Every community has its own problems. There is no such thing as a perfect place, that you make it yourself. I have been living here for three months and I can say that this is the first time that I have lived in a community in Orlando that is roach free. Thanks God I have never found one of those creatures. The place is clean and well kept. The office staff is diligent and fixes any problems you may have with your apartment. Moreover, this is one of the few affordable apartments in Orlando.
This place is absolutely infested with roaches. Ask for pest control every week and nothing changes. Management is awful and never does anything. If you don’t believe me then try calling the office now. I guarantee nobody will answer. Don’t do it. This place is disgusting,
First, the office and maintenance staff are great!!! Always responded to my service calls and very nice whenever I have to call the office. They have renovated recently with new appliances, windows, cabinets and counter tops. However, these are very old apartments and like most old apartments, they slap new paint and tile to make it look nice but doesn't change what's underneath. I asked for a ceiling fan in the upstairs bedroom but they said due to poor wiring, they could not install one. I do not have a disposal and we have to keep the air conditioning freezing downstairs to keep the upstairs cool. New appliances in the kitchen are very nice. However, like most of Orlando, the apartment prices do not match what you are getting. Neighbors are usually quiet with an occasional neighbor playing oud music . Have not had a problem with packages delivered at my front door and still there when I get home from work. There are definitely more expensive and worse places you could live,

My family & I just recently moved out of this place. Such a thug, trashy place-definitely lower element. When we first moved it, it wasn't so bad. I guess they stopped doing background checks and just let anyone move in (yes, under new management). Parties, drug dealers, gangs of kids....no thanks! One neighbor had a party and when we woke up there were used condoms, drugs, and trash everywhere. Another neighbor hung outside our bedroom all night screaming at who knows, another neighbor had more traffic than I4 coming in and out with drug sales. I didn't realize how bad this place really was until we moved and is so peaceful with actual management with common sense and intelligence higher than middle school.

If you love living infested with cockroaches; by hundreds, where the pest control has no effect; with internal streets full of holes, with flooding in the area of the Dumpster and post office (this problem takes 3 years), where the neighbors must throw the garbage away so as not to get their feet wet, with the fence almost on the ground; with problems finding a parking lot after 9pm; with poor air conditioners; and with Mr. Riley's dismal attention, this is the right place for you. Giving a star is too much.
Living in this complex for 13 months was terrible. Easily the worst part of the experience was the office staff. Riley is unprofessional and degrading. Anything that is wrong in the apartment is the tenant's fault in his eyes. He is the type of assistant manager that you need to have everything in writing from because he will change his story and deny he made statements. I had a leak from my living room ceiling that destroyed the furniture below it back in October of 2017. They "fixed" the leak. In February, it began leaking again. Again, they "Fixed" it. I watched as they removed drywall and revealed extensive black mold inside the wall. They simply patched new drywall over it and painted. When I showed Riley the photo of the mold, he explained to me that I am "not a mold expert" and the case was closed. The ceiling began leaking for a third time in May. I put in a maintenance request, and nothing happened until I went into the office in Mid-June and asked for an update. Riley informed me the delay was my fault stating that I "should have sent in photos for the work to begin". Finally the last week of June, it was patched again. In the last week of July, it leaked again. I told Riley and he informed me I have two options: move to a smaller unit with no washer and dryer, or move out within 6 days. Unbelievable, but I am glad I got out. On two occasions, maintenance let themselves in without permission. Scary, and very unprofessional. Riley actually called me at work to ask for permission to enter. I missed the call and instantly called back no more than five minutes later. He informed me they were already inside the unit by the time I called. In my 13 months I have seen several drug dealing neighbors, which can be expected from the area, but they were not remotely subtle about it. One night at 2am, there was a crack-fueled fight in the unit across from mine (They were very vocal about the crack part) which included screaming for an hour and then threatening the cop that I called to the scene. There was also a shooting by the mailboxes. The entire neighborhood floods like no other during storms, and the mailbox and trash compacter area are inaccessible after mild rain. Tenants will just pile trash onto a nearby grass island next to the pond the compacter is in the center of. Major potholes also form from this flooding, which maintenance is in no hurry to remedy. Parking is also an issue. If you are not home by 10pm, do not expect to find parking.
If i could give none star rate i would. This place is the worst to leave. Waiting for my lease to finish to move Out of Here. crappy apartments, pools and some employees. The trash compactor always full. trash on the floor when it rains it floods and the thrash floats around. No parking at Night. They charge You 25 dollars for a reserved parking. And they towed ur car because You don't have to park. Don't spend ur time ur money and Ur peace.......
I'd like to start off by saying that I really really wanted to love this apartment complex. It's centrally located and the apartments are spacious. Management is awful. I've never in my life encountered such rude service. Consider this a warning about Riley. Additionally, there aren't enough parking spots for the tenants so expect to drive in circles hoping to find a spot if you get home after 8pm. To make matters worse, management thought that they'd profit from their own inadequacy by sectioning off a portion of the parking lot and charging an additional monthly fee for residents that opt to park there. Every single night you have to zig-zag and weave past cars that are parked in the fire lanes or where ever else they can fit because there is absolutely no parking for residents. If there's an emergency, fire trucks and ambulances are going to have a hard time getting to you. Village Palms Apartments is perfectly fine with that because all that matters is their profit. Oh, it gets better! They then tow your car. Got home late from work? Frustrated because you couldn't find parking? Don't worry, your car will be towed by 9 am; at your expense. I haven't even mentioned the broken fences. Broken fences everywhere. Not only is it an eye sore but it gives multiple points of entry for intruders to get into and out of the complex. Speaking of eye sores, there are mountains of trash surrounding dumpster. The dumpster literally overflows with smelly garbage. Lastly, roaches. This place has roaches. Village Palms Apartments is a complete let down. The place has so much potential but the management is horrid and rude and only cares about money.
