My experience living here over the past six months : 1. Vehicle Security: Unfortunately, my car was broken into in April, which was a distressing experience. 2. Dog Waste: It seems that some pet owners are not cleaning up after their dogs, and this issue appears to be worsening with the influx of new residents. 3. Weed Smoke: The smell of weed smoke has been noticeable in the hallways and on the grounds. 4. Handicap Parking: There are frequent instances of people parking in handicap spaces without the appropriate tags or placards. 5. Noise Issues: The noise levels from my neighbor have been quite disruptive. She walks very heavily and frequently moves furniture at all hours. While I want to acknowledge that the management and maintenance teams have been very good, I believe there is room for improvement in the enforcement of property rules, particularly regarding pet waste and noise control.

My 1st apartment in many many years but I was pleasantly surprised and really wowed! The amenities are far more than I expected. The rooms are spacious and the views into the quiet woods are just down right relaxing. Love this place. Best apartment complex I’ve lived in so far! They keep the place very clean. The area that it is in is close to everything so you don’t have to drive far to go grocery shopping, school, work, mall etc.

Roaches 2" big roaming common area entrances. Pool area and grilling area have residents occupying after posted hours. Playing loud music.parents not policing their children. Loud boom boxes and screaming until late night hours. Pet droppings on sidewalks. Non handicap drivers parking in limited spaces without plackards. Horrible Marijuana smells throughout hallways Smells even coming into our home through the bathroom ventilation system. Centipede infestations as well as ants. If you bring up these issues with management they have a lawyer send you Notice to vacate. We currently have a lawyer on retainer fighting the management company who is trying to evict us.

The staff has been great and the property is well kept and clean. The elevator I use has broken down a few times already, but they seem to get it fixed within a day or two. Hopefully, the repair people will find the issue and fix it for good - the stairwell is a sauna! For the most part, it's been pretty quiet in my apartment, however, last Friday night/Saturday morning, my nextdoor neighbors woke me up at around 2:45 in the morning. I could hear them talking and listening to loud music (maybe watching tv). I'm hoping it was just a one-off thing because everything else here has been great!

Other tenants don't have respect for other tenants and are loud and leave trash everywhere. Management does not solve issues, they just smile at you and forget about it. Too many break ins and people pulling fire alarms not to mention the butterfly system constantly being down. Not worth the money that's being paid every month.

Everyone in the office was so nice and helpful. They helped me get in to my apt an such a short notice. They answered any all the questions I had.

Management is not helpful. They are lacking when it comes to communicating and are not helpful with resolving issues. You can hear EVERYTHING through the neighboring units and kids constantly running through the hallways on all floors. Constant smell of Marijuana in and outside the building even though it is a "non smoking" property. Trash everywhere on the grounds and no one picks up after their pets. Building access system is constantly down. You can hear the trash bins being dragged through the hallways every NIGHT and the compactor is constantly being run. Overall, too many issues to be having for a newer building and not worth the money you are putting out each month.

The apartment complex is well constructed, which attention to details which makes the apartment luxurious. I came from a two bedroom apartment and this 1 bedroom apartment here at Sandy Fatms, surprisingly, was able to accommodate my household items (decor/clothing/bulk items and kitchen appliances)! I wasn’t sure it was going to work out with the spacing of a 1 bedroom, but everything fits just fine. Staff understanding, available and provide prompt responses to emails prior to my move in date! Excited for all the projected amenities coming soon (specifically the dog park!)

Poor management, they are ruining a brand new community. 1.) No one picks up after their pets. You will often see piles of dog poop, even on the sidewalks. 2.) Bulk trash never gets picked up, people were literally dumping couches and the office just walked right passed it. I had to email them numerous times, just to get them to put the furniture behind the trash gate. The couches and mattresses along with other bulk furniture has been there over a month. 3.) There are times the hallway smells like nothing but marijuana. Even the people who do the valet trash were smoking marijuana onsite. 4.) Maintenance needs to take some classes, they are not good at all. 5.) They claim to have a cleaning crew here 6 days a week, but the hallways have the same trash for days. 6.) If you have an electric vehicle, there is always at least 3 non electric cars taking up the electric charging spots. The refuse to label them EV parking only. 7.) Lots of police activity already.

Do not waste your time! I was happy to move here but quickly became disappointed. There has been multiple police involved incidents, management takes their time or shall I say don’t bother to resolve complaints. You will not have any peace living here, constant noises and issues with the butterfly door systems not working. I can hear children running in the hall on the SECOND floor inside of my apartment. My washer is not connected to hot water. No one cleans up behind their dogs, and the cleaning lady comes by late at night and leaves the trash compactor on ALL NIGHT LONG! When I chose another unit that would better suit me, it was given away days after I informed management of my decision and several attempts on an update. The excuse giving to me was “ the apartment was already rented to someone else before I made my decision”. But yet I was given the keys to view it and it continued to show available online until my final attempt to get an update on the progress.

Front office and maintenance are amazing! They're quick and respectful and a pleasure to be around. The cleaning ladies are so helpful and always make the building smell amazing. Very grateful to be here!
