Property Ratings at Sands on Beach
They show a completely different unit in the pictures than what you’re going to get. Apartment wasn’t even clean. Missing a door, terrible bathrooms, cockroaches on the first day we got there. Immediately terminated our lease. Do not let them fool you too
Since they have redone these apartments they are great. The management staff is excellent ready to help at anytime. Tory is wonderful and can ask and help with any questions you have. I'm glad I moved here!!
Since they have had plenty of new upgrades plus the new staff. It so easy to talk to management if you have a problem. The staff and maintenance are right there if you have a problem. I really love living here. 4 out of 5 stars for me.
There's never any water pressure, roaches everywhere and takes weeks before you see pest control, the apartments are old so don't let the remodled look fool you, washers and dryers in the laundromat DONT WORK they still your money and the prices have gone up to $1.75. It could be worse but for the prices of rent this should be a luxury property. Ready to move! Update: I broke my lease after my husband and neighbor were robbed at gun point by 4 men right in front of my apartment. My lease would've been up in Dec. But we were afraid after the incident and left in October. The ceiling in the bathroom was leaking and they never fixed the on going MOLD and crack in the foundation where water would come in when it rained in the bedroom. My baby who was 10 months old at the time had developed a cough. We had to leave! Now fast forward 5 months later I get a letter from a collection agency for $5000! On what planet??!!!! And no one in the office ever answers the phone!
Don’t move here !! Mold, mildew, awful neighbors who are noisy in the middle of the night and office does nothing about it. Maintenance takes 3 months to fix anything. Windows leak water everytime it rains. Lived here for 3 1/2 years for the price, but it is not worth it ! Our apartment got flooded in April they didn’t do anything to help, all our stuff got moldy. Thank God for renters insurance cause they didn’t even put dehumidifiers in our apartment. The manager (Diana) told us we would Get our money back for the remainder of the month of April, for the rent we already paid, in 15 days. It’s been over 30 business days and no money and everytime We call Diana office says she will call Back but she never does ! Save yourself the hassle and stress, find another place. Trust me !
Multiple maintenance issues. Every month it's something else mostly with the AC. They stole my refund deposit. My move out paperwork has mysteriously vanished and they put me in collections stating I owed a month's rent still. Called multiple times checking on the refund and no one ever said anything about a bal. Had to go their in person.
While in town visiting family, I was curious of this property as I'm thinking to move to Jacksonville. During my visit, I was shown the property and received a tour. The staff in the office were professional and eager to help. I have to thank Rachel and Diane for going out of the way for helping me on such short notice. Property was clean and updated. Hope to be moving here soon.
I relocated here from out of state. The property is perfect for me! My one bedroom is very spacious, beautiful flooring, beautiful modern appliances including a washer and dryer. The bedroom easily holds a king size bed with night stands. Also giant walk in closets and plenty of kitchen pantry space. Reserved covered parking is just one of many amenities that are available. The environment is safe, well lit and beautiful at night with the fountains on the lake. I received outstanding customer service from the Property manager Diane and from Rachel who made sure my transition to Florida went smoothly. The front staff are available to help you get settled. Catherine communicated with me by email and phone from out of state. I have used the computer center , the laundry and pool area. All of the areas are very modern and clean. Thank you Brad for making my unit feel like home. Maintenance and Mgt. together quickly made all the finishing touches happen. They have free pest control too. Living here you don't need a car, bus top one block and walking score here. is 95!!!
I went in to apply and the staff was very helpful and organized!! Very excited to move to a place where the staff has manners and really seem like they care!
I live here now, and have had such an awesome experience with the staff that I had to share. From the second I became interested in living here, Amanda helped show me around and I was hooked on wanting to rent an apartment. Ever since then, from the move-in process until now, she has been there to immediately answer all of my questions, address my concerns, and giving me her time (and I'm probably too needy!) The whole staff is this way- they have been warm, welcoming, and care about you. Even the maintenance men (I believe the names were Ben and Brad that I met,) were awesome in letting me know never to hesitate if I need something. They have been prompt with my maintenance requests and work so hard. Thank you Park at Levanzo staff making this experience pleasurable! The fact that there are always cookies in the Welcome Center isn't too bad, either ;D
These guys will rip you off, they do not care that they rent to you a sub par unit, and they will try to charge you for damages that are not your responsibility months after your lease is up. The windows leak water when it rains, our A/C unit leaked 4-5 gallons a water a day for 3 months during the summer, the staff is rude and and incompetent. Do yourself a favor SKIP THIS PLACE and keep searching.