What they said about this place was a lie it must be the front office writing it. because this place is hard to reach anybody in the front office if you don't believe me call right now. they are now letting tow truck come in. to tow your car when you can't find no where to park. they want you to pay more Money to park! be care of what you read.
This has been the worst living experience I've had in over 10 years of renting in Orlando. I have been in this complex for over a year now, the first year I barely had any issues with the exception of a roach infestation mainly in the kitchen, pest control has come numerous times and the issue has not been solved. My window has been broken since storm Irma, I checked the call and they closed it as completed but my window is still broken. Trash can overflows and there is always trash all over the road and when it rains the roads get flooded and cannot be used, the fitness center has never been open since I moved here (over 1 year) and the pool closest to my apartment is green.. I have heard gunshots in many occasions, I have seen as well as some neighbors a guy dressed all in black go up to the porches on the 2nd floor and even my brand new car got broken into, not just 1 window but 2 windows broken. Parking is a major issue since I work until late night, once I get home there are no parking spots available and I had to park next to the sidewalk which does not have any color line or any no parking sign, when I woke up my car was gone (towed) and when I called the office they told me that I could pay $25 more a month for an assigned parking lot as if they were trying to sell them but is very dark and scary at night (the spot does not look safe at night). The times I have been to the office the staff seemed to not care at all about any issues and talking to the lady is literally like talking to a wall, she doesn't even acknowledges you when you are speaking yet even look at you. I am very disappointing in this complex and I honestly don't feel safe to live here. If I had the money I would leave but I guess I am stuck until next year. I do NOT recommend anyone to live here, your safety and sanity is not worth the price.
I was living here for a year and was a nightmare maintains response 1 or 2 weeks later, never answering the phone and when I left and the walk with the assistance manager the walk out they took $400 replace the rugs(was clean and fine) and for paint when the apartment was in the same conditions when I moved there. Plus the buildings has roaches infestations and moths in all buildings. Don't move there.
I scheduled a showing a week prior to view their 1 beds. Was told over the phone that the next available would be at the end of the month (July). Showed up on time only to have them tell me nothing is available until September. They seriously couldn't have contacted me BEFORE I wasted my time and gas? Thanks for nothing.
The apartments are poorly maintained. The paint job was sloppy upon moving in and infested with roaches. When I first saw an apartment, there was a huge dead roach (Quarter sized) in the middle of the kitchen. Upon moving in, the age and lack of care really started to show. Every week there was a problem and it was always a very slow turn around to get it fixed. Ranges on the stove did not work. The fridge was propped with blocks, that gave out every week after opening the door a few times. All the A/C units are old. The electric bill will be out the roof and you will still be hot at night.
I have lived here for 4 years and cannot take it anymore! Mgmt takes forever to take care of maintaining property, have sense of entitlement and belittle you, and blames roaches on tenants when they have been here since day 1! Good luck! I'm DONE!
Worst experience ever. The place is disgusting and cheap, they have all sorts of insects, from termites to roaches.
I'll keep it short. They have rats, roaches, overflown garbage all the time, it gets flooded when it rains and I had a cousin come visit me for the weekend once and they towed his car because I didn't tell them I had a visitor. The place is trash, they think because they have affordable apartments they get to get away with very low maintanace and treat people poorly.
Is a Old well maintenance community (the exterior), I rent a remodeled apt, have a lot problems with termite, is a quite community & safe place to live but if you need some maintenance repair you could be lucky & is resolve immediately or you'll have to go to the office several times to be resolve. Growing up in New York was one of the most exciting cities to B in as I got older that feeling was slipping away. That's when I started dreaming and fantasizing about living in tropical paradise I was very fortunate to make that dream come true 4 years ago I moved to Orlando Florida I cannot be any happier I found this beautiful two bedroom apartment which I'm in love with never felt so comfortable and peaceful waking up every morning in my beautiful apartment it's like being in a non-ending vacations being in this apartment it's like being in a two bedroom home it doesn't compare to the apartments I grew up in New York I have finally found my paradise home enjoying breakfast in my Berkeley every morning going to the pool every other weekend having a workout facility which I need to use more often and having my own personal parking it definitely feels like dreams do come true I never imagined theat tropical paradise was going to be so perfect and it would even get better if I will be the winner off free rent for life for. My lovely apartment home in paradise it would definitely be a dream come true thanks for giving me the opportunity to enter thanks
These apartments are pretty decent. Maintenance is fast and very sweet and the apartments are very spacious. They allow pets and are not extremely picky which is a plus. The only fault they have is the air circulation sucks, you can literally feel the temperature change as you walk through different rooms. Over all its a nice to place to live and its close to the 408
My apartment has a lot of negatives and positives, it is a 1 bdrm 1 bth 715 sq ft. but the way it is laid out it makes it feel very spacious. I have an eat in kitchen, nice size living room and nice size bedroom. It comes with a washer and dryer with a dish washer. The property is at least 50 yrs. old Which is probably why it is so spacious. The down side is there is no storage We have one closet in the bedroom which is shared with our hot water heater, a linen closet shared with the washer and dryer, and a pantry ( thank God).Maintenance comes quickly when you have a problem and are very friendly and respectful. We all seem to sit on the small patios out back which is just a small concrete slab, which you have to share with your neighbor. They take good care of the front side of the property but the rear where we sit is left untidy. For instance they pressure washed the front side walks and did not pressure wash the back. There are two pools on property the pool up front by the office has lounge chairs, ( no tables)however the pool in the back does not, there is absolutely no place to sit unless you bring your own. They are more concerned about appearances to bring new residences in and do not care about the comfort of their current residences. Terry V. Orlando Fl
