, it appears. There are no cockroaches which is a huge plus for us.
Nice place to live! Kid friendly, close to everything, nice floor plan. The office staff was very helpful because i was looking for a place to live asap and the move in process was fast
Altis is a beautiful community. It has all the amenities you can hope for and makes you feel at home and safe.
I just moved in about 5 days ago, & lets just say I love everything about this community. Danny was very understanding with my move in process. He made things better for my son and I. Overall my experience so far is just great. I love the stairs, the wood floors, the bathrooms, and the kitchen.
I have enjoyed residing at Altis at Sandlake. The apartment homes are beautiful and luxurious. the outside courtyard areas are well kept and bring families in for outdoor get togethers and cookouts. During the hard times we have been facing last year and now, this complex has afforded us residents an opportunity to always feel safe in knowing that they are taking precautions for our health and safety. Altis at Sandlake has provided us residence special surprises and activities for us during this time to uplift our spirits, special gift baskets for Mothers Day and Fathers Day, Food Trucks, The Blood Mobile, holidays and parades for children.
Overall it's a nice community, it could have been a great place to live had it's construction/features been better, more space, good and caring management staff.
Living at altis has been great , quiet , clean , and quick response from maintenance when requested.
Altis Sand Lake has the potential to be a great place to live. However, I often feel discouraged about living here because of the shortcomings. Limited parking for my own vehicles (there's only one designated space per unit, so if you have two cars in a household, it's challenging to park the second car). Same goes for guest parking... I can hardly ever have company. Recently there have been large rats scurrying around the complex. Residents pay into pest control every month. There shouldn't be rats gallivanting on property.
Great community overall, awesome location, Mario the maintenance staff is very helpful and a great employee, hes always there to help and always comes promptly after putting in service requests. We were unhappy with our move in experience due to a dirty apartment and things that needed fixing, but our experience after that has been a positive one so far.
Came to tour apartments and had an amazing experience while Cathy, the manager took me to the apartments and amenities and I was in love with the place, looking forward to move in soon!
This greedy management company intentionally built this complex with two little parking so that they could fit more income producing apartments per square feet. They knew they would get away with it because the complex is in a good location. Based solely on the apartment and location, this place is good. Add the parking and it goes down to 1 star. Do not move here!
Altis is a wonderful place to call home. The community has a small, cozy feel with the amenities of a large complex. The style of the building is great and helps reduce overall noise to make for a peaceful setting. I would recommend the complex to all my friends!
Great community to live at. The leasing office is friendly and responds quickly to residents maintenance requests. The amenity facilities are clean and sanitized all time.
The spaces are thin... so my car has been damaged from both sides... I can only park in my space and if the car next to me is too close then somehow I need to find a way to not hit it and exit my car from the back.. guest parking is the worst. They only have very few spaces that are almost always taken.:you would think they would add more GUEST spaces and more issues would be resolved. They don’t come up with a solution... they just don’t care and knowing this is a big issue with their residents they haven’t done anything to fix this situation like add a few more guest spaces. It’s not like these apartments are full and don’t have the spaces especially during a pandemic when guest want to be with their families and they have to park in public places just for them to come over.
Save your money and move somewhere else with real management that does their jobs and amenities and that will help you with your everyday living.
Amanda made the application process very pleasant and smooth. On move-in Day I ran into a problem With duke energy and management was very kind. Thank you guys for being professional and punctual.
Living in Altis Sand lake is like waking up in heaven everyday. Love the place Staff member and amenities. Gym is great, pool area Very nice. Living in Altis has been a very nice experience I would recommend living here. Love this place
horrible management
Great ! Maintenance is quick fast and excellent customer service. Great team
Maintenance staff always on top of it here.
The office staff has been very friendly and they were very proactive in resolving an issue we had when we first moved in. They do try to be as professional as they can, in the midst of this crazy covid-19 pandemic.
Love the maintenance. However, parking for quest is nonexistent. The faucets spreads water everywhere. The walls are then. Hear music early morning and late night.
