Property Ratings at Sanctuary at Fishers
Stay away! The Sanctuary at Fishers may look charming and cute, but the management here is utterly terrible. All staff that work in the office are rude, unprofessional, and lack basic intelligence needed to run an apartment complex. As you may have read on other reviews, on Christmas Day 2022, many pipes burst in this complex. My unit had no burst pipes, but was without heat from December 23rd until January 5th. We were offered a hotel after several days of having to just “figure it out,” and when we declined (because who wants to relocate to a hotel on Christmas Day?!) we were not offered financial compensation. After January 5th, our apartment had a terrible mold/mildew smell and was lacking consistent running water for several weeks. All attempts to contact the management were met with more questions than answers. They were never able to tell us when repairs and maintenance would be completed. They called us daily (while we were temporarily living over an hour away with family because our apartment was unlivable) to ask us questions we had already answered multiple times. They refused to refund us for the days that we paid rent when our apartment was truly unlivable. All in all, if you move here and have any issues at all, know that they will NOT be taken care of in a timely manner, and all staff you communicate with to solve your issues will be rude, dismissive, unorganized, and clueless. Needless to say, we moved immediately and haven’t looked back! There are SO many amazing places to live in Fishers, and Fishers is a great place to live - don’t live here and devalue your Fishers experience! PS - if you DO decide to live here against all advice, get yourself a Ring doorbell. Then at least you can catch them in their lies when they say no one has been in your apartment all day to do repairs (even though you’ve watched 3 different men go in within the last hour).

These apartments are the definition of a "lemon", don't be fooled by appearances. They are manipulative and rush you out of their office as fast as they can. Don't expect any direct communication. Wouldn't suggest living here long term.

PLEASE do not move here. I lived here for over a year and a half and found the apartments very charming. However this was not worth the problems I faced here. THE HEAT SHUT OFF MULTIPLE TIMES. I would wake up to the apartment being 40 degrees because over night the heat just stopped working... It always took awhile to get maintenance out and fix it as well. The worse was when my heat was shut off for over 2 weeks. I spoke with management, who agreed to refund me for 6 days of rent that I had already paid for, due to not being able to inhabit my apartment. To this day I have not been refunded and my calls to the complex and corporate are ignored. Please read the reviews about this place and trust them. Don't live through the nightmare that I did.

Property Manager does not care about health, safety or well being of the residents. Some new curbing put in nearly a year ago and never back filled - don't walk too close or you could break your ankle! They threaten residents to pick up your dog waste or else and most waste stations haven't had bags filled in 6 months. The lakes are poorly maintained - the trash, dead animals and other nasty things that float in during a rain line the edges of the ponds and were never cleaned up once in the last year - it was there all summer and still in in the snow and ice today. The trees and bushes that line the property are like a dump - old concrete and tar rubble is piled in there, plus old furniture, piles of landscape rubbish and misc. other junk. You need night vision to go outside at night. The buildings all have flood lights in the right areas, but only about 20% of them work. They are too lazy to fix the ones that are broken and won't replace the bulbs in the others. Snow and ice stays on the walks for days sometimes! Rent goes up about 10% year after year and what we get for it is all these headaches and more. Thank you :(
I moved in when it was Conner Farms back in the fall of 2015 when management cared about their residences and maintenance issues were taken care of in a day or two. Since then the management only cares about their appearance as they spent loads of money remodeling their offices but don't give a hoot about windows that have lost their seals to the point you cannot see out of them, the HVAC sounds like a plane engine when running and the roofs have leaks around the fireplaces. There are holes in the soffits where birds, rodents and flying insects will dive bomb you if you sit out on your patio, they have allowed noisy tenants to disrupt your every living existences and they don't do anything about the ponding on walls, cabinet slamming doors that are very apparent when you have a disrespectful neighbor. The apartments are all falling apart period. If you enjoy quite, and good maintenance, do not move here. Not worth the price. I will be done building my new home soon and can't wait to get out of this hole.

