Maintenance requests take longer time to resolve . Very near to citi and jpmc office. Good place to live. Few things needs to be upgraded. Otherwise good to live.

Clean, peaceful, green and secure gated community, great staff! Maintenance was good it can be more neat if the trash leak marks was cleaned in the corridor or it can be good while they do the valet trash properly.

Roaches are a nightmare and the internet always has issues I have addressed these issues countless times but they never resolved them People keep moving out One neighbor upstairs moved in and moved out the same week because of mold issues

Roaches, homeless people, trash, water damage, understaffed... need I continue? No one answers calls or emails at the front desk, screens are still ripped from pre-hurricane maintenance (over half a year), gates have been broken for over 3 years, people dump trash at the front entrance, homeless people dumpster-dive at night on the property, and maintenance requests go unresolved for months at a time. I am very disappointed.

Nice Community with all basic Features Couple of Issues,A lot of Roaches and Worst Internet Facilities Any Maintenance Activity are worse , which needs to be addressed Environment Not good to stay and it’s not secure of Mail box and Amazon/Target etc any time of deliverables. Nice neighborhood for the most part. Peaceful and beautiful scenery with the lakes and wild life. Staff in office are excellent. Maintenance does take a while to get orders in after new company swapped. No issues really beside some noise level but that’s typical in apartments
The garbage situation is a downer, but location is great. Love being near my daughter and grandkids. community is very nice. Staff is always helpful and nice and friendly. Most times tranquil.

I love Tampa. The weather is amazing. The Sanctuary is a nice place. The apartments need a bit of upgrading, and the trash situation is horrendous. Debating on whether to buy a home or keep renting.

This place is still terrible. We pay so much for a really poor experience. Advertised as a gated community, but gates have been broken for over 1.5 years! False advertising is illegal! Trash compactor being broken is the newest thing. It was fixed for two days then broke again. You would think with the amount we pay they would be able to hire someone to fix these things immediately. Don’t get me started with the patio screen repairs! They came in and ripped our patio screens so painters could come in and paint the patio, which is fine. 6 months later and they’re just now getting fixed. Should’ve been better planning in their end to have it fixed as soon as paint was done. They also have pest control enter my apartment every month. This isn’t something I signed up for and makes me uncomfortable. Seriously considering hiring a lawyer to get some of my rent back. Absolutely ridiculous!

The Sanctuary at Highland Oaks management team sucks! Our patio screens were cut by the painters and never repaired. Roaches ?? are a forever issue and I cannot wait to move the hell out of these terrible apartments. The people above me make god awful loud bangs on my bedroom ceiling and management will not do anything about it. I can’t wait to vacate out this living nightmare I am in.

Neighbors are dirty. Apartments have roaches not just a few but a lot of them. It doesn’t matter how much you clean or how clean you are. There’s trash everywhere specially by where the trash should be taken out at. The gates have never worked since I loved here and they also charge you for something that you don’t even have for example they have charged me for a storage unit I’ve never gotten. I’ve told him about it they still haven’t done anything about it but yet you expect me to pay my rent on time.

Repairs are settled quickly and in a timely manner. Management has been very responsive and helpful in dealing with these problems and have exceeded all expectations
It's quite its peaceful the neighborhood is great u close to all the major streets and highways and the restaurants are near and even brandon mall isn't far just maintenence takes some time and that's understandable but it's a good community overall been here 2 years

Was not a smooth move in, apartment was not move in ready, I am still waiting for things to be replaced or fixed. Apartment has not been secured with front gates closing since move in, still waiting.

Professional staffs greets you . They are very welcoming and accomodating. The process to rent an apartment was easy. The aprender complex has a beautiful pool at the entrance and the amenities are close by. The area is kept clean as well.

Good, other than emergency maintenance requests , maintenance is very slow in process. For normal maintenance tickets sometimes ticket closes with out resolution

Amenities are good and pleasant place to live. Laundry in the apartment would have made this better but there is good space for evening walk and children play area

Too many roaches since the day i moved in. The management did hand over the building on time as promised. Had to find intermediate stays till they handed over the keys. Same happened to my friends as well. The way the tickets are addressed is too slow…

Internet is not good Maintenance requests are not getting attended (even before hurricane milton) Office phone is never answered, not sure what the reason is. Good location and connectivity, great walking space

Paper work transition great. As far as the apartment, it was not cleaned properly and roaches all over. Maybe you should start showing actual apartment before renting.

Environment Not good to stay and it’s not secure of Mail box and Amazon/Target etc any time of deliverables. Worst Internet service Maintenance Request, you have to do multiple follow ups.

Sanctuary is the safest place to live with family all the staffs in the office are very nice and kind to listen to our complaints. It is located near to Brandon mall, downtown.

so far I have had a greatest experience little minor issue like a blind being missing or stopping up but no major issues super quiet in my building

Delayed move in, ROACHES, carpet wet when we moved in and still looks dirty, big stain on carpet, dishwasher broken, blinds do not work, laundry facility doesn’t work either.

This community has taken a nose dive and still has the nerve to charge what they charged when gates and trash compactors worked. The community matched and looked good and the screens weren't ripped for months. Maintenance sides around the community on theirs phone and we call this luxury. I lived here in better times. The charge in management reflect the change in quality.

Maintenance ticket resolving process is very slow sometimes took more than a month no matter how severe it is. Mainainance stuff are good, if they come they handle very well, may be shortage of staff or very high number of tickets.

From applying to moving in was an easy quick process. I’m in a quiet building near the nice pool. My neighbors are friendly and I have no complaints at the present.

Society got a recent makeover (new paint) and looks beautiful. It just have 1-2 issues like internet is community provided which is not good and also society gates are open 24x7.

Super hard working staff. Nice grounds and pools. Decent enough gym but from ive witnessed the kids both from the community and surrounding areas come in and take over and wreck the place. But the manager does a great job of firmly and kindly escorting them out. Convenient location. Be aware this place has community wifi cable combo that's mandatory.

Maintenance requests are not fulfilled unless you ride the front office. The unit I moved into is infested with roaches and the front office is doing as much as they can to NOT service the unit. There is no notice for when people come to your unit. If you are not home when maintenance decides they are coming, they will leave with out entering and mark the request as complete. The gates do not work, they never close. At night, people come out of the woodwork, (much like the roaches in the apartment),and break into the abysmal gym or the pools. I cannot emphasize how many roaches there are. DO NOT MOVE HERE. IT IS OVER PROCEED AND A HEALTH HAZARD

Apartment is good, But for any maintenance it takes long time, My move-in date was 22-May-2024. Still lots of work is pending which should get done before my move-in date