There are issues that I've had to deal with that make living here exasperating; dog poop in my walkway on several occasions; loud noise all hours of the night from neighbors; no parking for guests that visit; moldy pool furniture; etc. I long for peace and relaxation where I live but sometimes, I can't find it here. I moved here because the location was convenient for my commute and I'd have a plot to garden. Those things work well for me at Altis Sand Lake. I just wish the other issues didn't exist or could be resolved quickly.
The maintenance team are really great, I like the complex its no the best but they are very very good
In November 2019 30 cars were broken into all in one night, today Jan 2020 25 cars including mine and my boyfriend’s cars were all broken Into. This seems so be such a constant issue of car break ins. The community is over all nice and apartments I love. I just wish there will be more security and cameras around the neighborhood.
The parking spaces are very thin, so expect for the cars to hit you at some point. There is a total of 5 guest parking spaces for the entirety of the apartment complex. My parents used to come visit me on the weekends and Guest parking spaces are always full because there is only 5! They say you can park the car in front of the office after they close which is 6 but must be moved by the next morning before they open. Most ridiculous situation ever... my parents usually get here after they get off work from Sarasota and usually get here once a month after 7 on a Friday and all spaces are full where they are allowed to park and must park elsewhere... last time it came down to the Walmart parking lot and not even that is safe. I’ve lived in Orlando for a total of 10 years with all apartments being in central Orlando and never had I had this issue. Waiting for my lease to end so I can go elsewhere as all friends and family won’t be coming over to visit. :(
Located between I4 and Palm Pkwy. So loud you can't sleep, can't watch tv and can't relax 24/7. Apartments so poorly constructed can hear through walls and floors conversations, music, dogs barking. Traffic actually vibrates the flooring. Parking wherever people feel like even with assigned parking with no towing enforced since you see the same vehicles doing this daily. Door dings from careless residents with too tight parking spots. Horrible location, bad management and can't wait to move. There was dog poop and urine on flooring on blinds and even on walls when moved in after the supposed cleaning. They bring in a cleaning crew that doesn't mop, sweep, dust or actually clean. We saw this first hand. Smelled horribly. Don't expect a clean apartment upon move in unless you do it yourself which is what we had to do. Dog poop on property not picked up by residents. Garbage piles up outside of dumpster as some residents can't open door to actually put in dumpster even when empty. Management doesn't care what concerns are as long as monthly rent paid.

Cathy, our team is disheartened to see that you have not had a 5-star experience while in our community. Noise is an unavoidable aspect of community living, however, we apologize if it has caused you any inconveniences. We encourage you to come to our office if you believe that your fellow residents are breaking our community guidelines. We do apologize if the condition of your home was not to your expectations upon move in, please come by our office so we can begin to address your concerns and improve your experience.
Are you looking for a new home that’s infested with bugs? Seriously, Google “silverfish bug” and that’s what you will find all over your new apartment here. What about dog poop? It’s all over the place because owners aren’t enforced to clean up after their pets. Interested in a crappy staff that just treats you like another dollar? You’re at the right complex! I could go on and on about all the negatives of this complex. Bottom line: KEEP DRIVING BY!!
Property Manager at Sancerre at Sand Lake, Responded To This Review
It is disheartening to read this negative review of our community, but we appreciate you taking the time to leave us your valuable feedback. Our team is here to help, which is why we always encourage residents to come to us with any concerns or problem areas they've noticed around the grounds. Your frustrations are of great concern to us, so please contact or visit us in the office about these issues. We look forward to repairing our methods of communication with you to help you get more of the experience you deserve. Thank you.
The apartment is a new, all new appliances (stainless steel standard on all apartments), the finishes, counter-tops all granite. No noise complains. The amenities are clean, new, (one thing: cinema never works), decor is nice, pool closes early (dawn), gym decent equipped, and amenities can't be use after hours. The neighborhood, close to everything (DT Orlando, the malls, Dr Phillips, I4, Disney, universal, etc.), appears safe. The staff - although the appear nice, they are not. they will say yes to everything you ask, but later they will retract. Multiple management/sales people changes. Rude at times with an attitude of knowing it all. Only reason why I would not recommend is the staff and the management. At the end it will come back to you when move out (non-sense charges for things they said you will not be charged for).