We are disappointed to see your review. With our residents in mind, we have spent a lot of money bringing the property up to our standards. We have remodeled the fitness & business centers to be more accessible after office hours. We improved the lounge area of the clubhouse and will begin the pool area soon. We are having courtesy gates installed at both entrances to the property. We are replacing windows when turning apartments. After speaking with the Regional Manager, we learned you have been in contact with her. We were informed she offered to replace your windows. Door would not stay locked. Dryer took 2 hours to dry small load Sinks and toilets constantly clogging or constantly running unless you giggled handles. You could hear explosions from the quarry at 96th. Regional management rude and militant. Kitchen so small fridge door hit wall if you try to open all the way.
I love the neighborhood! It is very quiet...even on weekends when most people are home. Pleasant staff and maintenance crew. Excited to see the renovations to the clubhouse!
Word of caution to others, you'd do well to avoid any Fath property. From a letter that was left on our doors, there are several rules that are contrary to state laws and are down right discriminatory. For example: "Resident is prohibited from adding, changing, or in any way altering locks installed on the doors of his or her apartment without the written permission of management." However Indiana IC code says that a resident is permitted to change any locks as they deem fit, provided the landlord is given a key to the new lock within 24 hours. Their vehicle regs are a doozy! This one is fun as it is a complete contradiction to their actual vehicle agreement they want you to sign upon move in or take over: "no vehicle maintenance is permitted on the premises, including: changing oil or fluids, any under hood servicing, body work, or tire changing." But when you look at the actual vehicle agreement they state: "No repairing or washing of vehicles is permitted on the premises, except in designated wash areas. Only emergency service of fixing a flat or jump starting is allowed. All other maintenance or service must be performed off property." So which is it? And this is great too: "All vehicles must comply with the vehicle condition standards set by Fath Properties in order not to detract from the properties appearance. A vehicle may be forbidden on or near the property for any of the following reasons: Excessive rust or dents, missing body parts including hubcaps, flat tires, incomplete or unsightly paint job including primer, unsightly exterior, excessively worn vinyl top or seats, or a vehicle with leaking fluid or an excessively loud engine." And they state: "The definition of non-operable, abandoned, or unauthorized vehicle or equipment shall be liberally construed in favor of management." In other words, they will snake their way into stealing your vehicle. In Indiana, only one party is required to know a phone call is being recorded. If you're the one recording, you've met the law. This statement from their rules should give you pause and make you record your conversations: "No oral agreements.There have been no oral agreements made between Fath Properties and the resident.Landlord will not be bound by any agreements or promises made by its representatives unless agreement is in writing, signed by the Property Manager or an officer of Fath Properties." This should give ANY perspective resident pause and force them to reconsider the property.
The name changed from Conner Farms when new owners took over in December of 2015. If anything, they've made things worse. Look at the awful reviews for Conner Farms if you want a real picture of how lousy these apartments are.
The problems with my apartment started when I first moved in. I have gotten the same maintenance guy who is awesome but the office staff is the exact opposite. When I first came to visit the complex I asked about the washer and dryer, if they would be able to take them out as I have my own set. I was told they would just have to see when they would have room to put the ones in my apartment. Once I moved in the story changed, and I was told they never take them out. When I said that wasn't what I was told I asked again because the one they had in my apartment sounded like an airplane taking flight when washing clothes. The story changed again that a guy that just moved in after me was able to bring his own washer and dryer. Also when I first moved in I was taking a shower and my feet started burning, I found out the painters poured paint down the bathtub which also ruined the glaze on the tub. My bathtub had to be reglazed in which I couldn't be in my apartment for 24 hours. The office did not offer to give me a hotel or anywhere else to stay, it was on me to find a place to even though it is required for me to not be home. I also put in a request for my door lock as it wasn't working proper. The office staff pushes you to put work request in online, which I did on Friday. Doors and locks are emergency issues, however they said the maintenance guys received my request on Monday and it wasn't completed. I went to the office on Monday because I was unable to get in due to my lock not working. The office staff told me to go back to my apartment and the maintenance guy would be right over. After waiting for 45 minutes in 40 degree weather I went back to the office and they said the maintenance guy was at another property but I could wait there. The property manager said it was my fault it wasn't done because I put the request in online. My question was, no one could have called me and told me that in the last 45 minutes? It is issue after issue here, when you put in a maintenance request, it takes over 5 days to get it completed. I have never lived at an apartment that is this terrible. I would not recommend this place to my worse enemy.
Conner Farms are nicely maintained apartments. They are doing things to upgrade the apartments such as new kitchen cabinets and appliances, brushed nickel fixtures, and crown moulding. I have an 80s kitchen that is super ugly, but updated fixtures and crown moulding. The management staff are friendly and attentive. The maintenance guys are quick to respond, but sometimes they try every small thing before they "fix" the problem. I know it is an effort to save money, but it must cost more in the end since they spend so much time and effort to not spend the big bucks. But they never leave you hanging. The grounds are kept nice, as well as the pool and parking areas. It's a mostly quiet neighborhood, as well as safe. I rarely hear my neighbors through the walls. I would definitely rent from them again.
We love it here in Fishers! If you want to move into one of the top suburbs in the US, a perfect step is to simply move into Conner Farms! The apartment staff (office and maintenance)is top-notch, friendly, courteous, and sincerely caring about your living experience. We love our spacious, clean apartment and beautiful landscaping wherever we look! Our goal is to settle into this area by buying our own home, and living at Conner Farms provides us with such a pleasant home environment while we get acclimated to our new area while preparing for our final destination. Best place I've ever lived. You can't beat Fishers and you can't beat Conner Farms! We'll never regret our decision to just move here.
I really enjoy living here at Conner Farms, the apartment community itself is quiet for the most part, but offers lots of amenities. The pool is very nice, and my dog loves running in the fenced in dog run area.
We love that we can be in Fishers, Carmel, Noblesville, Castelton, or Broadripple in minutes. Great restaurants, Great neighbors, Awesome pool with a grill! Safe for our kids, nice playground close by. 5 Stars! You will love it here!