I have lived in the apartment for a year didnt start out good but under new management the park at levanzo has came a long way anything l request now get done in a timely manner. The new management team are Awesom and the new maintenance team are great and friendly the upgrades are very nice and awesome
Blue Rock Premier is now the proud owners of The Park at Levanzo as of 7/22/16! As a resident, I can already see the difference!!! The grounds are cleaned up, they are remodeling and I have seen the new Manager walking the property every morning! She also has an open door policy! I can't wait to see what else they are going to change! New Resident
My experience of living here was completely terrible. When I first moved in the dishwasher wasn't installed correctly and kept falling out of the cabinet. I notified the office and it took 5 months for someone to come fix it. Also, the washer/dryer connections weren't installed like they had told me so they figured it would be ok for them to start construction in my home. I came back from the store to find 3 workers knocking out the walls of my apartment. They started on a Friday and they dont work on the weekends so I was left with a dusty, drywall covered living room for 3 days before they decided to come finish working. Took about a week. A couple months later my AC went out and it took them a month to do anything about it. My apartment always smelled terrible and I thought it was because of my AC but once it was replaced it continued to smell awful. Throughout my entire experience I never felt safe. I had strange men come banging on my door in the middle of the night, following me to my door and trying to sell me drugs. Multiple neighbors were always fighting and the walls were paper thin. I heard a fight one night right in front of my door where the men had knives and were threatening to kill each other. A couple weeks later I came home to find blood all over the walkway. I found out that the two guys who ended up having their knife fight had been evicted but management shouldve done something about the situation before it got to that point. There's trash everywhere because their pickup service sucks. They are incredibly unorgnized. When I finally got the chance to move out, they pinned me with rediculous fees. Do I really need to say more? Believe it or not theres more but I'll stop. I think you get the point.
If I could give it 0 stars, I would! This place is the absolutely worst place I've ever lived in my 30 years of living!! Don't even know where to begin. I was told that I would be getting a 2 bed, 2 bath with a washer and dryer connection. Well when I moved in, I saw that the apartment did not have a washer and dryer connection. That was my ONLY requirement with where ever I moved, and if I would have known that they were going to lie to me about what I was receiving, I would have NEVER moved here from the beginning. The next day I contacted the management, and they told me that unfortunately they didn't have anymore apartments with the washer and dryer connection, but that if I waited until July that they would have one available for me (I moved in April). Well of course, I never got my apartment, finally when the new management came and took over I was told that I would NOT be getting the original apartment that was promised to me. However this is only the beginning! When I moved in the apartment was still dirty because it hadn't been cleaned, there were dead roaches everywhere, and the A/C unit made a horrible gurggling sound 24/7. Needless to say, it's now 6 months later and I'm STILL dealing with the same issues! I was told that the A/C would just constantly make that noise (that I basically I have to deal with it), they have had to send pest control out on numerous occasions, yet there is still an infestation of roaches, and for a woman who cleans everyday, this is just unacceptable. Their pest control has done absolutely NOTHING, because I feel like I'm living in Joe's Apartment! And now, I have had issues with my dishwasher falling out of it's hole, not ONCE but TWICE on me! At this point, I'm seriously considering just paying the money to break the lease, because I really don't think I can take another 6 months of living here! No one should have to willingly put up with and pay for this style of living. I don't care how great of a deal they give you, or how great the location is, it's just NOT WORTH IT!!! Whatever you do, DON'T MOVE HERE! Under ANY circumstances! This is my first time living in Florida, and so far I love Jacksonville, I LOVE my job, but I HATE where I live. Which is making my experience here the absolute worst!
Unfortunately, my stay at this community has been anything but "Exceptional living". Mold, mildew, major water damage, car breakins, trash everywhere in community, inconciderate staff and very unprofessional. Office staff is very rude and will push your maintenance request off time after time. They also are not only verbally disrespectful but I have had one actually place her hands on me trying to remove me from the office. If you want a peaceful place to live do not move here. Not only is the apartment staff not helpful but it will take you weeks to get in touch with greystar management.
I love my apartment, I really do, but the management of this place sucks. My A.C. quit at the end of May, and wasn't replaced till the end of AUGUST!!! That's 3 months of $300 JEA bills, for a two bedroom. The location is perfect, right next to the St. Johns Town Center, UNF, FSCJ, and about 5 miles to the beach. The price is high but it is understandable for the location. The base rent is $820 for a 2bed/2bath
Cheap rent for the size of the unit, but you get what you pay for. My unit has leaked water into the carpet in the living room since I moved in four months ago. Maintenance requests are ignored and met with excuses as to why nothing can get fixed.
Constantly changing the monthly bill amount. back bill for water not used by current resident. Do not return maintenance calls in a timely manner.
The apartments are spacious, but getting any maintenance work done is impossible. We had a hole in our kitchen ceiling and no light for 3 weeks before I had to write corporate. Then they fixed it immediately.
