Property Ratings at Sandstones Apartments
I moved to Sandstones in January on 2023 and contrary to the reviews my experience has been pleasant. The staff are always friendly and eager to help.
Upon move in • No air filter • No fire detector • Windows not sealed and gnats everywhere • Hole in wall behind guest toilet • front door was not sealed and could see completely underneath the door and to the right of the door away from the hinges. • Patio door was not sealed and could see completely underneath the door and the door was also cut unevenly at the bottom • All antenna ports in the wall were painted over • 6 sockets in total are loose and nothing stays plugged in • 2 sockets don't work. • Dead water bugs around water heater • Master bedroom drain had a deadorant plastic jammed in it. • Storage room doesn't lock and still had painters tape on door handle on inside • Mailbox was broken and the key didn't work. • Cracks in shower wall in master bedroom that have water in it • Cracks in shower floor in master bedroom • Hump in carpet leading to master bedroom just outside of guest bedroom door • Closet doors in both bedrooms don't open and close. • Cabinet underneath sink doesn't stay closed. • Came with water bugs as well as roaches After move in • Ac goes out once a month takes them a week to fix it. Maintenance will also lie that they fixed stuff when they didn't so have to Follow up like crazy. • Office staff is incompetent and very rude • Office voice mail system doesn't even work.

The leasing office onsite is open Monday through Friday and can be reached at 850-285-0288. Tenant experience is very important to us and the onsite management team is there to assist as possible.
Save your money. Also I was told there was no ground floor units available since I have a 3 year old daughter with a broke leg and it'd be easier to carry her. Then when I moved in I realized that was a lie and I was the only tenant in my building!! Where do I begin? Maybe I should start with the management office. While they were friendly in person, there were many times where I simply could not get in contact with management. No one there would respond to my emails or phone calls when I had questions or concerns about the property. With the reviews I’ve seen about this complex, I’m going to assume that those employees began to just ignore their clients because the office was continually receiving complaints. Second, the actual apartment. The back door does not shut all the way, which may explain the bug infestation problem (gnats and giant cockroaches everywhere). One of the showers shot out the faucet after a week of use. The same sink in that bathroom began to clog and was unusable for months (until we hired our own plumber). The dishwasher broke after 2 months and was leaking water into the kitchen and living room. Speaking of flooding, the pipes in the building have got to be some of the WORST I’ve ever dealt with. Not only did the dishwasher leak, but the water heater room has busted pipes that drip onto the floor. As we speak, water is seeping through the floor’s trim and is flooding the entire living room (I’ve mopped it up so many times that I stopped caring to do so). The above maintenance problems would not be an issue if the complex had a maintenance team that was RELIABLE and RESPONDED to our complaints. I should not have to hire someone on my own accord to fix problems with said complex’s abhorrent structural design. Does the office and MMG just expect their PAYING clients to live in these conditions? Seems so. I hope whoever reads this takes my review to heart. You can find other places in town for about the same price and I would recommend doing so. I’ve lived here for 9 months and I would sooner move to literal Hell.
One of the worse places to rent from!! All of the bad reviews you see are a warning! I never even got to move in, and I’m thankful for that. I paid the admin fees in November was given THREE different dates multiple times, which I practically had to chase someone down to find out information. Trying to get in contact with someone in the office is practically impossible and when you do, they’re all short with you on giving information and half the time it’s inaccurate! The property is disgusting, trash all over the parking lot and simply showing nobody in that office truly cares. Please TAKE YOUR MONEY ELSEWHERE.
There are no washer and dryer hook ups in any of the apartments and we pay for a laundry facility that’s filthy 90% of the time and the washers work about half the time . They ask for way more than they have to offer. Getting something fixed in your home is also impossible , my years lease is almost up and I still have things that have yet to be fixed that was reported within the first 24 hours of move in date . My advise is to keep looking folks, don’t get yourself stuck into a lease here....
As only Navy Housing, this is on the Corry Station power grid and so didn’t lose permanent power during Hurricane Sally. That was extremely beneficial. Not having in unit laundry is a bummer, yes. However, that does lower the units overall electric bill. These buildings were approximately built in the 1960s; so expect that (even while renovated) some things are not as modern as one might expect. Be a smart shopper and tenant. Get what you need out of the unit, don’t abuse it, and don’t tolerate crime or criminality around you. The more folks with that mindset who live here, the better it’ll be.
The complex is a dump . Nobody cares about the look on The outside. Inside they have holes in the walls, roaches , paint jobs are horrible . Their doors are chipped at the bottom and need replaced . Closet doors barely open and shut . I moved in and left several day’s later . This area and complex are nasty .
I have had nothing but the best experience dealing with the new management in the office!! Paula and Kearstin are amazing at answering any questions as well as accommodating in a timely manner. The newly renovated apartments are very nice with all new items and flooring! The new management are doing so much to turn this property around!!! Highly recommend!!!!!
There's no property manager on site. Fitness room joke. Laundry room joke. No washer dryer hook up. Cant use outside hose but get charge fir water. That playground sad. This website not all true. Looks are deceiving
Kelly and Sara in the office are very friendly and pleasant to talk to about any concerns or questions I may have about my apartment. Joel and his team are very efficient about coming to my apartment and taken care of any and all my maintenance needs
These apartments are very affordable and very close to downtown so the location is convenient. The staff are friendly and responsive to questions and concerns. Units are clean and comfortable. Would recommend to new people moving to the Pensacola area.
Sara is a very awesome lady and office manager of Sandstones Apartments. I have never had and issue with her or anyone for that matter as long as I have resided here. She is very warm and pleasant to me in my opinion. She tries to do things for the children in the community. Like have popcorn and movies night. They have board games night and whole lots of other things. Thats important to me as I have grandchildren that visit me from time to time. Finally, I am very peaceful where I live. I've been here for a about a year now I moved in in June 2016. I didn't get to see my apartment before I moved in so that was strike one but I was pleasantly surprised I have a one bedroom and there are hardwood floors in the living room and kitchen, its spacious the actual apartment is nice though I did have to clean it myself when I moved in. So thats the good now on to the bad during this year my dishwasher was broken for 4 months from June til November, my AC was broken for a week and it was super hot and was leaking and left a mold spot, the kicker for me was my bathroom ceiling fell down twice! It took a week to have someone come out to just plaster it and guess what it fell again with in a day and now they have some board up there. Honestly I love my apartment it suits me but quick "fixes" and the lady in the office is no better I'm already looking into other options so I can get out of here. If you can put up with having everything broken and being ignored by the people who you give your money too then go for it and enjoy your apartment but otherwise don't bother.
This place is the pits please please go else where. I had to move into this place because of timing. I saw an add applied for the place got it and suddenly the price was different. I only asked for a few maintenance repairs upon move in and 2 months later they're still not done. I was told they don't provide fly screens in any of the apartments, seriously! If its money there are as cheap or cheaper apartments in Pensacola, save yourself the headache and frustration.
Just moved in friendly staff, but not my cup of tea , anyway when your homeless living with family anything is heaven. The apartment I have is a 2/2 very large bedroom with a small kitchen. My only down fall about this place is that " THE PEOPLE DON'T CLEAN UP AFTER THERE PETS" I already stepped in a pile!!!!!!!!!!!! But if you stay to yourself any place can be a home.
Do not move here. My fiancèe and I currently live here. Maintenance never does what they say they will. Took two months and a lawyer to get them to fix air conditioning upon moving in. They won't let you see the appartment until the day you move in and it won't be fully functional. great bones and friendly neighbors but the lack of management and maintenance is awful. Also it is a bad neighborhood.