Of the 5 months we've lived here the electronic gates have been zip tied open for 4 of them. The pool kitchen fridge was broken down, cook top batteries we're dead and it was out of propane for a month. The grease hood would not shut off without flipping the beaker. 1 of the doors to enter pool is zip tied shut because gate sensor isn't working. A resident accidentally rammed their vehicle into the corner unit of our building, tearing a chuck out of it, exposing the inner framing and insulation. It sat exposed for 3 months until hurricane Irma, then they covered it with a tarp. My fear was snakes getting in or weather causing mold. Most recently lightening caused multiple garage doors to short out and we can't get in without using the manual pull. They said no eta on resolution due to the multitude of units with the issue. When we first moved in we had lights going out, a leak in the bathroom from the unit above, a/c went out, dryer vent was clogged multiple times. We had to stay on top of staff to get resolved. Staff did take time to meet with us to apologize which was appreciated. Maintenance guys do their best but they only hired 2 to maintain over 300 units. Front staff are awesome and seem to care, but it seems the owners do not support them. The Cares Team are great and host activities for residents to encourage community. The building withstood cat 3 / 2 hurricane and kept power because are on the hospital power grid, so that was positive. I would continue living here after our lease if they would decrease the price. The front desk told us to expect a 3% increase to resign! It's a double-standard that we hold up our end of the contract but they don't theirs. We're not receiving the product that we're paying for to begin with, so we will not be renewing. Other notable items include paper thin walls, A/C unit is in a poor location and is loud. Ductwork placement doesn't provide proper temperature control room to room. It's either burn up or freeze. Sink spouts are too short for basin and water splashes everywhere when you wash hands. The granite is yellowing - not sure if it was improperly sealed or what. There is not enough parking leaving some to park on curbs. Parking spaces are terribly narrow. It's very easy to get your doors dinged. And if you have a pet, most of the property is off limits to pets, so prepare to take your pet quite a way before they can potty.
I love living here. The apartment is full of upgrades, the friendly staff, amazing maintenance, the dog park, the garden to grow your own food, the best pool ever for my kids, outdoor grilling areas all over the property...I could go on. I think what sets this place apart from most others, is the community. The Cares Team puts on these wonderful events that really brings the community together. It is so cool to see people coming together to form new friendships. My wife and I and as well as my kids have made lasting friendships.
The whole management has changed within the last week and they are horrible people, lying about noise to new tenants. Sean and Melvin where my go to guys and this horrid company fired them. The looks of the apartment don't fit with the functions of life. The walls are very thin, I am in a one bedroom downstairs and my bedroom is next to my neighbors bedroom, you can hear the person next door talking and even their tv. Don't get me started on the noise from neighbors upstairs, every little move you can hear it. If/when they get all of these apartments rented out there will be NO parking for everyone. I love the patio at the clubhouse but sometimes people will show up and leave their things there as far as to claim it. The faucet in the sink is also set too far back so when you turn it on none of the water really ends up in the basin of the sink. Also 6 months later and the gates still aren't closed. I picked this property for several reasons one of the main ones being Sean was such an honest member of the management team, he worked very well with us. I liked the idea of moving into a brand new apartment, on the first floor, their pet fee was reasonable and no monthly pet rent (I have two dogs, so I love that), and the proximity to all of the theme parks. I have never had an issue with Alex the maintenance guy, but I will say our hot water heater had a leak and he knew right off the bat why. These apartments have just been thrown up, as stated before the looks are no where close to the functionality of life. Based on the new management staff I won't be renewing.
I filled out an application and paid $200 fee. They called me 3 days later saying they wouldn't hold the apartment until my move in date. I told them to cancel everything and tear up my check. They deposited my check anyway. It's been over 3 weeks and I still can't get a straight answer as to when I'm going to get my money back. I would stay far away from these people.
